Photos, a specification or a quick description of the joints is enough to start a fixed quote.

How we handle expansion joint sealing in King's Park

We’ve been sealing expansion and movement joints for over 20 years, for main contractors, FMs, managing agents and building owners. CHAS accredited, Constructionline member, CSCS-carded applicators and five million pounds of public liability insurance. Workmanship is backed by our 12-month guarantee. We work on precast concrete panel joints, cladding panel joints and blockwork control joints, and the failures we’re asked to look at most are new sealant over old, now failing and brittle, chalky sealant on external joints. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in King's Park, preparation and product choice get the time they need.

Around the edges of Scotland’s cities are warehouses, trade counters and distribution units, each with saw-cut and construction joints under forklifts and pallet trucks. We work in phases with a product suited to the traffic, so operations carry on.

A 12-month guarantee applies to all our work. If an installation problem shows up, ring 01277 525 020 or email a schedule or drawings and we will arrange a return visit.

Questions we’re asked in King's Park

Is a hospital such as New Victoria Hospital somewhere you can work?

Yes, hospitals are one of the sectors we cover. Work is phased so departments keep running, under the site’s own rules.

Will you take on work at estates like Cathcart Court Industrial Estate, close to King's Park?

Yes. We cover King's Park and the area around it, including industrial estates, business parks and retail parks such as Cathcart Court Industrial Estate. To start, just call the office on 01277 525 020 or send photos by email with the unit, the joints involved and your access times.

Why has the sealant in our expansion joints split?

It depends on how the sealant has let go: a split through the middle points to over-stretching, while peeling from one face points to preparation or primer. Broken edges are a third possibility.

How soon can the area be used again?

Curing time varies by product, and we confirm it on the day, and sign any area that should be left alone.

Will you come and look before quoting?

It depends on the job. Straightforward work can often be priced from photographs and measurements, and bigger or more complex jobs typically get a visit.

What sealant do you use in movement joints?

The right product depends on the joint. Low-modulus neutral-cure silicone suits many facade joints, while polyurethane is common in trafficked floor and deck joints.

How long will the new sealant last?

Nobody can honestly give a figure in years, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.

Where floor joints take the most wear near King's Park

The 3 miles around King's Park take in at least three named trading estates, business parks or retail parks. Sites like these are full of saw-cut floor joints, yard slabs and car park joints. King's Park is on Scotland’s wetter western side. Open joints in car parks and yards let in more water than in drier areas. Dry spells are used for the external joints.

Another example is Shawfield Retail & Trade Park, 1.2 miles north of King's Park, where floors and yards would be done in stages around the occupiers. Campuses like University of Strathclyde (2.9 miles north of King's Park) mix old and new buildings, with movement joints wherever they meet.

King's Park is about 2 miles north-east of Giffnock, in Glasgow. King's Park sits inside our coverage, with the same fixed quotes and 12-month guarantee as everywhere else. King's Park is one of 171 places we cover in Glasgow for movement joints.

Signs you need expansion joint sealing in King's Park

Sometimes the sealant holds but the substrate breaks away. Weak or crumbling concrete, brick or render edges give the sealant nothing sound to grip, so we tell you if the edges need repairing first.

Clients typically get in touch after noticing something like this:

  • Debris jammed in movement joints
  • Leaks through car park deck joints onto the level below
  • Arrises breaking up along floor joints
  • Sealant pulling off the joint face

A healthcare site such as New Victoria Hospital, 1 mile to the north-west of King's Park, depends on car parks, ramps and service yards whose joints take traffic all day.

Before you book anyone

  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Will RAMS and insurance details be available?

How to choose a sealant contractor

On site: what to expect

The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it. University, hospital and office estates in Scotland’s cities have their own permits, inductions and sign-in rules. Pass on the site’s contractor rules when you get in touch.

  1. First the joints are inspected, widths measured and the type of failure noted.
  2. A fixed quote names the sealant we propose and its movement class.
  3. Where areas have to stay open, we agree a phased sequence before starting.
  4. We strip the old sealant or filler and prepare each face until it’s sound and dry.
  5. Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
  6. We check each joint with you, confirm the cure time and sign off under our 12-month guarantee.

Getting the site ready

  • Tell us which areas need to stay in use
  • Clear stock, furniture or equipment away from the joints
  • Let us know about inductions and permits

Advice

Leave it or put it right?

Resealing is typically the answer, not replacing the element. If the material either side is sound, a properly prepared reseal restores the joint. If the edges have broken up, we’ll tell you they need repairing first. In a Scottish city, access often needs scaffold, permits or factor approval, so deal with all failing joints while access is up.

The specified product makes a difference, and so does the preparation. Access, phasing and site rules also count.

Why us?

How the quote is worked out

Your fixed quote is built from the real scope. It takes account of:

  • Location, for remote and island sites
  • Backing rod, priming and other preparation
  • The product specified
  • How much there is to seal

No two sites price the same: joint size, product, access and site hours all play a part. Send the details and a fixed figure follows.

What to include in your enquiry

There’s no need for a formal survey. A few details are enough to get going:

  • Anything awkward about access or site hours
  • A wide shot and a close-up of the area
  • Rough lengths or quantities, or drawings if you have them
  • The type of building and who uses it

A handful of photos and a postcode is the fastest way to a quote. Upload them with the quote form, or call 01277 525 020 or use the quote form to discuss it first.

What sealant work can’t fix

Being straight saves everyone time. Fresh joints won’t solve:

  • Mechanical expansion joint covers, cover plates or proprietary joint systems (a specialist supplier’s job)
  • Broken or spalled joint edges, which need repairing before any sealant goes in
  • Cracking or settlement that calls for an engineer’s assessment

If in doubt, phone 01277 525 020 or email a schedule or drawings and we’ll say what we think.

What we seal

  • Podiums and floor movement joints
  • Car park decks and ramps
  • Precast concrete panel joints
  • Blockwork control joints
  • Cladding panel joints
  • Brickwork movement joints
