Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Commercial sealant contractors across G2: what to expect

Some sealants used before 2000 can contain asbestos, so older stock needs a check first. Before anything is cut out, we ask for the asbestos register or survey, because the duty to manage asbestos sits with the dutyholder. If a material is suspected, work stops until it’s tested (removing asbestos-containing materials isn’t something we do). Most enquiries involve shrunken sealant along kitchen worktops and splashbacks and window and door perimeter joints that have cracked open, across movement joints in walls and floors, floor and threshold joints and kitchen worktops and splashbacks.

The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in.

  1. First, details reach us through the quote form or a site visit.
  2. The cause is diagnosed and the scope priced as a fixed quote.
  3. Where parts of the building must stay open, the work is phased.
  4. Every failed bead is removed rather than covered.
  5. Each joint gets a suitable sealant, laid to depth and tooled.
  6. A final walk-round, then the 12-month guarantee applies.

Pricing in G2

Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well.

Commercial premises across G2

Across G2, from Garnethill, Anderston and Blythswood Hill to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact.

Across G2, outside sealant work is planned around the weather, so we keep some flexibility in the dates.

Blythswood Hill: Units at places like The Savoy Centre, under half a mile north-east of Blythswood Hill, are refitted as brands change, and the joints have to suit each new scheme. Offices and shops close to stations such as Charing Cross (Glasgow) station (to the north-west of Blythswood Hill) tend to be busy all day, so sealant work is planned around opening hours.

When something else is needed

Before quoting, we check that sealant is the right answer. It won’t put right:

  • Walls or slabs moving more than any sealant can take
  • Water from a services leak rather than a joint
  • Misted, cracked or failed glazing units (a glazier’s job)

What affects the price in G2

What shapes the price:

  • How much existing material needs removing
  • The size and state of each joint
  • Site requirements such as inductions and permits
  • Travel to remote or island sites

There’s no price list, since every building and every scope is different. Call for a quote.

Sending details for a quote

However big the job, the same details help:

  • What the building is and how it’s used
  • Drawings or a marked-up plan, if available
  • A wide shot and a close-up of the area
  • The asbestos register, for older buildings

Every job follows the same four steps: send details, get a quote, we seal, guaranteed. The first step is to call the office on 01277 525 020 or email the details over with what you know.

Looking after the joints

After handover, these steps help:

  • Check sealant as part of routine building inspections
  • Respect the cure time before reopening an area
  • Ask fit-out and M&E contractors to report any sealant they disturb
  • Act on the first lifting edges rather than waiting

Brief your cleaning team on the joints that have been resealed. Abrasive pads, scrapers and some strong chemicals damage sealant surfaces, while a neutral cleaner and a soft cloth do no harm.

Sealant rarely fails all at once across a building. The first failures are often a warning about the rest. We’ll tell you which sealant joints need doing first and which can wait.

Surface by surface

Fire-rated seals where specified

Intumescent and other fire-rated sealants go in at service penetrations and linear gaps to the maker’s tested details, where they are specified. The design and sign-off of fire stopping belong to the designer and building control.

Commercial kitchens and tea points

Kitchen joints along worktops, sinks, splashbacks and wall cladding collect grease and moisture. They’re degreased thoroughly before resealing.

When to bring in a specialist

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

Redoing a failed joint normally costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Your questions answered

Do you cover G2?

Yes. G2 falls within our area, and the simplest way to start is to call 01277 525 020 or email drawings and photos.

Will the building have to shut during the work?

Phased work can be planned so areas stay in use. Tell us your site hours and access windows and we will plan around them.

Do you seal on top of existing sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.

When is resealing likely to be due?

There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.

Does commercial sealant work come with a guarantee?

A 12-month guarantee covers the workmanship from handover. Keeping joints clean and inspected helps them last well beyond that.

Do you take on multi-site sealant work?

Yes, within the areas we cover: South East England, Greater London and Scotland. One contact and one process for every building makes a portfolio easier to manage.

Do your applicators hold CSCS cards?

Yes. Our applicators hold CSCS cards, which many sites require.
