Fire stopping for commercial buildings in King's Park
We are commercial sealant applicators, CHAS accredited and a Constructionline member, with CSCS-carded applicators on site. We don’t hold a third-party fire-stopping installer certificate, and we won’t pretend otherwise. We install the specified fire-rated sealant to its tested detail, and our workmanship carries a 12-month guarantee. The enquiries we see most involve openings left by services added after handover and unsealed joints where partitions meet the slab, on cable penetrations, linear gaps at wall heads and joints between fire-resisting walls and floors. Facilities teams, main contractors and managing agents in King's Park tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.
Scotland’s non-domestic Technical Handbook says a service penetration ought to match, as a minimum, how long the wall or floor resists fire. For a building in King's Park, specified fire-rated sealant is installed as the maker’s tested detail describes.
We stand behind the joints we seal with a 12-month guarantee. It covers how we prepared and applied the sealant, and we come back if anything isn’t right.

Your questions answered
Is hospital work, at somewhere like New Victoria Hospital, something you do?
Yes. We work in healthcare settings as well as offices and schools. We follow the site’s permits, sign-in and infection-control procedures in every area.
Can you seal around new services in a hotel near King's Park?
Yes, to the specification and the product’s tested detail. Work is done room by room so the hotel keeps trading; design and sign-off stay with the designer and building control.
Will you come and look before quoting?
That depends on the size and complexity of the job. Straightforward work can often be priced from photos and measurements, and bigger or more complex jobs normally get a visit.
Can you fit around our working hours?
We are in the office from 8am until 5pm, Monday to Friday. Let us know your site hours and access windows, and the work will be planned around them.
When is resealing likely to be due?
There isn’t a single answer, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular inspection is the best way to catch problems early.
Do your applicators hold CSCS cards?
Yes. Should the site need card details in advance, let us know and we’ll send them with the quote.
Do you guarantee your work?
Yes. It runs for twelve months and covers how we prepared and sealed the joints, but not damage, misuse or other trades’ work.
After the work
For the best life from the joints:
- Arrange inspection before areas are covered up
- Ask the designer to confirm details early on refits
- Leave fire sealant to cure fully before covering it
- Don’t let anyone top up a fire seal with the wrong product
Don’t patch a fire-rated seal with anything outside its tested detail. A repair should use the original product, installed the same way unless the designer specifies otherwise.
Keep a register of where seals are and what they are made of. When a new service goes through, everyone knows which product and detail to match, and it helps at inspections.
Our process
Where the site stays busy, we agree a sequence with your contact so the disruption stays in one area at once. Each section is protected, cleaned back and sealed before we move to the next. In a Scottish city, kerbside space and loading need planning, especially near the centre. Shared closes, stairs and the property factor may need to be part of the plan.
- We read the specification, drawings or penetration schedule you send and ask about anything unclear.
- On site, each opening is checked against the tested detail it is meant to follow.
- Unsuitable fillers and loose debris are taken out of each opening.
- We fit the backing the detail asks for, to the stated depth.
- We apply the specified sealant to the depth and around the services as the detail shows.
- Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.
What we need from you
- Tell us which areas need to stay in use
- Share the asbestos register for older buildings
- Clear stock, furniture or equipment away from the joints

When it isn’t the sealant
A proper diagnosis includes knowing what sealant can’t do. We’ll tell you if the real problem is one of these:
- Reviewing a building’s overall fire safety
- Large openings beyond what any sealant detail covers
- Writing the fire-stopping specification
If you’re not sure, just call the office on 01277 525 020 or email us and we’ll give you a straight answer.
Joints and surfaces we work on
- Linear gaps at wall heads
- Pipe penetrations
- Cable penetrations
- Small duct penetrations where the tested detail allows
- Joints between fire-resisting walls and floors
- Service gaps in risers
Doing it in-house
Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.
How the job changes by surface
Masonry and concrete
Core-drilled holes are neat; broken-out ones rarely are. Each gap is measured where it is widest so we know it sits within the tested range.
Cables and cable bundles
Data cabling added after handover is a regular cause of open service penetrations. We reseal around them to the specified detail, and we tell you if the bundle exceeds what sealant covers.
Service penetrations in King's Park buildings
King's Park has two care or nursing homes no more than 2 miles away. Care homes rely on fire-resisting walls and floors, and maintenance work that breaks through them leaves openings to seal. Where that’s fire-rated sealant, we install it to the manufacturer’s tested detail. In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, using products tested for the way they’re used. We install fire-rated sealant to that tested detail where it is specified.
In a hotel such as Kings Park Hotel, 1 mile east of King's Park, new pipework or cabling through bedroom and corridor walls needs sealing with the specified product. Residences at universities like University of Strathclyde, 2.9 miles to the north of King's Park, have compartment walls that must be resealed whenever services change. At a college such as Glasgow Clyde College - Langside Campus, which lies north-west of King's Park, checking penetration seals after summer M&E works is good practice.
King's Park is about 2 miles north-east of Giffnock, in Glasgow. We cover commercial sites throughout King's Park. King's Park is one of 171 places we cover in Glasgow for service penetrations.
If you need fire stopping in G44, G42 and G73, the process matches everywhere else we work: details, then a fixed price, then sealing and a 12-month guarantee. If your site is on Elmore Lane, Menock Road and Third Avenue or close by, send details and we’ll quote for service penetrations. We also cover Polmadie (1 mile south-east), Toryglen (1 mile north), Croftfoot (1 mile south-east), Mount Florida (1 mile west) and Simshill (1 mile south-west). Nearby towns on our patch include Glasgow (3 miles north-west), Hillhead (4 miles north-west), Dowanhill (5 miles north-west), Woodlands (4 miles north), Woodside (4 miles north) and North Kelvinside (4 miles north).
What’s near King's Park
We work on buildings around Couper Institute and Library, Cathkin Park and John Bosco Secondary School, among other places. There’s a railway station in King's Park itself: Kings Park station. Nearby you’ll also find New Victoria Hospital (1 mile north-west) and Princes Square (2.7 miles north). The countryside around King's Park includes Cathkin Braes and Hogganfield Loch.
Cost factors for service penetrations
There’s no standard rate for sealant work, since sites vary so much. What we look at:
- How accessible the joints are
- Which sealant the job calls for
- The size and state of each joint
- The site’s rules and procedures
The specified product makes a difference, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.
Before you send an enquiry
A good diagnosis starts with the right details. Tell us:
- How the joints are reached, and at what height
- Photos of the joints, close up and from further back
- Drawings or a marked-up plan, if available
- What the building is and how it’s used
The quickest route to a quote is a few photos and the site postcode. Send them through the quote form, or call the office on 01277 525 020 or email the details over to discuss it first.
