Commercial sealant contractors across G4: what to expect
Most of the buildings we seal stay open while we’re there. Tell us your site hours and access windows and we will plan around them; phased work can also be planned so areas stay in use. It’s the same approach in offices, retail units, hotels, schools and healthcare buildings. We work on floor and threshold joints, kitchen worktops and splashbacks and external facade joints, and the failures we’re asked to look at most are external beads that have gone brittle and cracked and frame sealant that has cracked, shrunk or pulled away.
The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it.
- We begin with whatever information you have, whether that’s photographs, a drawing or a list of locations, and a site visit is booked where it helps.
- We work out why the joints have failed and fix a quote for the agreed scope.
- Site hours, access windows and the order of areas are agreed before we start.
- We strip the failed bead and prepare both faces of the joint.
- We fit backing to the right depth, prime where specified and lay the new bead.
- We walk the completed areas with you and sign them off under the 12-month guarantee.
What affects the price in G4
Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

Commercial premises across G4
Commercial buildings across G4 range from older premises altered many times to recent units on business parks. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.
Tenements in Scotland’s cities are often managed by property factors, with shared repairs agreed by the owners, so mastic work on shared parts may come through the factor.
Port Dundas: If you run an office at a site such as Craighall Business Park, which lies north-west of Port Dundas, the sealant at reception desks, tea points and frames ages with each fit-out. Units at places like The Savoy Centre, 0.6 miles south of Port Dundas, are refitted as brands change, and the joints have to suit each new scheme.
General trades versus a specialist
Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we’ll confirm the paperwork you need with the quote.
Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.
Different surfaces, different methods
Washrooms and toilets
Black sealant in a toilet block is normally beyond cleaning. The lasting answer is removal, preparation and a new sanitary bead.
Commercial kitchens and tea points
A smooth, continuous joint is easier to keep clean. Work is timed around the hours you give us so the kitchen isn’t out of use longer than needed.
Why it fails
External sealant takes a steady beating from the weather. Sunny elevations dry the surface out and exposed ones take driving rain; in time the surface chalks, hardens and cracks. Once it stiffens, the joint opens up at the next big temperature swing.
If one of these sounds familiar, it’s time for a closer look:
- Greasy, split joints in a kitchen or tea point
- Earlier reseals applied straight onto the failed bead
- Hardened, chalky sealant on south-facing or exposed elevations
- Smeared sealant across finishes from a rushed job
What affects the price in G4
Each job is priced on its own details. The main factors are:
- Quantities, in metres or numbers
- Specialist products, such as fire-rated or hygienic sealants
- Travel to remote or island sites
- Whether the work must be split into stages
The product called for affects the cost, as does the preparation each joint needs, from cutting out to priming and backing rod. Access, phasing and site rules also count.
Before you send an enquiry
We can often quote from photographs and a few details. Please tell us:
- Anything awkward about access or site hours
- What the building is and how it’s used
- Clear photographs of the problem areas
- The site address and postcode
Let us know the site, the scope and your timescale, and we will put a fixed quote together. To get it moving, call the office on 01277 525 020 or use the quote form.
After the work
For the best life from the joints:
- Don’t let cleaning or traffic back on before the cure time is up
- Ask fit-out and M&E contractors to report any sealant they disturb
- Ask cleaners to use a soft cloth and mild cleaner on sealant
- Report cracked or peeling sealant early
Let your cleaning contractor know what’s new. Scourers, blades and harsh products shorten a bead’s life.
A failed external joint lets water in every time it rains. Behind a panel or frame, that water can sit unseen for a long time. Catching it at the sealant stage avoids the bigger repair.
G4: questions and answers
Does weather matter for sealant work?
Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.
How do we get a quote?
Photos, drawings or a schedule of the joints are usually enough to start. Where we need to see it, we will arrange a site visit, then send a fixed quote.
How long will the new sealant last?
It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.
Are you CHAS accredited and on Constructionline?
Yes. We’re CHAS accredited, we’re a Constructionline member and we use CSCS-carded applicators.
Can you supply RAMS and insurance details?
Let us know your requirements when you ask for a price, and the paperwork is confirmed with the quote. For older buildings we’ll ask for the asbestos register, plus your site induction rules.
Is the old sealant taken out first?
Removal comes first, every time. Then the joint is cleaned, primed where the maker specifies, backed to depth and resealed.
Will you just go over the old sealant?
No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.
