Construction mastic across South Ayrshire: what to expect

External mastic depends on the weather in a way most internal trades don’t. Cold or damp mornings, frost and condensation on frames can all hold external sealing up, so we plan elevations with the forecast and the programme in mind. Internal sealing often fills those days. We work on internal decorators’ caulk, brick and block movement joints and floor and skirting junctions, and the usual reasons a site gets in touch are new external sealant already peeling away and window and door perimeters that won’t pass inspection.

We follow your site rules from the start: signing in, inductions and any permit to work. With the paperwork done, we take the joints in the sequence agreed with you, and each area is checked before we leave it.

  1. First we look at the scope on site or from drawings.
  2. You receive a fixed quote covering scope, products and sequence.
  3. Paperwork is agreed and applicators are inducted on site.
  4. We seal plot by plot or floor by floor in line with the programme.
  5. Problems we find, such as oversized gaps, are raised straight away.
  6. The package is closed out, snags cleared and backed by our 12-month guarantee.

Local landmarks in Ayr

In Ayr, that means premises near Railway Tavern, Wellington School and St Andrews Church. Ayr has its own railway station: Ayr station. Nearby you’ll also find Tam Oshanter Museum (0.5 miles north-west) and Seafield Children's Hospital (0.9 miles south-west). The countryside around Ayr includes Carcluie Loch.

New build and refurbishment in South Ayrshire

We take on mastic packages across South Ayrshire, on large sites in places such as Ayr, Troon and Prestwick and small schemes elsewhere. Send drawings, the programme and your paperwork requirements, and we will confirm everything with the quote.

In Scotland, managing agents for tenements are often called property factors, so mastic work on shared parts may come through the factor. South Ayrshire includes coastal places, where facades, frames and external slabs take more weather than inland. Product choice and joint preparation matter more there.

Ayr: University estates such as University of the West of Scotland - Ayr Campus, under half a mile north-east of Ayr, tend to have a rolling programme of new buildings and refurbishments, each with window perimeters and facade joints to seal. Projects at colleges like Ayrshire College - Ayr Campus, less than half a mile north of Ayr, tend to run to term dates, so the mastic is planned tightly.

Should maintenance staff do it?

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

How the quote is worked out

Before we quote, we look at:

  • Whether the work must be split into stages
  • Quantities, in metres or numbers
  • Location, for remote and island sites
  • Access and working height

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a fixed quote.

Details that help us quote

For an accurate fixed quote, we need a clear picture of the site. Useful things to include:

  • Whether the building will be occupied during the work
  • Your programme or deadline
  • Approximate linear metres or a joint schedule
  • Anything awkward about access or site hours

We quote a fixed sum against the scope you give us, so you know the figure before anyone is on site. To ask for one, ring 01277 525 020 or email the details over.

Building owners, agents and FMs in South Ayrshire

Hospitality, education, healthcare, office and retail clients book us directly too. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.

Common problems we fix in South Ayrshire

Most mastic snags on new buildings come from sequencing rather than product. Sealing before decorators, flooring or other trades have finished leaves joints exposed to damage.

Site and facilities staff are often the first to spot these:

  • Frame gaps too wide for sealant alone
  • External joints sealed in damp or cold conditions that are now failing
  • Window and door perimeters that won’t pass inspection
  • A mastic package split between trades with no clear owner

When it isn’t the sealant

Part of a good diagnosis is knowing where sealant stops. You’ll hear from us if the cause turns out to be one of these:

  • Joints damaged after sign-off by following trades
  • Frames fitted out of tolerance
  • Faulty frames rather than failed sealant

Your questions answered

Will you just go over the old sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

What hours do you work?

We are in the office from 8am until 5pm, Monday to Friday. Tell us your site hours and access windows and the work will be fitted around them.

When can the area be used after sealing?

The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.

How long will the new sealant last?

There isn’t a single answer, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular checks let you plan resealing before leaks or damage.

Do you work to architects’ specifications?

Yes. We follow the specification, along with the manufacturer’s installation guidance, and we raise anything unclear before work begins.

Can you quote from photographs?

Photos, drawings or a schedule are often enough to quote. If the job needs a look first, we will arrange a visit.

Will you quote for a small job?

Single areas, one-off repairs and whole buildings are all quoted the same way: send details, get a fixed quote, we seal, guaranteed.
