Fire stopping in Hillhead

Facilities managers in Hillhead often find open service penetrations when ceilings come down for other work. If a specification already covers those walls and floors, we can reseal to it using the product and detail it sets out. With no specification in place, the first step sits with your designer or fire engineer, not with us. We work on linear gaps at wall heads, service gaps in risers and small duct penetrations where the tested detail allows, and the usual reasons a site gets in touch are fire stopping installed outside its tested range and unsealed penetrations discovered above suspended ceilings. A specialist sealant contractor works differently from a general builder: on jobs in Hillhead, preparation and product choice get the time they need.

Around smaller places such as Hillhead, compartment walls and floors tend to be in schools, hotels, care homes and community buildings. Where services pass through, specified fire-rated sealant is installed following the manufacturer’s guidance for that wall or floor.

What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

What happens if it’s left?

An improvised seal can look finished while offering no tested performance. Correcting it means cutting it out and starting again with the specified product, and doing it once, properly, is cheaper. Around smaller places like Hillhead, halls, stores and seasonal buildings may not be checked often, so a failed joint has time to cause damage. Early resealing prevents it.

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

Doing it in-house

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Common questions from Hillhead clients

Is Hillhead too far out for you?

Not at all. Hillhead is within our area. Every Scottish council area is within our area. Where we can, we group nearby jobs to make the most of each trip.

Can you work on a hospital site such as Ailsa Hospital?

Yes, provided the work is planned with the site’s estates team. Each area is agreed with the ward or department and the estates team in advance.

Can you tell us what fire stopping our building needs?

No, that isn’t our role. With the designer’s details in hand, we can price the sealant elements.

Are you fully insured?

Yes. We’re fully insured, including public liability cover.

Can you quote from photographs?

That depends on the size and complexity of the job. Simple work can often be priced from photographs, while larger or less clear jobs get a site visit first.

Do you take on multi-site work?

Yes. We take on portfolio and planned maintenance work, planned site by site to suit how each building is used.

What’s the quickest route to a quote?

The quote form is the simplest route, though you can also ring 01277 525 020 or send photos by email. Photos, drawings or a joint schedule help us quote quickly.

On site: what to expect

Tell us your site hours and access windows and we’ll plan around them. While we are working, the area stays contained and tidy, and we check in with your contact before moving on to each new area. Tell us who will meet us and how to get in at your building near Hillhead. We’ll confirm the plan with the fixed quote.

  1. First we go through the drawings, schedule or specification for the seals.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. We fit the backing the detail asks for, to the stated depth.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Getting the site ready

  • Send asbestos survey details if the building is pre-2000
  • Clear stock, furniture or equipment away from the joints

Advice

What sets the cost

The price varies from site to site. It mainly depends on:

  • Distance, for remote addresses
  • Whether old sealant has to be cut out first
  • The product specified
  • Any access equipment needed

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a quote.

What to include in your enquiry

For an accurate fixed quote, we need a clear picture of the site. Useful things to include:

  • Where the site is, with the postcode
  • How the joints are reached, and at what height
  • A wide shot and a close-up of the area
  • The product your specification calls for

To get a fixed quote, give us a call on 01277 525 020 or email us with the site address and an outline of the work. You can also send details through our quote form.

Maintenance after handover

A few simple habits keep the new joints working:

  • Don’t let anyone top up a fire seal with the wrong product
  • Ask which product is in place before decorating
  • Agree the fire-stopping specification before services go in
  • Flag new cables with no seal around them

Give the sealant its full cure time before ceilings, boxing or decoration go over it. Not every fire-rated product can be painted.

Specify fire stopping early on refits, not as an afterthought. Details can then be picked to suit the actual pipes, cables and ducts.

Fire stopping in Hillhead: the local picture

In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, and products should be tested for their end use. Where fire-rated sealant is specified, that’s what we install, to the tested detail.

At a healthcare site like Ailsa Hospital, which lies west of Hillhead, new services through compartment walls are a constant, and each needs the specified seal. Campus buildings at universities such as University of the West of Scotland - Ayr Campus, 4.6 miles west of Hillhead, see constant changes to data and services, and fire-rated sealant goes in around new penetrations where it is specified. Halls and meeting rooms at places like Coylton Parish Church sometimes gain new services, and any compartment wall crossed needs the specified seal.

Honest limits

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Fire doors, dampers or other fire safety equipment
  • Signing off or certifying a building’s fire stopping
  • Walls or floors that aren’t fire-resisting to begin with

If in doubt, give us a call on 01277 525 020 or use the quote form and we’ll say what we think before you book.
