Questions about Eaglesfield
Is a hospital such as Annan Hospital somewhere you can work?
Yes, provided the work is planned with the site’s estates team. The estates team’s permit system and infection-control rules come first, and the work is planned around them.
Is a smaller place like Eaglesfield outside your area?
Not at all: smaller places are covered as well as towns. Every Scottish council area is within our area. Send photographs and a list of what needs doing, and we’ll plan the job to need as few trips as possible.
Can you work to our specification?
Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it.
Are you insured?
Yes. Our insurance certificate can be sent alongside the quote.
Do your applicators hold CSCS cards?
Yes. Should the site need card details in advance, let us know and we will send them with the quote.
Does weather matter for sealant work?
Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.
How do you choose the sealant?
The specification comes first, if there is one. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.
Floor joint sealing for commercial buildings in Eaglesfield
Mastic Doctor has worked on joints in commercial buildings for over 20 years. Our CSCS-carded applicators follow your site induction and rules, and the business is CHAS accredited and a Constructionline member, with public liability insurance in place. Finished floor joints in Eaglesfield carry our 12-month guarantee. We work on saw-cut induced joints, forklift and pallet-truck routes and loading bays, and the failures we are asked to look at most are saw-cut joints left open and packed with grit and untidy open joints in a retail unit. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Eaglesfield, preparation and product choice get the time they need.
Travel to smaller places like Eaglesfield is planned so the work is done in one trip where possible. Photos, approximate widths and what uses the floor help us bring the right materials.
Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

When to bring in a specialist
There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we will confirm the paperwork you need with the quote.
Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
What the job involves on each surface
Forklift and pallet-truck routes
Truck routes take traffic all day, so their joints wear fastest. A semi-rigid filler is common here because it supports the arrises under hard wheels.
Construction joints
Day joints on busy routes are prone to edge damage. Movement and traffic are both checked before we decide what goes in.
What we are called out for in Eaglesfield
Joints near dock doors see colder air, rain blown in and water off vehicles, as well as the tightest turning loads. They are often the first on a site to break down.
Any of the following is a good reason to get the joints checked over:
- Chipped and spalling edges along forklift routes
- Loading bay joints breaking down
- Soft sealant dragged out of trafficked joints
- A rough ride across broken joints
Warehouse floors on estates like Broadmeadow Industrial Estate, 1.9 miles to the west of Eaglesfield, carry pallet trucks and forklifts over every saw-cut joint.
Questions to ask before you book
- What level of public liability insurance do they hold?
- Do they follow the manufacturer’s priming guidance?
- Is the sealant right for the movement and the substrate?
- Can the work be phased to keep areas open?

Eaglesfield is in the east of Scotland, which is drier than the west. Frost and de-icing salt still find their way into open external joints. Autumn is a sensible time to seal them.

Diagnose, treat, sign off
We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, primer goes on where the manufacturer specifies it, and the sealant is tooled off neatly. Jobs near Eaglesfield are often grouped with others in the same area. Tell us how flexible your dates are.
- First comes a walk of the floor to record joint sizes, broken edges and traffic routes.
- You get a fixed quote with the product and the phasing set out.
- Each joint is cleared of old fill and dirt and taken back to clean, sound edges.
- Dust is sucked out of the joint and a primer used if the product data sheet asks for one.
- Filler or sealant goes in to the right depth and is finished flush with the slab.
- We tell you when each zone can carry trucks again and move on to the next.
Preparing the site
- Move anything stored against the joints
- Send any specification or drawings in advance

Maintenance after handover
Keep the joints in good shape with a few simple steps:
- Treat loading bay joints first if they’re failing
- Ask drivers not to drag forks or pallets
- Expect fillers on young slabs to need a top-up
- Keep trucks off new joints until we say they’re ready
On younger slabs, a fine line can open down one side of a filled joint as the concrete keeps shrinking. That is common and is normally dealt with by topping up once the slab has settled down in the majority of cases.
Regular inspection catches failing fills before the edges go. A phased plan, worst routes first, spreads the work out so nothing is left to fail.
