Sealant applicators in Lake

Failed sealant isn’t always the whole story. Water at a window perimeter might be coming from the frame, the cill or the wall behind. Part of the job is telling you when the fix is something other than sealant, so nobody pays for a reseal that can’t hold. If you’re dealing with movement joints packed with grit and debris and gaps behind commercial kitchen worktops and sinks, we can help, whatever the surface. Whether you call it commercial sealant work, mastic application or joint sealing, in Lake it comes down to the same thing: the right product in a properly prepared joint.

On a typical commercial building in Lake, the joints that fail first are the hardest-worked ones: south-facing perimeters, entrance thresholds and busy washrooms.

Small businesses near places like Lake frequently occupy converted farm buildings. Those conversions put new frames and partitions against old brick, stone or timber, so each joint needs a product chosen for both surfaces.

Every job we finish is backed by a 12-month workmanship guarantee. If a joint we sealed fails because of how it was installed, we come back and put it right.

Why act early in Lake

Leaving a failed joint rarely saves money. Water past a frame perimeter or a washroom joint can reach plasterboard, insulation, floor coverings and the ceiling below, which brings decorators and flooring contractors into the repair. Dealing with it while the damage stops at the bead is the cheaper route. Over time, UV, weather and movement wear any sealant out. Renewing it in good time keeps the building weathertight.

The price depends on how many linear metres there are, what has to come out first and the access. Call for a fixed quote once you have the details.

Lake: questions and answers

Does the sea air around Lake change the choice of sealant?

It can. Wind-driven rain and, closer to the shore, salt air are harder on external joints. Product choice and preparation matter more, and sea-facing elevations are worth inspecting more often.

Will you take on work at estates like Spithead Business Centre, close to Lake?

Yes. Estates, retail parks and business parks around Lake, Spithead Business Centre among them, are all within reach. Send details of the unit and the work through our quote form for a quick quote.

How is commercial sealant work priced?

The main factors are metres of joint, removal, access, the product and how many phases there are. To get a fixed price, send details through our quote form, or phone or email us.

Is it OK to apply fresh sealant over existing beads?

Removal comes first, every time. Then the joint is cleaned, primed where the maker specifies, backed to depth and resealed.

Do you check for asbestos before removing sealant?

It can, on some older buildings. That’s why we ask for the asbestos information first, and stop if a material is suspect until it’s tested. HSE guidance on asbestos is a useful reference.

Do you work directly for building managers?

Yes. A large share of our work comes through facilities managers, managing agents and landlords as well as contractors. Tell us how you issue work and we will fit in.

How long does a job like this take?

The duration is planned around your programme and the access we’re given. We will give you an estimate of time on site when we quote.

Frontages, fit-outs and joints in Lake

With the shore within about 1 mile, Lake counts as a coastal location. Shopfronts, frames and external joints on commercial buildings there take wind-driven rain and, closer to the shore, salt in the air. A matched colour is only half the brief on an exposed frontage. Two care or nursing homes sit less than 2 miles from Lake. Kitchens and communal rooms in care settings are cleaned constantly, so their joints need to be smooth and sound; colours can be chosen to suit the interior.

Shops and cafés around stations like Lake station (to the south of Lake) trade from early, so work is timed around them. Parks like Spithead Business Centre, 0.7 miles south-west of Lake, see tenants come and go, and every move-in brings joints to seal.

Lake is about 1 mile south-west of Sandown, in the Isle of Wight. We cover commercial sites throughout Lake, whether it’s a single job or part of a planned programme. 125 places across the Isle of Wight fall within our area, Lake among them. We also cover Portsmouth, some 12 miles away.

Anyone looking for commercial sealant contractors in PO36 and PO37 gets the same process as the rest of our area: details, then a fixed price, then sealing and a 12-month guarantee. For a building on Lea Road, New Road and Percy Road or nearby, we can quote for sealant joints. Main routes into Lake include the A3055, useful when we plan access and materials. Just outside Lake, we also work in Sandown (1 mile north-east), Alverstone (1 mile north-west), Queen's Bower (1 mile north-west), Shanklin (1 mile south) and Alverstone Garden Village (1 mile north-west). A short drive away, we cover Newport (7 miles north-west), Ryde (5 miles north), Cowes (10 miles north-west), Ventnor (4 miles south-west), East Cowes (9 miles north-west) and Oakfield (5 miles north). Where a site is remote or on an island, we plan travel and materials carefully, so include the location in your enquiry.

What’s near Lake

Locally, jobs take us to sites close to Sandown Bay Academy, The Old Comical pub and The Bay Church of England School and the streets around them. There’s a railway station in Lake itself: Lake station. Nearby you will also find National Poo Museum (less than half a mile east) and Arthur Webster Memorial Hospital for Children (1.2 miles south-west). For a walk, there’s Brading Down and Alverstone Mead.

When it isn’t the sealant

Sealant solves a lot, but not everything, and we are upfront when that’s the case. It won’t fix:

  • Misted, cracked or failed glazing units (a glazier’s job)
  • Removing asbestos-containing materials (a licensed or specialist contractor’s job)
  • Structural cracks or movement the joints weren’t designed for

Not sure which it is? You can give us a call on 01277 525 020 or use the quote form and we’ll tell you honestly before you book.

What we seal

  • Kitchen worktops and splashbacks
  • Floor and threshold joints
  • External facade joints
  • Movement joints in walls and floors
  • Window and door perimeters
  • Washrooms and tea points

How the job changes by surface

Window and door perimeters

The perimeter joint between a frame and the structure keeps rain out of the reveal. Failed perimeters are cut out and cleaned, backing goes into deeper gaps, and the joint is resealed with a low-modulus neutral-cure silicone or another suitable product.

Washrooms and toilets

Black sealant in a toilet block is normally beyond cleaning. Replacement is the fix: strip, clean, dry and reseal.

Doing it in-house

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong typically costs more in the end than doing them right.

When to call us in Lake

In wet areas the enemy is typically mould rather than movement. Constant moisture, cleaning chemicals and weak extraction let mould grow into the sealant. Replacement with a sanitary anti-mould silicone is the lasting answer.

Most enquiries start with something like this:

  • External beads that have gone brittle and cracked
  • Black mould through washroom sealant that won’t clean off
  • Damp patches where an external joint has failed
  • Expansion joints with the sealant torn out

A business with units at Spithead Business Centre and Whitecross Business Centre needn’t use two contractors for its sealant.

What your quote should include

  • How the joint faces will be prepared and primed
  • How they’ll work around occupants
  • Their pre-qualification and accreditations
  • Will CSCS-carded applicators be on site?

How to choose a sealant contractor

Diagnose, treat, sign off

In a busy building, we agree a sequence with your contact so the disruption stays in one area at once. Each section is protected, cleaned back and sealed before the next one starts. Several jobs near Lake can be grouped on one trip. Mention the building’s opening times and we will work within them.

  1. Site photos, drawings or a visit tell us what’s there and how it has failed.
  2. You get a fixed quote covering removal, preparation and the new sealant.
  3. Sequence, access and working times are settled before the first joint is touched.
  4. The failed sealant comes out and the faces are prepared, with primer where required.
  5. Backing goes in, the new sealant is laid and tooled, and the area is left neat.
  6. Completed areas are signed off with you under our 12-month guarantee.

Preparing the site

  • Warn occupants and staff about the work
  • Share the asbestos register for older buildings
  • Explain the parking and delivery arrangements
