Construction mastic in London

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

From enquiry to sign-off

A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. On site, the work typically takes whatever the programme allows, since the work follows the trades as areas are released, and we clear our waste as we work. For premises in central London, deliveries and parking need a bit of planning, while out-of-town estates normally have yards and car parks. Either way, tell us what’s available.

  1. We start with the drawings, specification and programme.
  2. We take off quantities and return a fixed quote.
  3. The sequence is agreed with the site manager.
  4. Each area is sealed when it’s released.
  5. Joints are prepared, backed and sealed to the specification.
  6. After snagging, the work is handed over under our 12-month guarantee.

Before we start on site

Construction mastic in London

Mastic tends to be one of the final packages before handover, so it lands at exactly the point the programme is tightest. We work as a mastic subcontractor to main contractors and developers with projects in London. We work on window and door perimeters, sanitary and kitchen joints and brick and block movement joints, and what we’re called in for most is different trades sealing to different standards and existing joints on a refurb that need cutting out and resealing. Whoever orders the work in London, the brief is typically the same: a clear scope, tidy work and joints that don’t fail again.

On larger schemes in and around London, mastic is often programmed plot by plot or floor by floor. CSCS-carded applicators work to the site’s rules and the specification, and any snags are cleared before handover.

Work we carry out in Greater London comes with a 12-month guarantee. Should something we installed fail, call the office on 01277 525 020 or email drawings and photos and we’ll come back to it.

Work for main contractors and building owners

Facilities managers want contractors who arrive with the paperwork sorted. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.

When you manage a building on behalf of an owner, you need clear quotes and clear reporting. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative.

Different surfaces, different methods

External facade and movement joints

Many facade substrates need a primer before sealing. Primer goes on where the sealant maker calls for it and work only when conditions suit.

Bathrooms, en suites and washrooms

Across a block of flats or a hotel, sanitary sealing is repeated in every room. One applicator team gives the same finish everywhere.

Questions we’re asked in London

Do you cover business parks and estates near London, such as Southwark Bridge Business Centre?

Yes. Estates, retail parks and business parks around London, Southwark Bridge Business Centre among them, are all within reach. A few photos and the unit address let us price the work.

Could you schedule work at a campus like London South Bank University for the vacation?

Yes, holiday working periods are the norm on campus jobs. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.

Can weather delay the job?

Outside, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.

Do you need to see the site first?

Many jobs can be quoted from photographs, drawings or a joint schedule. Where they aren’t, we arrange a site visit before quoting.

Do you take on mastic snagging only?

Yes. We clear snags by redoing joints rather than patching them.

Can staff carry on working while you’re here?

In most cases, yes. Phased work can be planned so areas stay in use.

How long do sealant joints last?

It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.

Keeping the joints sound

Sealant joints are maintenance items, and how long they last depends on how they’re treated. Our advice:

  • Brief the final clean team to avoid blades near sealant
  • Brief following trades on areas that have been sealed
  • Check frame gaps are within the sealant’s range before sealing
  • Don’t schedule sealing before decorators and flooring are done

Once an area is sealed, protect it from following trades. Fresh sealant needs its cure time before it’s cleaned, painted near or knocked.

Sealing outside when the joint is damp or too cold leads to poor adhesion. Waiting for a dry joint and the right temperature is better than redoing work so external sequencing builds in some flexibility.

What sets the cost

To price the job, we consider:

  • The total length or number of joints
  • Whether the work must be split into stages
  • Access and working height
  • The size and state of each joint

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

Details that help us quote

Diagnosis starts before we arrive. Tell us:

  • How the joints are reached, and at what height
  • Asbestos survey details if the building is older
  • Your programme or deadline
  • A wide shot and a close-up of the area

The quickest route to a quote is a few photos and the site postcode. Upload them with the quote form, or ring 01277 525 020 or email drawings and photos to discuss it first.

Why act early in London

Refurbishments sometimes budget for new windows when the frames are sound and only the seal has failed. Sound frames often need only a new perimeter seal and that’s a far smaller job. If the frame is life-expired, we will tell you. Businesses in London often have several buildings with joints of a similar age. Renewing them in one programme saves time later.

Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote, and you’ll have a fixed figure to work with.

Why clients in London choose us

  • Matching to RAL references, product permitting
  • Coloured sealants to suit the setting, where available
  • Clear, fixed quotes
  • Public liability insurance in place

Mastic packages on London sites

The area within 2 miles of London holds plenty of hotels. When hotels extend or refit, the work is normally squeezed between peak periods, mastic included. Rainfall across the South East, London included, is lower than in many parts of the UK. Even so, frost and condensation on steel and glass are common on winter mornings, so external mastic is timed for workable conditions and agreed with the site manager.

Hospital estates such as Guy's Hospital, less than half a mile north-east of London, tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan. When units on a site such as Southwark Bridge Business Centre, less than half a mile to the north of London, are refurbished or reclad, the panel joints and window perimeters are part of the mastic package. University estates such as London South Bank University (less than half a mile west of London) tend to have a rolling programme of new buildings and refurbishments, each with window perimeters and facade joints to seal.

London is in Greater London. Across the CR0 postcode area, the process is the same: details in, fixed quote out, then sealing and a 12-month guarantee. We work across 764 places in Greater London, from busy centres to rural villages.

Postcode districts covered here: CR0, E14, CR4 and SW11. Among the streets we cover are Walcot Square, Surrey Square and Sutherland Square, and sites on any of them can send details for a fixed quote. Access to London is via the A2 and A10, so getting applicators and materials to site is simple. We also cover Walworth (1 mile south), Bermondsey (1 mile east), Camberwell (2 miles south), South Bermondsey (2 miles south-east) and Surrey Canal (2 miles south-east) for mastic packages. Nearby towns on our patch include City of Westminster (3 miles west), Marylebone (3 miles north-west), Kensington (5 miles west), Walthamstow (7 miles north-east), Hampstead (5 miles north-west) and Ruislip (14 miles west). London ranks among the main centres of Greater London, with offices, shops, schools and other public and commercial buildings.
