Our fire stopping service in South Ayrshire
Sealant is the specified answer for plenty of openings, such as metal pipes, cables and some small ducts where the detail covers them. Larger openings and some plastic pipes call for collars, wraps, batts or boards instead. We use sealant where it is the specified product, and we tell you when a detail calls for something else. We work on linear gaps at wall heads, cable penetrations and pipe penetrations, and the failures we’re asked to look at most are old intumescent sealant that has split away and fire-stopping items raised at inspection or handover.
We bring the products specified for the job, along with primers and backing rod. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish.
- We read the specification, drawings or penetration schedule you send and ask about anything unclear.
- On site, each opening is checked against the tested detail it is meant to follow.
- Unsuitable fillers and loose debris are taken out of each opening.
- We fit the backing the detail asks for, to the stated depth.
- We apply the specified sealant to the depth and around the services as the detail shows.
- If an opening needs something other than sealant, we tell you instead of improvising.
What affects the price in South Ayrshire
We don’t publish prices, because the scope varies so much from one building to the next. Call for a quote.

Near you in Ayr
Around Ayr, our work takes us to commercial buildings near Railway Tavern, Wellington School and St Andrews Church, among other places. Ayr has its own railway station: Ayr station. Other landmarks nearby include Tam Oshanter Museum (0.5 miles north-west) and Seafield Children's Hospital (0.9 miles south-west). For a walk, there’s Carcluie Loch.
Service penetrations in South Ayrshire buildings
From Ayr, Troon and Prestwick to smaller places, buildings across South Ayrshire are divided into fire compartments. Where fire-rated sealant is the specified product for a service penetration or linear gap, we install it to the manufacturer’s tested detail.
The west of Scotland is wetter than the east, but external sealing anywhere in Scotland needs a dry joint and the right temperature, with a little give in the programme for wet or frosty days. On the coastal side of South Ayrshire, sea-facing elevations normally show failed joints first.
Ayr: In a hotel such as Station Hotel, less than half a mile to the north-west of Ayr, new pipework or cabling through bedroom and corridor walls needs sealing with the specified product. Colleges such as Ayrshire College - Ayr Campus (under half a mile north of Ayr) add IT and services as courses change, and each new penetration through a fire-resisting wall needs sealing with the specified product.
Site staff or a sealant specialist?
What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.
Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
Building owners, agents and FMs in South Ayrshire
Hotels, schools, healthcare sites, offices and retail units book us directly too. We plan around the way the building is used, so the building keeps working while we do.
When you manage a building on behalf of an owner, clear figures and clear communication matter. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative, plus a 12-month guarantee.
What affects the price in South Ayrshire
A fixed quote reflects the actual work. It allows for:
- Whether the work must be split into stages
- How much existing material needs removing
- How accessible the joints are
- Site requirements such as inductions and permits
The price depends on how many linear metres there are, how much old material needs removing and how the joints are reached. Call for a fixed quote once you have the details.
What to include in your enquiry
We can often quote from photos and a few details. It helps to include:
- The type of building and who uses it
- The site address and postcode
- Anything awkward about access or site hours
- Any specification or named product
If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price against exactly what is specified. For smaller jobs, photos and a description will do.
Honest limits
We check first that sealant really is the fix. It won’t put right:
- Writing the fire-stopping specification
- Fire doors, dampers or other fire safety equipment
- Walls or floors that aren’t fire-resisting to begin with
Different surfaces, different methods
Cables and cable bundles
Single cables and small bundles are often within a fire-rated sealant’s tested detail. Bundle size, cable type and the space between cables all matter and we work within those limits.
Small ducts
Some fire-rated sealant details cover small ducts. Bigger ducts and fire-resisting ductwork are normally handled with other products.
FAQs: South Ayrshire
What do BS EN 1366-3 and BS EN 13501-2 mean?
The tests are BS EN 1366-3 for penetrations and BS EN 1366-4 for linear joints, and classification is to BS EN 13501-2. EI 60 means integrity and insulation for 60 minutes in the tested arrangement and the installation has to match the test.
Are you fully insured?
Yes. Our insurance certificate can be sent alongside the quote.
What changes on 2 September 2029?
It mainly affects England, where Approved Document B is dropping its BS 476 references from 2 September 2029. Classification to BS EN 13501-2 becomes the expected evidence, subject to transitional arrangements. In Scotland, the Technical Handbook sets its own guidance, including clause 2.1.14 on service penetrations.
Will you write the fire-stopping specification?
No, we don’t design fire stopping. Once you have a specification, we can price and install the sealant elements of it, and tell you if a detail needs another product.
Is any job too small?
Small jobs are welcome alongside larger packages. Send details for a fixed quote.
Do you certify or sign off fire stopping?
No. Approval sits with the designer, principal designer or building control. We’ll confirm the product and detail installed and agree any further records when we quote.
Are you members of a third-party fire-stopping installer scheme?
No, and we won’t imply otherwise. Third-party schemes aren’t a legal requirement, but many clients and main contractors ask for them, so it’s worth checking what your contract says. If it doesn’t require one, we can install the specified fire-rated sealant to its tested detail.
