Commercial sealant contractors in Brighton and Hove: how it works
Most commercial buildings carry hundreds of metres of sealant that nobody thinks about until it fails, and on a working site that usually surfaces as a leak, a stain or a complaint from occupiers. Mastic Doctor works as a commercial sealant contractor for facilities managers, managing agents and main contractors with sites in Brighton and Hove. Our job is to diagnose the failure, remove the old bead and seal again using a product chosen for the movement and exposure. Site teams most often ask us about leaks that seem to come through a sealant line and smeared sealant across finishes from a rushed job, across window and door perimeters, external facade joints and movement joints in walls and floors.
The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. Then we strip out anything that has failed, prepare every joint and seal it.
- You send photographs, drawings or a list of the joints and areas involved, and a site visit is booked where it helps.
- We work out why the joints have failed and fix a quote for the agreed scope.
- Before anything is cut out, we agree access, timings and sequence.
- The failed bead is removed and the joint faces cleaned until they’re sound and dry.
- We fit backing to the right depth, prime where specified and lay the new bead.
- Each area is inspected, signed off and backed by our 12-month guarantee.

Where commercial joints are in Brighton and Hove
In Brighton and Hove, much commercial sealant work follows refits in shops, offices and hotels in places such as Brighton, Hove and Carlton Hill. Where the joint is on show, a colour that suits the finish is part of the job.
The South East is one of the UK’s drier regions, though outside work in Brighton and Hove still waits for dry faces, and cold mornings bring frost and condensation on steel and glass. Along the coast in Brighton and Hove, hospitality buildings tend to be busiest in the summer months, which makes the quieter months a good time for sealant work.
Brighton: If you have premises on more than one site, say at Centenary Industrial Estate and Pavilion Retail Park, one contractor and one quote can cover both. If you run a unit on an estate such as Centenary Industrial Estate, less than half a mile to the north of Brighton, the trade counter, offices and staff facilities have joints to look after as well as the warehouse.
Why it fails
If sealant tears through its centre, it has failed cohesively. That usually means the joint stretched further than the product could cope with. The same product in the same joint tends to fail the same way, which is why we look at the joint design as well.
If one of these sounds familiar, it’s time for a closer look:
- Mouldy silicone around WCs, urinals and vanity tops
- Greasy, split joints in a kitchen or tea point
- Messy, uneven beads from earlier work that let the building down
- External beads that have gone brittle and cracked
What affects the price in Brighton and Hove
Your fixed quote is built from the real scope. It takes account of:
- Removal of failed or old sealant
- Quantities, in metres or numbers
- Specialist products, such as fire-rated or hygienic sealants
- Travel to remote or island sites
Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.
Before you send an enquiry
Whether it’s one area or a whole building, the same details help:
- The product your specification calls for
- Any dates the work must fit around
- Whether an asbestos survey exists
- What the building is and how it’s used
Pricing a project or setting a maintenance budget? We’ll quote against your scope and drawings that you can work with. For a chat about it beforehand, phone 01277 525 020 or use the quote form.
Should maintenance staff do it?
Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.
For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.
For managing agents and facilities managers
For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first, and our applicators hold CSCS cards.
We work for building owners and managing agents on everything from one building to a spread of sites. Several sites can go on one quote, which keeps the paperwork simple.
When something else is needed
Honesty saves time and money. Fresh joints won’t solve:
- Suspect materials that need testing and specialist removal
- Water from a services leak rather than a joint
- Misted, cracked or failed glazing units (a glazier’s job)
Common questions from Brighton and Hove clients
Is failed sealant stripped out, or sealed over?
Every scrap of failed sealant is removed before the new bead goes on. A bead laid on old silicone peels away and isn’t worth paying for.
Will your applicators have CSCS cards?
Yes. If you need card details for site access, let us know and we will send them with the quote.
How long do sealant joints last?
It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.
Is it fine to apply new sealant on top of old?
No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.
Do you work to architects’ specifications?
Yes. The specification and the manufacturer’s installation guidance are what we work to.
Do you hold CHAS accreditation?
Yes. We are CHAS accredited, we’re a Constructionline member and we use CSCS-carded applicators.
Could the old sealant in an older building contain asbestos?
On older buildings, our first request is the asbestos survey. Managing asbestos is the dutyholder’s responsibility and removing it isn’t something we do.
