Commercial sealant contractors in West End, done properly

A reseal stands or falls on the preparation underneath it. Silicone has no grip on cured silicone, so the failed bead is cut out completely. Where the sealant maker specifies a primer for that substrate, it goes on before the new bead, and a backing rod limits the depth to give the sealant room to work. We work on washrooms and tea points, external facade joints and window and door perimeters, and what we are called in for most is sanitary sealant that has gone black and patchy and window and door perimeter joints that have cracked open. Searching for sealant specialists in West End? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.

In an occupied building in West End, the job is planned so areas stay in use: we agree the order with you and hand back each area with its cure time.

In Scotland’s cities, commercial premises are packed closely, from stone-fronted offices to shops on the ground floor of tenement blocks. Where a shop sits below tenement flats, work on the frontage or shared parts may involve the property factor.

The 12-month guarantee covers our workmanship: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

How the quote is worked out

Each job is priced on its own details. The things that drive the figure:

  • The size and state of each joint
  • Induction, permit and paperwork requirements
  • How accessible the joints are
  • Travel to remote or island sites

The product called for affects the cost, as does the preparation each joint needs. Access, phasing and site rules also count.

What to include in your enquiry

Diagnosis starts before we arrive. Tell us:

  • The asbestos register, for older buildings
  • What the building is and how it’s used
  • Rough lengths or quantities, or drawings if you have them
  • A wide shot and a close-up of the area

The quickest route to a quote is a few photos and the site postcode. Upload them with the quote form, or give us a call on 01277 525 020 or use the quote form to discuss it first.

How a job runs

Diagnose, treat, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then we prepare and seal each joint with the specified product, and the job ends with a walk round and sign-off. In a Scottish city, kerbside space and loading need planning, especially near the centre. Tenement closes, shared stairs and factor approvals may also be involved.

  1. Site photos, drawings or a visit tell us what’s there and how it has failed.
  2. You get a fixed quote covering removal, preparation and the new sealant.
  3. We agree the order of work, access windows and site hours with you.
  4. Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
  5. Depth is set with backing, then the sealant is applied, tooled and the area tidied.
  6. We hand back each area with its cure time and our 12-month guarantee.

Before we start on site

  • Let building users know which areas are affected
  • Send your site hours and access windows
  • Send asbestos survey details if the building is pre-2000

What we can’t put right

Some faults sit outside our scope, and we point that out rather than sealing over them:

  • A failed roof covering or waterproofing membrane
  • Misted, cracked or failed glazing units (a glazier’s job)
  • Structural cracks or movement the joints weren’t designed for

If in doubt, call the office on 01277 525 020 or email drawings and photos and we will say what we think before you book.

Joints and surfaces we work on

  • Kitchen worktops and splashbacks
  • Washrooms and tea points
  • External facade joints
  • Window and door perimeters
  • Floor and threshold joints
  • Movement joints in walls and floors

How the job changes by surface

Window and door perimeters

The perimeter joint between a frame and the structure keeps rain out of the reveal. We remove the old seal, prepare the faces, fit backing where needed and seal again with a product chosen for both the frame and the wall.

Facade and cladding joints

Facade joints move every day as panels warm and cool. The product has to suit the movement, and the depth has to be controlled with backing. Access, such as scaffold already up, is agreed before the price is fixed.

Why act early in West End

Patching the worst lengths can be the right call on a tight budget. If the rest of the bead is the same age and product, though, it’s usually close behind, and a second visit means paying for access and set-up again. We can price both options so you can decide on the facts. In a tenement or shared city building, water from a failed joint can reach other owners’ property, which makes early repair simpler for everyone. Acting early avoids disputes and bigger repairs.

Quantities, awkward access and phased working all shape the price. So do site requirements such as inductions and permits.

Sealant on show in West End’s commercial buildings

With the shore within about 2 miles, West End counts as a coastal location. Exposed frontages near the sea are hard on sealant, so the product has to suit the weather as well as the look. Where a frontage needs a particular colour, the product still has to suit that exposure. The east of Scotland, where West End is, gets less rain than the west. Winter frost and damp frames still stop outside sealing on some days.

A unit on an estate like Russell Road Industrial Estate, 0.6 miles to the south-west of West End, normally has an office front, a trade counter and staff facilities with joints of their own. In a retail centre such as Waverley Mall, 0.9 miles to the east of West End, new tenants mean new shop fits, and the sealant at counters, frontages and floor edges is part of the finish. Occupiers with premises at both Russell Road Industrial Estate and Craigleith Retail Park could have the sealant at each handled under one quote.

West End is about 1 mile north-west of Edinburgh, in Edinburgh. We cover commercial sites throughout West End, for single jobs and planned programmes alike. Our Edinburgh coverage takes in 174 places.

We cover the EH3, EH11 and EH4 postcode districts. Among the streets we cover are Duff Road, Dalry Road and Belford Road. If your building is just outside West End, we cover Dean Village (1 mile north), Dalry (1 mile south-west), Edinburgh (1 mile south-east), West Coates (1 mile west) and Comely Bank (1 mile north). A short drive away, we cover Leith (3 miles north-east), Queensferry (8 miles west), Timber Bush (3 miles north-east), South Portobello (4 miles east), Southhouse (4 miles south-east) and Gilmerton (4 miles south-east). West End ranks among the main centres of Edinburgh, with offices, shops, schools and other public and commercial buildings, and we cover them all.

Around West End

We work on buildings around St Cuthbert's Church, Boroughmuir High School and Ryrie's pub and the streets around them. You’ll also find Princes Street Gardens (0.5 miles east), Tollcross Primary School (0.5 miles south-east) and Gabrielle Keiller Library (0.6 miles west). There’s a railway station in West End itself: Haymarket station. Other landmarks nearby include Edinburgh Castle (0.5 miles east) and Edinburgh Castle (0.5 miles east). Not far away are Dunsapie Loch and The New Leaf Co-op.

Questions we are asked in West End

Do you cover business parks and estates near West End, such as Russell Road Industrial Estate?

Yes. We cover West End and the area around it, including industrial estates, business parks and retail parks such as Russell Road Industrial Estate. Photos and a short description are enough for a first look.

Does the sea air around West End change the choice of sealant?

It can. Coastal exposure works external joints harder than inland weather. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.

Do you hold CHAS accreditation?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

Can weather delay the job?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.

Do you seal on top of existing sealant?

No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.

How long before the joints can be used?

Curing time varies by product, and we confirm it on the day, and sign any area that should be left alone.

Could the old sealant in an older building contain asbestos?

It’s possible in older buildings, especially those built before 2000. Before cutting anything out, we ask for the asbestos register or survey, and anything suspect is left until it has been tested.

Work for main contractors and building owners

If you look after buildings for someone else, clear figures and clear communication matter. You get a fixed quote, an agreed scope and a walk round at the end.

For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first.
