Sealant work across Greater London

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Commercial sealant contractors across Greater London: what to expect

Commercial occupiers rarely want a floor out of action for sealant work. Work is scheduled around the site hours and access windows you give us. That applies whether the building is an office, a shop, a hotel, a college or a care home. We work on kitchen worktops and splashbacks, window and door perimeters and movement joints in walls and floors, and the failures we’re asked to look at most are leaks that seem to come through a sealant line and sanitary sealant that has gone black and patchy.

Before we leave any area, we remove the tape, clean down and inspect every joint. Where the sealant needs time to cure before use, we tell you and sign the area.

  1. We begin with whatever information you have, whether that’s photographs, a drawing or a list of locations, or we arrange a site visit.
  2. Next comes a diagnosis and a fixed quote.
  3. Site hours, access windows and the order of areas are agreed before we start.
  4. We strip the failed bead and prepare both faces of the joint.
  5. We fit backing to the right depth, prime where specified and lay the new bead.
  6. Each area is inspected, signed off and backed by our 12-month guarantee.

Commercial premises across Greater London

From London, City of Westminster and Marylebone outwards, Greater London has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact, with colours matched site to site where the brand needs it.

All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, and every job in Greater London starts with access, parking and site rules.

London: A business with units at Southwark Bridge Business Centre and Grand Vitesse Industrial Estate needn’t use two contractors for its sealant. In a retail centre such as Southernwood Retail Park (1.1 miles south-east of London), new tenants mean new shop fits, and the sealant at counters, frontages and floor edges is part of the finish.

What sealant work can’t fix

Before quoting, we check that sealant is the right answer. It won’t put right:

  • Cracking that needs a structural engineer to look at it
  • A dripping trap, valve or pipe behind a fitting
  • Suspect materials that need testing and specialist removal

How the quote is worked out

There’s no standard rate for sealant work, because every site is different. What we take into account:

  • How much existing material needs removing
  • Phasing around occupants
  • Travel to remote or island sites
  • Any access equipment needed

The price depends on the quantity of joints, how much old material needs removing and how the joints are reached. Call for a fixed quote once you have the details.

Details that help us quote

Whether it’s one area or a whole building, the same details help:

  • Any specification or named product
  • Whether the building will be occupied during the work
  • The asbestos register, for older buildings
  • The postcode of the building

If there’s a specification, drawings or a tender package, send it with your enquiry, and we will price the work to it. For smaller jobs, photos and a description will do.

How the job changes by surface

Window and door perimeters

Where frames meet the surrounding wall, sealant is the weather line. Failed perimeters are cut out and cleaned, backing goes into deeper gaps, and the joint is resealed with a low-modulus neutral-cure silicone or another suitable product.

Washrooms and toilets

Around WCs, urinals, vanity tops, IPS panels and cubicles, sealant is wet most of the day. Old sealant comes out and a sanitary silicone with anti-mould additives goes in, with phased work so some facilities stay open.

Maintenance after handover

Problems stay small when the joints are checked regularly. In particular:

  • Check the asbestos register before anyone disturbs old sealant in an older building
  • Look at the sealant around anything that has been moved or replaced
  • Make sure ventilation in wet areas is switched on and working
  • Log reseals in the O&M or maintenance records

Good ventilation keeps wet-area sealant in better condition. Fans that are broken or switched off leave joints damp for longer. It’s worth having fans checked while the sealant is fresh.

Tenants and staff spot black or split sealant quickly, and it reflects on how the building is run. Replacing it on a planned cycle keeps complaints down.

Should maintenance staff do it?

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

Greater London: questions and answers

Do you hold CHAS accreditation?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.

How long before the joints can be used?

Curing time varies by product, and we confirm it on the day.

Is it fine to apply new sealant on top of old?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.

Do you work for facilities managers and managing agents?

Yes. Use our quote form to send the site details, or phone or email us, and tell us what site paperwork you need.

What about asbestos in old mastic?

It can, on some older buildings. So we check the register first and stop work on anything suspect until it’s tested.

How do you keep disruption to occupiers down?

It’s mostly about sequence: areas are phased, access windows agreed and enough washrooms or entrances left in use. Tell us what has to stay open and we will plan the job around it.

Can you supply RAMS and insurance details?

Send your site requirements with the enquiry, and the paperwork is confirmed with the quote. From you, we will need the asbestos information for older buildings and any site rules.
