How we handle fire stopping in North Kelvinside

For main contractors, our fire stopping package slots in after the M&E trades have finished in an area. We work from your penetration schedule or marked-up drawings. Tell us what records you need and we’ll confirm with the quote. Most enquiries involve fire-stopping items raised at inspection or handover and old intumescent sealant that has split away, across linear gaps at wall heads, joints between fire-resisting walls and floors and service gaps in risers. A specialist sealant contractor works differently from a general builder: in North Kelvinside, that means joint design, primers and backing rod as standard.

Scotland’s non-domestic Technical Handbook says a service penetration ought to match, as a minimum, how long the wall or floor resists fire. In North Kelvinside, penetrations get the fire-rated sealant the specification asks for, built to its tested arrangement.

The 12-month guarantee covers our workmanship: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Work for main contractors and building owners

Planned maintenance programmes are welcome: resealing failed joints building by building, on a schedule that suits your budget. North Kelvinside can form part of a wider programme.

For main contractors, we work as the sealant subcontractor. We work to your programme, your specification and your site rules.

Honest limits

A proper diagnosis includes knowing what sealant can’t do. You’ll hear from us if the cause turns out to be any of the following:

  • Writing the fire-stopping specification
  • Reviewing a building’s overall fire safety
  • Approving the work on behalf of building control

Not sure which it is? You can call the office on 01277 525 020 or email us and we will tell you honestly before you book.

Surfaces we seal

  • Cable penetrations
  • Joints between fire-resisting walls and floors
  • Small duct penetrations where the tested detail allows
  • Service gaps in risers
  • Linear gaps at wall heads
  • Pipe penetrations

Surface by surface

Linear joints

Head-of-wall joints often have to absorb slab deflection. We use the product and backing the detail names for that movement, along the full length of the run.

Risers and ceiling voids

Voids hide a lot of unsealed openings. We follow your schedule area by area.

Where services cross fire walls in North Kelvinside

The 2 miles around North Kelvinside include two care or nursing homes. Where new services have gone through compartment walls in a care setting, the gaps need the specified product. We install fire-rated sealant to the tested detail where it is specified. A 2-mile radius around North Kelvinside takes in a good number of hotels. In hotels, bedroom and corridor walls are typically fire-resisting, so services added in a refit need sealing with the specified product.

Leave it or put it right?

The longer openings stay, the more there tend to be: every new cable or pipe adds another. A schedule that is dealt with regularly stays manageable. In North Kelvinside, as across Scotland, rain finds any gap, and failed external joints let it into stone walls and around frames. Resealing promptly protects the stone and the interior.

The product called for affects the cost, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site rules also count.

Looking after the joints

Cleaning and maintenance staff play a part too. Share these points with them:

  • Check with the data sheet before painting over fire sealant
  • Report damaged or disturbed seals as soon as they’re spotted
  • Record which product was used where
  • Include service cupboards in routine inspections

Allow the manufacturer’s stated cure time before boxing in or decorating. Not every fire-rated product can be painted, so check the product data first.

Write fire stopping into the scope of any work crossing a compartment wall or floor. Then the seal goes in while the area is open.

North Kelvinside: questions and answers

Could you schedule work at a campus like University of Glasgow Gilmorehill Campus for the vacation?

Yes. Tell us the term dates, vacation periods and access windows, and we’ll plan the work around them. We’re CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

Does your area include sites such as Oakbank Industrial Estate, near North Kelvinside?

Yes. Estates, retail parks and business parks around North Kelvinside, Oakbank Industrial Estate among them, are all within reach. A few photos and the unit address let us price the work.

Do you design or specify fire stopping?

No. The specification comes from your designer, fire engineer or building control. Our role is fitting the specified fire-rated sealant, following the maker’s tested details.

When can the area be used after sealing?

The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, so we will confirm the curing time on the day.

How do I request a quote?

You can use the quote form on this site; alternatively, call the office on 01277 525 020 or send photos by email. Photos, drawings or a joint schedule help us quote quickly.

What do you charge?

Each job is quoted on its own details. For yours, give us a call on 01277 525 020 or use the quote form with a description of the work.

Is the BS 476 change in 2029 relevant to fire stopping?

In England, references to the older BS 476 national classes are being removed from Approved Document B from 2 September 2029. The European route, BS EN 13501-2, then applies. Your designer will choose products with the right evidence.

How a job runs

Diagnose, treat, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and the job ends with a walk round and sign-off. Work on a big city site in Scotland typically involves inductions and permits. Tell us the rules and we will work to them.

  1. We ask for the product and detail your designer has specified.
  2. Openings are measured and grouped by detail.
  3. Old or wrong materials are cut out.
  4. Mineral wool or other backing is fitted where required.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. We walk the completed areas with you and confirm the records agreed at quote stage.

Getting the site ready

  • Confirm the product named in the specification
  • Tell us your opening times and when work is allowed
  • Send asbestos survey details if the building is pre-2000

Ask for a quote

If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price against exactly what is specified. Smaller jobs need nothing more than photographs and a few notes.
