Coloured sealant in Hove
Architects, designers and brand teams often specify the sealant colour as carefully as the finishes around it. Standard sealant ranges cover many colours, so we check what the specified product is made in before we quote. An exact bespoke match can’t always be promised, so we talk you through the nearest colours. If you’re dealing with hotel refurbishments with a set colour scheme and coloured joints that have cracked with movement, we can help. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Hove is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.
For a business or landlord in Hove with one or two premises, it makes sense to bundle sealant jobs together: a frontage, a staff washroom, a kitchen and a few window perimeters, for instance. A single fixed quote covers everything on the list.
Our workmanship is guaranteed for 12 months, in Hove as everywhere else we work. If our installation lets you down in that time, we return and fix it.

Questions about Hove
Can you work at a site such as Goldstone Retail Park, by Hove?
Yes. Our area takes in Hove and its surroundings, with estates and business parks such as Goldstone Retail Park included. To start, just ring 01277 525 020 or email the details over with the unit, the joints involved and your access times.
Can being near the sea in Hove affect the sealant we need?
It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.
Does weather matter for sealant work?
It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Internal work is far less affected.
Will your applicators have CSCS cards?
Yes. Should the site need card details in advance, tell us and we’ll confirm them with the quote.
Can the building stay open while you work?
Usually, yes. We phase the work so most of the building stays in use, with each area protected and signed.
Can you send site paperwork?
Requirements differ from site to site, so tell us what you need and we will confirm it when we quote.
What if there’s asbestos in the old mastic?
Managing asbestos is the dutyholder’s responsibility, so for older buildings we ask for the asbestos register first. Work pauses if suspect material is found, until it has been tested.
What else we do in Hove
Diagnose, treat, sign off
In a busy building, the work is phased so only one area is out of use at a time. Each area is protected, prepared and sealed, then reopened once the sealant allows before the next one starts. Most work in Hove is one building at a time: a school, a unit, an office or a block. We start with your photographs, drawings or a site visit, then send a fixed quote.
- We confirm the product the joint needs before talking about colour.
- Colour references, samples or photos of the finish are checked against the product’s range.
- Where colour is critical, a sample bead can be agreed in a discreet spot.
- We remove the existing bead, clean the faces and set the depth.
- We apply the agreed colour and tool it neatly, with masking where the finish needs it.
Before we start on site
- Share the asbestos register for older buildings
- Arrange parking or a loading space
- Tell us what induction or permit system the site runs
Ask for a quote
Send us photographs, drawings or a joint schedule and a fixed quote comes back to you. If the job needs a look first, we will arrange a site visit.

What happens if it’s left?
It’s far cheaper to approve a sample than to strip and redo a full run. A sample takes little time against redoing a whole elevation. In a town such as Hove, a lot of buildings are older and have been altered over time, and joints where old meets new tend to fail first. Renewing them before water gets in protects the fabric.
Every site prices differently: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

Working on commercial sites near Hove
Hove sits close to the coast, within about 1 mile. Exposed frontages near the sea are hard on sealant, so the product has to suit the weather as well as the look. Where a frontage needs a particular colour, the product still has to suit that exposure. Less than 3 miles from Hove there are at least three named estates and business parks. Units on sites like these change tenants and get refitted, and each refit leaves joints to seal, often in a colour the occupier specifies.
In hotels such as OYO Albany Hotel, which lies south-east of Hove, refurbishments normally mean bathroom, bar and reception joints where a matched sealant colour has to sit with the finishes. Shop fits at places like Goldstone Retail Park (to the north of Hove) leave counters, frontages and floor edges where the sealant colour is part of the finish. Shops and cafés around stations like Hove station (to the north of Hove) trade from early, so work is timed around them.

What the job involves on each surface
Cladding panels
Multi-coloured cladding needs a joint colour that works across it. Sometimes a mid-tone suits better than matching one panel.
Brick and masonry
Brickwork joints usually look best in a colour close to the mortar or brick. We choose a suitable shade from the product’s range.
Aftercare for building managers
Every sealant joint needs some looking after, and how long they last depends on how they’re treated. Our advice:
- Plan full-run reseals on visible elevations
- Keep the colour details for future repairs
- Check a trial length in real light
- Standardise colours across a portfolio
Use gentle cleaning methods on coloured sealant. Strong solvents and abrasive pads can dull or mark the surface over time.
Use one product and colour reference across a building or brand. It keeps repairs and new sites consistent for whoever reseals next.
When something else is needed
Being straight saves everyone time. New sealant won’t cure:
- Paint over sealant on joints that move too much
- Colour variation across natural stone or brick that no single shade can match
- Cleaning or repairing the surrounding finishes
If you are not sure, just give us a call on 01277 525 020 or use the quote form and we’ll give you a straight answer before you book.
What we seal

Should maintenance staff do it?
Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.
