Our commercial sealant contractors service in G23
A reseal stands or falls on the preparation underneath it. Old silicone gives new sealant nothing to grip, so every trace of it is removed and the faces are cleaned until they’re sound and dry, with no dust or grease left. Where the sealant maker specifies a primer for that substrate, it goes on before the new bead. We work on floor and threshold joints, kitchen worktops and splashbacks and movement joints in walls and floors, and what we’re called in for most is a top-up bead over failed sealant, now lifting and hardened, chalky sealant on south-facing or exposed elevations.
The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in.
- Send details through our quote form, or ask for a site visit.
- We diagnose the cause of failure and price a fixed scope.
- Where parts of the building must stay open, the work is phased.
- Every failed bead is removed rather than covered.
- Each joint gets a suitable sealant, laid to depth and tooled.
- A final walk-round, then the 12-month guarantee applies.

Commercial premises across G23
Shop fits, office refurbishments and hotel refits in towns such as High Ruchill, Maryhill and Ruchill all leave joints that need sealing. Visible joints call for a matched colour and a clean tooled finish.
In Scotland, managing agents for tenements are often called property factors, so mastic work on shared parts may come through the factor.
High Ruchill: Industrial estates such as Balmore Industrial Estate, 1 mile to the north-east of High Ruchill, have offices, trade counters and welfare areas whose sealant ages like any other building’s. In a retail centre such as West End Retail Park (1.7 miles south-west of High Ruchill), new tenants mean new shop fits, and the sealant at counters, frontages and floor edges is part of the finish.
Why deal with it now?
Some managers wait for a fit-out before touching the mastic. That’s reasonable for internal joints that are just tired-looking, but external and wet-area joints that already leak shouldn’t wait. Splitting the scope into now and later is often the sensible compromise.
Questions to ask before you book
- What the guarantee covers, and for how long
- How they’ll work around occupants
- How joint depth will be controlled
- What site paperwork they can supply
General trades versus a specialist
There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
What sealant work can’t fix
A proper diagnosis includes knowing what sealant can’t do. You will hear from us if the cause turns out to be one of these:
- A dripping trap, valve or pipe behind a fitting
- Walls or slabs moving more than any sealant can take
- Roof leaks that only look like a joint problem
Different surfaces, different methods
Movement joints in walls and floors
A trafficked floor joint needs a different product from a wall joint. The choice comes down to how much the joint moves and what runs over it; if the arrises are broken, we will say so before sealing.
Fire-rated seals where specified
Fire-rated sealant is only one type of fire-stopping product. Collars, wraps, batts and boards are specified for other services and gaps.
Why it fails
Washrooms and kitchens wear sealant out in their own way. Damp, harsh cleaning products and poor ventilation let mould take hold inside the bead, and once established it rarely cleans out. The fix is a new bead of anti-mould sanitary silicone.
Look out for the following:
- Greasy, split joints in a kitchen or tea point
- External beads that have gone brittle and cracked
- Wall and floor joints that have lost their seal
- Untidy joints in a reception, shop floor or lobby
G23: questions and answers
How is commercial sealant work priced?
The main factors are metres of joint, removal, access, the product and how many phases there are. To get a fixed price, send details through our quote form, or phone or email us.
Do you check for asbestos before removing sealant?
On older buildings, our first request is the asbestos survey. The duty to manage asbestos sits with the dutyholder and removing it isn’t something we do.
Are you CHAS accredited and on Constructionline?
Yes. We are CHAS accredited and a Constructionline member.
Can you take on work for an FM or managing agent?
Yes. You can send details through our quote form.
Is your work guaranteed?
Our workmanship is guaranteed for 12 months. We’re fully insured for public liability as well.
Can you work to our specification?
Yes. We follow the specification, along with the manufacturer’s installation guidance, and we raise anything unclear before work begins.
Does weather matter for sealant work?
For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.
