Floor joint sealing across Ae

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Floor joint sealing in Ae

It isn’t only heavy industry. Shops, showrooms and trade counters have joints that take trolleys, foot traffic and scrubber-driers, and an open, grimy joint line looks poor as well as catching wheels. A flush, well-finished joint tidies the whole floor. The enquiries we see most involve old filler gone hard, cracked or loose and broken arrises where pallet trucks cross, across forklift and pallet-truck routes, retail and showroom floors and loading bays. Looking for mastic applicators who cover Ae? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Weather windows decide external joint work around a place like Ae: dry faces and the right temperature are essential, so dates have some give. Internal floors can be done whenever suits the site.

Work we carry out comes with a 12-month guarantee. If an installation problem shows up, phone 01277 525 020 or use the quote form and we will arrange a return visit.

Surface by surface

Semi-rigid joint fillers

A semi-rigid filler is stiff enough to hold the arrises up when wheels cross. They tolerate little movement, so they suit joints where most shrinkage has already happened.

Flexible floor sealants

Polyurethane floor sealants are available in a range of colours so ask if the colour matters.

Looking after the joints

Problems stay small when the joints are checked regularly. In particular:

  • Photograph any joint that starts to chip
  • Keep grit out of unfilled joints in the meantime
  • Start with the dock areas, where joints fail soonest
  • Walk the main routes and inspect joint lines on a regular cycle

Normal floor cleaning is fine once the product has cured. Tell us about aggressive cleaning products or hot washing at quote stage so we choose something that tolerates them.

While the concrete edges are intact, it’s a filling job. After the edges go, repairs come into it and that takes longer and closes areas for longer.

Floor joint sealing in Ae: the local picture

Being in the east of Scotland, Ae gets less rain than the west coast. Freezing weather and salt still attack open external joints. Sealing them in drier months limits winter damage.

In and around Ae, the right filler or sealant for each joint depends on the traffic and the movement it takes. Once a joint near Ae opens up, grit and water get in and the edges start to break; we’ll tell you if the edges need repairing first.

From enquiry to sign-off

We follow your site rules from the start: sign-in, induction and whatever permit system the building uses. With the paperwork done, the joints are worked through in the order agreed with your site contact. Travel to smaller Scottish places like Ae is planned so the job is finished in one visit where possible, which is why we ask for photos and a full list first. Outside work also needs a suitable weather window.

  1. We look at joint widths, edge condition and the traffic on each route.
  2. A fixed quote follows, listing the treatment for each area and the order of work.
  3. Each joint is cleared of old fill and dirt and taken back to clean, sound edges.
  4. Dust is sucked out of the joint and a primer used if the product data sheet asks for one.
  5. Filler or sealant goes in to the right depth and is finished flush with the slab.
  6. Each phase reopens when the product is ready for wheels, then we start the next.

Related advice

Should maintenance staff do it?

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.

Commercial clients in Ae

Planned maintenance programmes are welcome: working through a building or an estate in stages that fit your budget. Sites in Ae can sit alongside others in a wider programme across Dumfries and Galloway.

We work for building owners and managing agents on everything from one building to a spread of sites. Several sites can go on one quote, so there’s one set of paperwork to deal with.

Questions we are asked in Ae

Is Ae too far out for you?

No. Small places get the same service as large ones. We work across every Scottish council area. Where we can, we group nearby jobs to make the most of each trip.

What paperwork can you provide for a job in Ae?

We’ll confirm the paperwork you need, such as RAMS, our insurance certificate and CSCS details, with the quote. We’re CHAS accredited and a Constructionline member, with £5m public liability insurance and CSCS-carded applicators.

Who decides which product is used?

A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.

Is the floor joint work guaranteed?

Our workmanship carries a 12-month guarantee and the work is covered by public liability insurance.

What happens if old sealant might contain asbestos?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

Does the weather affect the work?

Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.

Should floor joints be filled or sealed?

There isn’t one answer for a whole floor. Where hard wheels cross, a semi-rigid filler is usually right, and movement joints or perimeters need something flexible. The quote sets out what goes where.

Honest limits

Not every problem is a sealant problem, and we are upfront when that’s the case. These need a different solution:

  • Worn screed or surface finishes
  • Uneven floors that need grinding or levelling
  • Structural cracking in the slab

If in doubt, ring 01277 525 020 or use the quote form and we will say what we think before you book.
