How facade sealing works in South Ayrshire
Installing framed glazing systems isn’t part of our work. We handle the sealant joints that surround those elements: the frame-to-structure perimeter, panel-to-panel joints and window and door surrounds, using sealants classified for facade or glazing use. We work on stone and brick facade joints, coping and flashing joints and window and door perimeters, and the usual reasons a site gets in touch are sealant pulling away from frames or panels and discoloured or dirty facade joints.
Tell us your site hours and access windows and we will plan around them. While we are working, the area stays contained and tidy, and your contact hears from us before we move to the next area.
- We start with photos, drawings or a visit to see the joints and agree access.
- Product choice follows the joint’s movement and substrate.
- The existing bead comes out in full and both faces cleaned back.
- Primer goes on where the product data asks for it.
- Backing rod is fitted and the new sealant gunned in and tooled.
- The finished joints are checked with you.

Building work around South Ayrshire
Across South Ayrshire, including Ayr, Troon and Prestwick, construction ranges from housing and schools to offices, units and refurbishments. We seal perimeters, facade joints and internal sealant to the specification, on programme.
Across South Ayrshire, outside sealant work is planned around the weather, so we keep some flexibility in the dates. On the coastal side of South Ayrshire, sea-facing elevations typically show failed joints first, so they’re worth inspecting more often.
Ayr: Recladding or extending a unit at a site like Newton Trading Estate (1.2 miles north of Ayr) brings panel joints and frame perimeters into the programme. Projects at colleges like Ayrshire College - Ayr Campus (less than half a mile north of Ayr) tend to run to term dates, so the mastic is planned tightly.
Site staff or a sealant specialist?
General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.
There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
Quoting for work in South Ayrshire
Your fixed quote is built from the real scope. It takes account of:
- How much there is to seal
- Access and working height
- Whether the work must be split into stages
- Travel to remote or island sites
Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote and we’ll explain how it’s made up.
Sending details for a quote
To price the job accurately, we need to understand the site. Send us:
- How the joints are reached, and at what height
- The type of building and who uses it
- The product your specification calls for
- The asbestos register, for older buildings
For a fixed quote, call the office on 01277 525 020 or send details through our quote form, telling us the site location and the nature of the job. Our quote form is another easy route.
Aftercare for building managers
Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. Our advice:
- Keep sills, gutters and drainage paths clear
- Keep the sealant details on the building file
- Confirm the survey covers external sealants in older buildings
- Never let anyone seal over old sealant
Look at perimeter and panel joints as part of routine building checks. Watch for splits, gaps at the edges, hardening and discolouration.
Tie resealing in with redecoration, cladding repairs or other access. One set-up for several trades saves money.
Building owners, agents and FMs in South Ayrshire
Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.
We work for building owners and managing agents on sealant work across single buildings or whole portfolios. One quote can cover more than one site, so there’s one set of paperwork to deal with.
What happens if it’s left?
If access is already up for other work, resealing at the same time makes sense. Combine it with planned external works and you only arrange access once, saving a second set-up.

- Their approach to joint depth and backing

Questions about South Ayrshire
Do you hold CHAS accreditation?
Yes. We’re CHAS accredited, we’re a Constructionline member and we use CSCS-carded applicators.
Are you insured?
Yes. Our insurance certificate can be sent alongside the quote.
How soon can the area be used again?
The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, so we’ll confirm the curing time on the day.
Is it fine to apply new sealant on top of old?
No, never. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.
Do you run new sealant over the existing bead?
No. Overlaying is a shortcut that peels away quickly. Our method is a full cut-out, cleaning, backing and a new bead.
Can weather delay the job?
It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Internal work is far less affected.
Will you check whether the sealant is causing the leak?
Yes. Photos are often enough to start, followed by a visit if needed. Many frame leaks are sealant failures, though not all, and we will tell you which.
