How commercial sealant contractors works in KA5
How long a joint lasts is decided before any sealant leaves the gun. Old silicone gives new sealant nothing to grip, so every trace of it is removed, then both faces are cleaned back to sound, dry material with no dust or grease on them. Where the sealant maker specifies a primer for that substrate, it goes on before the new bead. We work on movement joints in walls and floors, kitchen worktops and splashbacks and floor and threshold joints, and the usual reasons a site gets in touch are mouldy silicone around WCs, urinals and vanity tops and expansion joints with the sealant torn out.
Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish.
- First, details come to us: photos, drawings or a schedule of the areas, or we arrange a site visit.
- The failure is diagnosed and a fixed quote issued for the work agreed.
- We plan around your site hours and access windows, phasing the work where areas have to stay in use.
- We strip the failed bead and prepare both faces of the joint.
- The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
- We walk the completed areas with you and sign them off under the 12-month guarantee.
How we quote
Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

Specifications, drawings and tender packages are welcome with any enquiry, and we will price the work to it. Smaller jobs need nothing more than photos and a few notes.
Local landmarks in Mauchline
Around Mauchline, our work takes us to commercial buildings near Mauchline Old Church and the streets around them. The nearest railway station is Auchinleck station, roughly 4.5 miles south-east. Nearby you will also find Ballochmyle Hospital (1.5 miles east) and Mauchline Castle (under half a mile north).
Shops, offices and hotels in KA5
Commercial buildings across KA5 range from older premises altered many times to recent units on business parks. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.
Our area covers every Scottish council area, KA5 included. Longer journeys are planned so each job is done in one go if at all possible.
Mauchline: On estates like Station Road Industrial Estate (less than half a mile south of Mauchline), the office and welfare end of each unit has its own sealant to maintain. A hotel such as Fairburn Hotel (under half a mile north-west of Mauchline) shows how much sealant a hospitality building has on show, from bathroom joints to the bar.
Commercial clients in KA5
Planned maintenance programmes are welcome: working through a building or an estate in stages that fit your budget. Sites in KA5 can sit alongside others in a wider programme across East Ayrshire.
For main contractors, we work as the sealant subcontractor. We work to your programme, your specification and your site rules, with CSCS-carded applicators on site.
How the quote is worked out
There’s no standard rate for sealant work, because every site is different. What we take into account:
- Travel to remote or island sites
- Access and working height
- How much there is to seal
- Specialist products, such as fire-rated or hygienic sealants
We don’t publish prices, since every building and every scope is different. Call for a quote and we will price your job on its own details.
Before you send an enquiry
A few photos plus some basic facts will normally do. It helps to include:
- How the joints are reached, and at what height
- The type of building and who uses it
- Drawings or a marked-up plan, if available
- The product your specification calls for
We quote a fixed sum against the scope you give us, so the cost is agreed before work starts. To ask for one, phone 01277 525 020 or send details through our quote form.
When it isn’t the sealant
Not every problem is a sealant problem, and we are upfront when that’s the case. It won’t fix:
- Faulty windows rather than failed perimeter sealant
- Structural cracks or movement the joints weren’t designed for
- A failed roof covering or waterproofing membrane
Why deal with it now?
Putting off a reseal typically moves the cost rather than avoiding it. Water past a frame perimeter or a washroom joint can reach plasterboard, insulation, floor coverings and the ceiling below. Resealing while only the sealant has failed keeps the job small.
Comparing quotes
- What site paperwork they can supply
- How the joint faces will be prepared and primed
- Are they CHAS accredited or on Constructionline?
- How joint depth will be controlled
Aftercare for building managers
Keep the joints in good shape with a few simple steps:
- Make sure ventilation in wet areas is switched on and working
- Keep a record of which joints were resealed and when
- Check the asbestos register before anyone disturbs old sealant in an older building
- Ask cleaners to use a soft cloth and mild cleaner on sealant
Put sealant on the planned maintenance checklist. Regular checks pick up small failures before they become leaks. Should something look amiss, you can speak to us on 01277 525 020 or email drawings and photos and send a picture.
Once sealant fails in a movement joint, grit and debris get in. With nothing soft to close against, the materials either side take the load and start to break up. That turns a sealant job into something bigger.
Questions we’re asked in KA5
Can you handle sealant work across several sites?
Yes. We regularly take on multi-site work and planned maintenance programmes, priced site by site or as one programme.
How long does a job like this take?
We plan the time on site around your programme and access. You will have an expected duration with the quote.
Do you cover KA5?
Yes. We take on work across KA5, with one number for every area we cover.
Could the old sealant in an older building contain asbestos?
It’s possible in older buildings, especially those built before 2000. Before cutting anything out, we ask for the asbestos register or survey, and anything suspect is left until it has been tested.
How do we get a quote?
The main factors are metres of joint, removal, access, the product and how many phases there are. For a fixed quote, send details through our quote form.
How do you keep disruption to occupiers down?
It’s normal for us to work in occupied buildings. We agree the order of areas, protect what’s nearby and close off only the section we are sealing for as long as the cure needs.
Is failed sealant stripped out, or sealed over?
The old bead is stripped out first. After that come cleaning, primer where needed, backing and the new sealant.
