Commercial sealant contractors for commercial buildings in Buccleuch

Most of the buildings we seal stay open while we’re there. Tell us your site hours and access windows and we will plan around them. It’s the same approach in offices, retail units, hotels, schools and healthcare buildings. If you’re dealing with shrunken sealant along kitchen worktops and splashbacks and layers of sealant, all of them failing, we can put it right. Searching for sealant specialists in Buccleuch? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

On a typical commercial building in Buccleuch, the joints that fail first are the hardest-worked ones: frame perimeters in the sun, floor joints at doorways and anything that gets wet every day.

Much of the older commercial stock in Scotland’s cities is sandstone or, in Aberdeen, granite. Sealing against stone means a neutral-cure sealant that leaves the stone unmarked and, where the joint is seen, a colour that blends.

A 12-month guarantee applies to all our work. Should something we installed fail, call 01277 525 020 or use the quote form and we’ll come back to it.

Doing it in-house

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.

Surface by surface

Shop fronts and retail fit-outs

Shop fits put sealant right in front of customers. Counters, display units, shopfront frames and floor trims all need a neat line, frequently colour-matched to the fit-out. Colour options are confirmed with the quote.

Movement joints in walls and floors

Brickwork, blockwork and floor slabs all have movement joints that need a flexible seal. Failed seals let grit and water in, and the edges start to suffer. The new sealant is chosen for the movement and, on floors, the traffic.

Owners, agents and contractors

For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. Programme, specification and site rules come first, and our applicators hold CSCS cards.

Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.

FAQs: Buccleuch

Does your area include sites such as Meadowbank Shopping Park, near Buccleuch?

Yes. Estates, retail parks and business parks around Buccleuch, Meadowbank Shopping Park among them, are all within reach. A few photos and the unit address let us price the work.

Does the sea air around Buccleuch change the choice of sealant?

It can. Coastal exposure works external joints harder than inland weather. That puts more weight on product choice, primers where the manufacturer specifies them, and correct joint sizing.

How do you choose the sealant?

The specification comes first, if there is one. Without one, the joint decides: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

Can weather delay the job?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Internal work is far less affected.

How long does a job like this take?

It depends on the scope, though a typical visit normally takes part of a day on a small job and longer where several buildings or phases are involved. For bigger or phased jobs, we will set out a timescale with the quote.

Is failed sealant stripped out, or sealed over?

The old bead is stripped out first. Then the joint is cleaned, primed where the maker specifies, backed to depth and resealed.

How long will the new sealant last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

From enquiry to sign-off

We follow your site rules from the start: sign-in, induction and whatever permit system the building uses. Once we are cleared to begin, we take the joints in the sequence agreed with you, and each area is checked before we leave it. In a Scottish city, kerbside space and loading need planning, especially near the centre. Shared closes, stairs and the property factor may need to be part of the plan.

  1. We start with the evidence: photos, drawings or a look on site.
  2. A fixed quote follows, with removal and preparation included.
  3. Sequence, access and working times are settled before the first joint is touched.
  4. The failed sealant comes out and the faces are prepared, with primer where required.
  5. Backing goes in, the new sealant is laid and tooled, and the area is left neat.
  6. Completed areas are signed off with you under our 12-month guarantee.

Advice

Keeping the joints sound

Keep the joints in good shape with a few simple steps:

  • Keep barriers up until the new sealant has cured
  • Log reseals in the O&M or maintenance records
  • On pre-2000 buildings, share the asbestos information before work starts
  • Report cracked or peeling sealant early

Give fresh sealant time to cure before it’s cleaned, wetted or walked past. That time depends on the product, the temperature and the joint depth, so we confirm it for each area at handover. Leaving the area closed until then keeps the bead neat.

Once sealant fails in a movement joint, grit and debris get in. The joint can no longer close, so its edges crack or spall. That turns a sealant job into something bigger.

Commercial premises in Buccleuch

The sea is no more than about 2 miles from Buccleuch. Shopfronts, frames and external joints on commercial buildings there take wind-driven rain and, closer to the shore, salt in the air. Sea-facing elevations are typically where failed joints show first. The area within 2 miles of Buccleuch holds a good number of hotels. A hotel refurbishment is full of joints that guests will see, and a matched colour keeps them discreet, and the work can be phased so the rest of the hotel keeps trading.

Sites a few miles apart, such as Meadowbank Shopping Park and Blackford Business Park, can share one programme and one point of contact. For premises near Edinburgh Waverley station, which lies north-west of Buccleuch, footfall is part of the plan: work is phased so shops and offices keep trading. In hotels such as Hotel Du Vin Edinburgh (less than half a mile west of Buccleuch), refurbishments normally mean bathroom, bar and reception joints where a matched sealant colour has to sit with the finishes.

Why it’s worth doing now in Buccleuch

Some low prices are low because nothing gets cut out. New sealant laid on old silicone has nothing to bond to, so it peels. Every quote we give includes full removal and preparation, because that’s what makes the new bead last. Scottish city buildings take plenty of rain, and failed external joints let it into stone walls and around frames. Resealing promptly protects the stone and the interior.

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a quote and we’ll explain how it’s made up.
