Our commercial sealant contractors service in G21

Inside a commercial building, sealant does a lot of quiet work: around sanitaryware, along worktops and splashbacks, at window boards, partition heads and floor junctions. Externally it keeps rain out of frame perimeters, panel joints and movement joints. Our applicators work on both the inside and the outside of the building, matching the sealant to the location instead of using one product throughout. Site teams most often ask us about weathered facade sealant that no longer flexes and shrunken sealant along kitchen worktops and splashbacks, across kitchen worktops and splashbacks, washrooms and tea points and floor and threshold joints.

We schedule the visit to fit the site hours and access windows you give us. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area.

  1. Site photographs, drawings or a visit tell us what’s there and how it has failed.
  2. You get a fixed quote covering removal, preparation and the new sealant.
  3. Sequence, access and working times are settled before the first joint is touched.
  4. Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
  5. Backing goes in, the new sealant is laid and tooled, and the area is left neat.
  6. We hand back each area with its cure time and our 12-month guarantee.

What you will pay

A quote for sealant joints depends on quantities, condition and access, and any specification that applies. Call for a quote.

Why appoint us

  • Work carried out by CSCS-carded applicators
  • Constructionline member
  • Coloured sealants to suit the setting, where available
  • One number for every site we cover

Photos, drawings or a schedule of the joints are often enough for a fixed quote. Where a site visit makes more sense, we’ll arrange one.

Local landmarks in Stobhill

Locally, jobs take us to sites close to Springburn Park, All Saints RC Secondary and Colston Wellpark Church. Stobhill’s nearest station is Bishopbriggs station, about 0.7 miles north. A little further out are Heatherbank Museum of Social Work (2 miles south-west) and Stobhill Hospital (under half a mile north-east). For a walk, there’s Lenzie Moss and Hogganfield Loch.

Commercial sealant contractors across G21: the area picture

Shop fits, office refurbishments and hotel refits in towns such as Robroyston, Riddrie and Dennistoun all leave joints that need sealing. Where the joint is on show, a colour that suits the finish is part of the job.

In Scotland, managing agents for tenements are often called property factors, so mastic work on shared parts may come through the factor.

Stobhill: A unit on an estate like Cowlairs Industrial Estate, 0.8 miles to the south-west of Stobhill, normally has an office front, a trade counter and staff facilities with joints of their own. A business with units at Cowlairs Industrial Estate and Atlas Industrial Estate needn’t use two contractors for its sealant.

What affects the price in G21

Sealant work doesn’t have a standard rate, because every site is different. What we take into account:

  • Backing rod, priming and other preparation
  • The total length or number of joints
  • How much existing material needs removing
  • Distance, for remote addresses

What a job costs comes down to how many linear metres there are, what has to come out first and how the joints are reached. Call for a quote when you are ready.

What to include in your enquiry

A few photographs plus some basic facts will normally do. It helps to include:

  • What the building is and how it’s used
  • Specification clauses that apply
  • Asbestos survey details if the building is older
  • Anything awkward about access or site hours

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we’ll fill any gaps with a visit.

Why deal with it now?

Some managers wait for a fit-out before touching the mastic. That’s reasonable for internal joints that are just tired-looking, but external and wet-area joints that already leak shouldn’t wait. Splitting the scope into now and later is often the sensible compromise.

Comparing quotes

  • Will CSCS-carded applicators be on site?
  • Health and safety accreditation such as CHAS
  • Whether primer will be used where the manufacturer specifies it
  • Their plan for phasing and protecting the area

After the work

To get the most from the new sealant:

  • Make sure contractors see the asbestos survey before cutting out old mastic
  • Note dates and locations of sealant work for future planning
  • Ask fit-out and M&E contractors to report any sealant they disturb
  • Keep barriers up until the new sealant has cured

Keep an eye out for other trades after we have gone. Shop refits, new services and replaced fittings often break the seal around them, and it’s easy to forget to reseal afterwards. Where work has disturbed a joint, just ring 01277 525 020 or email drawings and photos for a quote.

Tenants and staff spot black or split sealant quickly. Replacing it on a planned cycle keeps complaints down.

For managing agents and facilities managers

When you manage a building on behalf of an owner, clear figures and clear communication matter. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative, plus a 12-month guarantee.

Planned maintenance programmes are welcome: resealing failed joints building by building, on a schedule that suits your budget. G21 can form part of a wider programme.

What we’re called out for in G21

Plenty of failed joints were never sealed with the right product. Painters’ acrylic in a moving joint, vinegar-smelling silicone on metal or natural stone, or a high-modulus product where a low-modulus one was needed. BS 6213 gives guidance on choosing construction sealants, and many specifications refer to it.

These are often picked up first by site or facilities staff:

  • Messy, uneven beads from earlier work that let the building down
  • Earlier reseals applied straight onto the failed bead
  • Window and door perimeter joints that have cracked open
  • Leaks that seem to come through a sealant line

Common questions from G21 clients

Do you work to architects’ specifications?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and any queries are raised before we start.

When can the area be used after sealing?

The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, so we will confirm the curing time on the day.

How long does a job like this take?

It depends on the scope, though a typical visit usually takes as long as the agreed scope needs, from a single visit to a programme spread over several weeks. For bigger or phased jobs, we will set out a timescale with the quote.

Can areas stay open during the work?

We phase the work so parts of the building stay open. We plan around the site hours and access windows you give us.

What about asbestos in old mastic?

In buildings from before 2000 in particular, some old mastics and sealants may contain asbestos. Before cutting anything out, we ask for the asbestos register or survey, and anything suspect is left until it has been tested.

Who decides which product is used?

A specification, where there is one, decides it. Without one, the joint decides: its movement, its surfaces and what it has to cope with.

What site paperwork can you provide?

We confirm documents at quote stage: RAMS, an insurance certificate and CSCS details are the usual requests. Every applicator holds a CSCS card.
