Our commercial sealant contractors service in KA1
Most commercial buildings carry hundreds of metres of sealant that nobody thinks about until it fails, and on a working site that normally surfaces as a leak, a stain or a complaint from occupiers. Mastic Doctor works as a commercial sealant contractor for facilities managers, managing agents and main contractors. We find out why the sealant joints failed, take them out and seal again using a sealant that suits the joint. We work on window and door perimeters, kitchen worktops and splashbacks and washrooms and tea points, and the failures we’re asked to look at most are expansion joints with the sealant torn out and earlier reseals applied straight onto the failed bead.
We schedule the visit to fit the site hours and access windows you give us. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area.
- First, details reach us through the quote form or a site visit.
- The cause is diagnosed and the scope priced as a fixed quote.
- Work is phased around your occupiers where areas need to stay in use.
- Every failed bead is removed rather than covered.
- Each joint gets a suitable sealant, laid to depth and tooled.
- A final walk-round, then the 12-month guarantee applies.
How we quote
Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well.
Why choose Mastic Doctor

Specifications, drawings and tender packages are welcome with any enquiry, and we will price against exactly what is specified. For smaller jobs, photographs and a description will do.
Local landmarks in Kilmarnock
In Kilmarnock, that means premises near Henderson Church Of Scotland, The Wheatsheaf Inn and Kilmarnock Academy. There’s a railway station in Kilmarnock itself: Kilmarnock station. Well-known places in the area include Burns Monument Centre (under half a mile north-east) and Dean Castle (0.9 miles north-east). Open spaces near Kilmarnock include Caprington Loch.
Commercial premises across KA1
Commercial buildings across KA1 range from older premises altered many times to recent units on business parks. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.
In Scotland, managing agents for tenements are often called property factors, so the factor is often the first contact for work on shared parts.
Kilmarnock: For premises near Kilmarnock station, less than half a mile to the north-west of Kilmarnock, footfall is part of the plan: work is phased so shops and offices keep trading. A hotel such as George Hotel, less than half a mile to the north-west of Kilmarnock, shows how much sealant a hospitality building has on show, from bathroom joints to the bar.
When to bring in a specialist
Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong usually costs more in the end than doing them right.
Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
Surface by surface
Fire-rated seals where specified
Fire-rated sealant is only one type of fire-stopping product. Other products, such as collars, wraps and batts, are specified for different services.
Facade and cladding joints
Facade joints move every day as panels warm and cool. The product has to suit the movement, and the depth has to be controlled with backing. Access, such as scaffold already up, is agreed before the price is fixed.
Leave it or put it right?
Sealant is often treated as an afterthought by the trade that fitted the element. Choosing the product, setting the depth and preparing the faces are what a specialist brings, the three things that decide how long a joint lasts. It shows over the following seasons rather than at handover.
What your quote should include
- How the existing material will be dealt with
- How joint depth will be controlled
- Proof of insurance
- Will CSCS-carded applicators be on site?
How the quote is worked out
We price every job individually. The things that drive the figure:
- Location, for remote and island sites
- Joint width, depth and condition
- Whether the work must be split into stages
- Quantities, in metres or numbers
The price depends on how many linear metres there are, how much old material needs removing and the access. Call for a quote once you have the details.
What to include in your enquiry
We can often quote from photos and a few details. It helps to include:
- Approximate linear metres or a joint schedule
- Clear photos of the problem areas
- Whether the building will be occupied during the work
- The site address and postcode
Quotes are fixed against the scope you send, so the cost is agreed before work starts. To ask for one, ring 01277 525 020 or use the quote form.
Why it fails
When a bead peels cleanly off one face, it has failed in adhesion. The usual causes are poor preparation, a missed primer, contamination on the joint face or sealant bonded to the base of the joint. We see it often where joints were sealed in a hurry.
These are often picked up first by site or facilities staff:
- Leaks that seem to come through a sealant line
- Wall and floor joints that have lost their seal
- Messy, uneven beads from earlier work that let the building down
- Earlier reseals applied straight onto the failed bead
Your questions answered
Can you supply RAMS and insurance details?
The paperwork is agreed with the quote: most clients ask for RAMS, our insurance certificate and CSCS details. Every applicator holds a CSCS card.
Does the weather affect the work?
It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.
Do you take on multi-site sealant work?
Yes, across South East England, Greater London and all of Scotland. One contact and one process for every building makes a portfolio easier to manage.
How many days will you need on site?
The duration is planned around your programme and the access we are given. We will give you an estimate of time on site when we quote.
Could the old sealant in an older building contain asbestos?
Some older mastics did contain asbestos. So we check the register first and stop work on anything suspect until it’s tested.
Do you seal on top of existing sealant?
No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.
Do your applicators hold CSCS cards?
Yes. Should the site need card details in advance, let us know and we will send them with the quote.
