How we handle facade sealing in Cogges
A good facade joint depends on design as much as product. Joint width needs to match how far the joint moves and how far the sealant can stretch, and closed-cell rod sets the depth, keeping the bond to two faces with the ratio the sealant maker recommends, often around 2:1. We work on shopfront frames, stone and brick facade joints and coping and flashing joints, and the failures we’re asked to look at most are leaks at window and door perimeters and perimeter sealant that has split or peeled away. Searching for sealant specialists in Cogges? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.
Conversions around smaller places like Cogges often join new frames to old masonry or timber, and the sealant at those junctions has to cope with two materials that move differently, in a colour the planners or architect are happy with.
We stand by our work: 12 months, guaranteed. It covers how we prepared and applied the sealant, and we come back if anything isn’t right.

When to call us in Cogges
Adhesive failure, where the sealant peels away from one face, usually comes from poor preparation. Contamination, moisture or skipping the primer the maker specifies leave a weak bond, and movement soon pulls it away.
What tends to prompt an enquiry:
- Patch repairs that keep failing
- Unsightly perimeter sealant on a visible elevation
- Perimeter sealant that has split or peeled away
- Water coming in around window frames
For a contractor working at a hospital such as Witney Community Hospital, 0.6 miles to the north-west of Cogges, perimeter and facade sealing is planned around patients and deliveries.
What to look for in a quote
- Can the work be phased to keep areas open?
- Which product they’ll use, and why it suits the joint
- What level of public liability insurance do they hold?
- Will RAMS and insurance details be available?

When to bring in a specialist
A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
Facade sealing around Cogges: how the place shapes the job
Cogges is in the South East, one of the UK’s drier regions. Still, external mastic needs dry faces within the maker’s temperature limits, which isn’t every day, so we time external mastic for dry faces and agree it with the site team. Cogges lies roughly 62 miles out from central London. Construction around the commuter belt mixes station-side flats with refurbished offices and units, and each scheme needs its mastic sealed to programme.
Projects at schools like The Blake Church of England Primary School work to term dates, so mastic is programmed tightly. Projects at colleges like Abingdon & Witney College: Witney Campus (less than half a mile west of Cogges) tend to run to term dates, so the mastic is planned tightly.
Cogges is about 1 mile east of Witney, in Oxfordshire. If you are looking for facade sealing in Cogges, we can help, as we do across Oxfordshire. We work across 423 places in Oxfordshire, from busy centres to rural villages. Our Oxford page has more on work in that area, about 11 miles away.
If you need facade sealing in OX28 and OX29, the process matches everywhere else we work: details, then a fixed price, then sealing and a 12-month guarantee. For a building on Mead Lane, Puck Lane and Manor Road or nearby, we can quote for facade joints. How the quote is worked out
There’s no standard rate for sealant work, since sites vary so much. What we look at:
- The total length or number of joints
- Location, for remote and island sites
- Induction, permit and paperwork requirements
- Any access equipment needed
Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote.
Sending details for a quote
A few photographs plus some basic facts will normally do. Please tell us:
- Rough lengths or quantities, or drawings if you have them
- Anything awkward about access or site hours
- Where the site is, with the postcode
- Any dates the work must fit around
Need a figure for a tender or a budget? We will quote against your scope and drawings you can plan around. For a chat about it beforehand, speak to us on 01277 525 020 or send details through our quote form.
Common questions from Cogges clients
Is Cogges too small for you to travel to?
No. Small places get the same service as large ones. We cover Greater London and the counties of the South East. We plan jobs in smaller places so return trips are kept to a minimum.
Would you work within a site like Witney Community Hospital?
Yes. Healthcare sites are among the places we work. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.
Do your applicators hold CSCS cards?
Yes. We use CSCS-carded applicators, which many sites require.
Can you work while the building is occupied?
In most cases, yes. We phase the work so most of the building stays in use.
Should we check old sealant for asbestos?
It’s worth checking in any building from before 2000. The duty to manage asbestos sits with the dutyholder. Suspect material is left alone until it has been tested.
Can you find out why a window is leaking?
Yes. We look at the perimeter sealant and tell you whether it has failed as part of pricing. If the water seems to come from a roof, sill or the glazing unit instead, we say so.
Are you CHAS accredited and on Constructionline?
Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.
Why act early in Cogges
A few metres of new sealant compare well with replacing ceilings, linings or damaged stock. Leaks travel along the structure, often turning up far from the joint. Over time, UV, weather and movement wear any sealant out. Replacing it before it fails keeps water out.
Every site prices differently: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

What we can’t put right
Some faults sit outside our scope, and we say so rather than covering them up:
- Movement beyond what any sealant can handle
- Damaged frames that need replacing
- Water getting in through cracked render or porous masonry
Not sure which it is? You can speak to us on 01277 525 020 or email the details over and we’ll tell you honestly before you book.

On site: what to expect
Occupied buildings need a little choreography. The work area is signed and kept contained, with routes through the building left open and move on in phases so staff and visitors can carry on around us. For a site in Cogges, we plan so the whole job is done in one go where possible. Photos with rough sizes let us arrive with everything needed.
- First we review photographs, drawings or what we saw on a visit, and agree how each joint will be reached.
- The old bead is cut away completely, not overlaid.
- Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
- Backing rod, or bond-breaker tape in shallow joints, limits the depth.
- A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
- We walk the finished joints with you before handing over.
What we need from you
- Clear stock, furniture or equipment away from the joints
- Point out parking and an unloading spot
- Tell us what induction or permit system the site runs
