Expansion joint sealing for commercial buildings in Edinburgh

We’ve been sealing expansion and movement joints for over 20 years. CHAS accredited, Constructionline member, CSCS-carded applicators and five million pounds of public liability insurance. Each job is backed by a 12-month guarantee on the workmanship. Site teams most often ask us about expansion joints split through the centre of the bead and weathered movement joint sealant that no longer flexes, on blockwork control joints, brickwork movement joints and podiums and floor movement joints. Looking for mastic applicators who cover Edinburgh? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Around the edges of Scotland’s cities are warehouses, trade counters and distribution units, whose floor joints take forklift and pallet-truck traffic daily. The right filler or sealant, laid in phases, keeps them operating.

Our 12-month guarantee is about workmanship, not wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we’re clear about what is covered before work starts.

From enquiry to sign-off

We schedule the visit to fit the site hours and access windows you give us. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area. In a Scottish city, kerbside space and loading need planning, especially near the centre. Tenement closes, shared stairs and factor approvals may also be involved.

  1. The first job is to check each joint: how wide it is, how it moves and why the old seal let go.
  2. A fixed quote follows, naming the sealant and its movement class.
  3. The failed seal is removed and both faces are cleaned until sound and dry, flagging any broken edges that need repair before sealing.
  4. Closed-cell backing rod is set to depth, or bond-breaker tape in shallow joints.
  5. Where the maker calls for primer, it’s applied first, then the bead goes in and is tooled to a concave finish.
  6. Finished joints are checked and backed by our 12-month guarantee.

Advice

For managing agents and facilities managers

FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.

Whether you are a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.

Where floor joints take the most wear near Edinburgh

With the shore within about 2 miles, Edinburgh counts as a coastal location. Open joints in coastal car parks and yards let in salt-laden water as well as grit, and edges left open tend to break up faster. Edinburgh is on Scotland’s drier eastern side. Freezing weather and salt still attack open external joints. Sealing them in drier months limits winter damage.

Large sites such as Astley Ainslie Hospital, 1.1 miles south of Edinburgh, have car parks, service roads and long elevations with movement joints in brick and panels. Centres like Waverley Mall, 0.8 miles north-east of Edinburgh, have mall floors and service decks whose joints carry steady traffic. Another example is Blackford Business Park, which lies south-east of Edinburgh, where floors and yards would be done in stages around the occupiers.

Edinburgh is in Scotland. We send applicators to Edinburgh for movement joints. Our Edinburgh coverage takes in 174 places.

Anyone looking for expansion joint sealing in EH4, EH14, EH12 and EH6 gets the same process as the rest of our area: send details, get a quote, we seal, guaranteed. A short drive away, we cover Leith (3 miles north-east), Queensferry (8 miles west), Timber Bush (3 miles north-east), South Portobello (3 miles east), Southhouse (4 miles south-east) and Newhaven (3 miles north).

What sets the cost

Each job is priced on its own details. The things that drive the figure:

  • The product specified
  • Working within restricted access windows
  • Whether old sealant has to be cut out first
  • Induction, permit and paperwork requirements

The specified product makes a difference, as does the preparation each joint needs. Access, phasing and site rules also count.

What to include in your enquiry

A few photos plus some basic facts will normally do. It helps to include:

  • Specification clauses that apply
  • Asbestos survey details if the building is older
  • Photos of the joints, close up and from further back
  • What the building is and how it’s used

Every job follows the same four steps: send details, get a quote, we seal, guaranteed. The first step is to ring 01277 525 020 or email us with what you know.

When it isn’t the sealant

We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:

  • Crumbling edges that would give a new bead nothing sound to grip
  • Changing the joint layout or spacing of a structure
  • Proprietary pre-formed expansion joint systems

Not sure which it is? You can give us a call on 01277 525 020 or email drawings and photos and we’ll tell you honestly before you book.

What we seal

  • Cladding panel joints
  • Blockwork control joints
  • Car park decks and ramps
  • Precast concrete panel joints
  • Brickwork movement joints
  • Podiums and floor movement joints

Edinburgh: questions and answers

Does your area include sites such as Russell Road Industrial Estate, near Edinburgh?

Yes. We cover Edinburgh and the area around it, including industrial estates, business parks and retail parks such as Russell Road Industrial Estate. Photos and a short description are enough for a first look.

Is hospital work, at somewhere like Astley Ainslie Hospital, something you do?

Yes. We work in healthcare settings as well as offices and schools. Work is phased so departments keep running, under the site’s own rules.

Do you need to see the site first?

It depends on the job. Simple work can often be priced from photographs, and bigger or more complex jobs typically get a visit.

Can a joint be sealed if the edges are broken?

The edges have to be sound. Where they’ve broken up, we will tell you they need repairing first.

Is colour matching possible?

Often, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We confirm what’s available for the specified product when we quote.

Are you insured?

Yes. We’re fully insured, and the certificate can go with your quote.

Is any job too small?

Single areas, one-off repairs and whole buildings are all quoted the same way: details, then a fixed price, then sealing, then a 12-month guarantee.

What happens if it’s left?

Closing a car park for a reseal is rarely an option. Phased work by bay or zone lets the rest stay in use without shutting the whole car park. Tell us what has to stay open and we will plan around it. Getting access arranged for a building in Edinburgh takes time, so it makes sense to renew every failing joint while it’s in place.

Every site prices differently: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

Why appoint us

  • Fully insured, including public liability cover
  • Joints cleaned back to sound surfaces
  • Colour agreed before work starts
  • One contact handling all your sites

Should maintenance staff do it?

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.
