How commercial sealant contractors works in G5
Mastic Doctor has been sealing joints for businesses and contractors since 2005, and the paperwork side is in order: CHAS accredited, Constructionline member, five million pounds of public liability insurance and CSCS-carded applicators. If your site needs RAMS, an insurance certificate or CSCS details, say so and we will confirm with the quote. We work on kitchen worktops and splashbacks, window and door perimeters and washrooms and tea points, and the failures we are asked to look at most are messy, uneven beads from earlier work that let the building down and shrunken sealant along kitchen worktops and splashbacks.
Where the site stays busy, we agree a sequence with your contact so the disruption stays in one area at once. Each section is protected, cleaned back and sealed, then handed back before we move to the next.
- We start with the evidence: photographs, drawings or a look on site.
- You get a fixed quote covering removal, preparation and the new sealant.
- We agree the order of work, access windows and site hours with you.
- Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
- Depth is set with backing, then the sealant is applied, tooled and the area tidied.
- We hand back each area with its cure time and our 12-month guarantee.
Pricing in G5

Commercial sealant contractors across G5: the area picture
Across G5, from Laurieston, Strathbungo and Hutchesontown to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact, with colours matched site to site where the brand needs it.
Scotland has its own building regulations, the Building (Scotland) Regulations 2004, with building warrants from the local authority verifier. We seal to what has been specified, on every job.
Laurieston: A business with units at Pollokshaws Road Trade Park and Tradeston Industrial Estate needn’t use two contractors for its sealant. If you run a unit on an estate such as Pollokshaws Road Trade Park, less than half a mile south of Laurieston, the trade counter, offices and staff facilities have joints to look after as well as the warehouse.
Cost factors for sealant joints
The price varies from site to site. Expect it to depend on:
- Whether the work must be split into stages
- How accessible the joints are
- Quantities, in metres or numbers
- Specialist products, such as fire-rated or hygienic sealants
Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.
Sending details for a quote
Diagnosis starts before we arrive. Let us know:
- Whether an asbestos survey exists
- Whether the building will be occupied during the work
- Rough lengths or quantities, or drawings if you have them
- When you need the work done
If there’s a specification, drawings or a tender package, send it with your enquiry, and we will price against exactly what is specified. For smaller jobs, photos and a description will do.
Surface by surface
Facade and cladding joints
Facade sealant failures can be hard to spot from the ground. Close-up photographs or a site visit tell us what’s needed, with colours confirmed for the product chosen.
Washrooms and toilets
Mould that has grown into washroom sealant can’t usually be cleaned out. The lasting answer is removal, preparation and a new sanitary bead.
Why act early?
Fixing joints complaint by complaint is a costly way to manage sealant. A planned programme groups work by building or area, cuts repeat visits and gives you a budget figure. We will suggest an order, worst sealant joints first.
What your quote should include
- Their public liability cover
- What site paperwork they can supply
- The terms of the workmanship guarantee
- Health and safety accreditation such as CHAS
After the work
For the best life from the joints:
- Keep a record of which joints were resealed and when
- Brief cleaning contractors to avoid scourers and blades on sealant
- Make sure ventilation in wet areas is switched on and working
- Deal with small splits before they become leaks
Put sealant on the planned maintenance checklist. A periodic look catches splits and lifting edges early. If anything looks wrong, call the office on 01277 525 020 or use the quote form with a photo.
Tenants and staff spot black or split sealant quickly. Replacing it on a planned cycle keeps complaints down.
When something else is needed
A proper diagnosis includes knowing what sealant can’t do. We’ll tell you if the real problem is any of the following:
- Water from a services leak rather than a joint
- Leaking roofs, gutters or flat-roof membranes (those need a roofer)
- Cracking that needs a structural engineer to look at it
G5: questions and answers
How long will the new sealant last?
Nobody can honestly give a figure in years, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.
Do you take on multi-site sealant work?
Yes, across South East England, Greater London and all of Scotland. One contact and one process for every building makes a portfolio easier to manage.
Do your applicators hold CSCS cards?
Yes. We use CSCS-carded applicators, as many construction sites ask for.
Can you follow the specification on our project?
Yes. The specification and the manufacturer’s installation guidance are what we work to.
Does the weather affect the work?
It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.
Will the building have to shut during the work?
It’s normal for us to work in occupied buildings. Only the area being sealed is closed, and the sequence is agreed in advance, until its cure time has passed.
Are you CHAS accredited?
Yes. Mastic Doctor is CHAS accredited and a Constructionline member.
