About commercial sealant contractors in KA7
Commercial occupiers rarely want a floor out of action for sealant work. Tell us your site hours and access windows and we will plan around them; phased work can also be planned so areas stay in use. That applies whether the building is an office, a shop, a hotel, a college or a care home. Most enquiries involve external beads that have gone brittle and cracked and leaks that seem to come through a sealant line, on floor and threshold joints, kitchen worktops and splashbacks and movement joints in walls and floors.
The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in.
- Site photographs, drawings or a visit tell us what’s there and how it has failed.
- You get a fixed quote covering removal, preparation and the new sealant.
- Sequence, access and working times are settled before the first joint is touched.
- Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
- Depth is set with backing, then the sealant is applied, tooled and the area tidied.
- Completed areas are signed off with you under our 12-month guarantee.
What you will pay
Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we will put a fixed figure on it.

Local landmarks in Ayr
Locally, jobs take us to sites close to Railway Tavern, Wellington School and St Andrews Church, among other places. Ayr has its own railway station: Ayr station. Well-known places in the area include Tam Oshanter Museum (0.5 miles north-west) and Seafield Children's Hospital (0.9 miles south-west). Green spaces nearby include Carcluie Loch.
Where commercial joints are in KA7
From Ayr, Belmont and Forehill outwards, KA7 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact.
Our work reaches every part of Scotland, cities and islands alike, KA7 among them. Travel is planned so the work is finished in as few trips as we can. On the coastal side of KA7, sea-facing elevations typically show failed joints first, so they’re worth inspecting more often.
Ayr: On estates like Newton Trading Estate, 1.2 miles north of Ayr, the office and welfare end of each unit has its own sealant to maintain. For a hotel such as Station Hotel, which lies north-west of Ayr, the colour of a joint at the bar or the bath matters to the look of the room.
Aftercare for building managers
Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. We suggest:
- Note dates and locations of sealant work for future planning
- Keep abrasive pads and scrapers off resealed joints
- Look at the sealant around anything that has been moved or replaced
- Report cracked or peeling sealant early
Give fresh sealant time to cure before it’s cleaned, wetted or walked past. That time depends on the product, the temperature and the joint depth. Keeping signs or barriers up until then protects the finish.
Sealant installed at the same time usually fails in sequence. A few splits this year normally mean more next year. We can assess the lot and suggest what to do now and later.
General trades versus a specialist
Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.
Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
Why deal with it now?
Some managers wait for a fit-out before touching the mastic. For internal joints that are only cosmetic, that can make sense, but a joint letting water in now keeps doing damage until the refurb arrives. Splitting the scope into now and later is often the sensible compromise.
What your quote should include
- Their pre-qualification and accreditations
- The named product and why it was chosen
- Whether old or failed sealant will be cut out, not overlaid
- The terms of the workmanship guarantee
What we’re called out for in KA7
The wrong sealant in the wrong place is a common cause of early failure. Painters’ acrylic in a moving joint, vinegar-smelling silicone on metal or natural stone, or a high-modulus product where a low-modulus one was needed will all fail early. BS 6213 gives guidance on choosing construction sealants, and many specifications refer to it.
If one of these sounds familiar, it’s time for a closer look:
- Frame mastic that has hardened and come away from the wall
- Sanitary sealant that has gone black and patchy
- Layers of sealant, all of them failing
- Water staining near frames, panels or ceilings
How the job changes by surface
Commercial kitchens and tea points
Gaps and ragged beads trap dirt that cleaning can’t reach. We seal to a neat, cleanable finish and work around service times you agree with us.
Fire-rated seals where specified
Fire-rated sealant is only one type of fire-stopping product. Other products, such as collars, wraps and batts, are specified for different services, so we’ll flag it if the detail needs a different product.
KA7: questions and answers
How do you choose the sealant?
If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
How long before the joints can be used?
The product and site conditions decide that. Some take light use quickly, others need longer to cure, so we will confirm the curing time on the day.
Do you take on multi-site sealant work?
Yes, within the areas we cover: South East England, Greater London and Scotland. Each site gets the same process and a single contact.
Do you work to architects’ specifications?
Yes. Send it with your enquiry, and we’ll price the work to it, flagging anything that needs clarifying.
Do you check for asbestos before removing sealant?
Some older mastics did contain asbestos. So we check the register first and stop work on anything suspect until it’s tested.
Is the old sealant taken out first?
Removal of the failed sealant is always part of the job. New sealant can’t grip the old bead, so laying over it never lasts, and the faces are brought back to sound, dry material before resealing.
Do you work for facilities managers and managing agents?
Yes. A large share of our work comes through facilities managers, managing agents and landlords as well as contractors. We can work to your instruction process and site rules.
