About commercial sealant contractors in G42
On older buildings, particularly those put up before 2000, some old mastics and sealants may contain asbestos. Before anything is cut out, we ask for the asbestos register or survey, since managing asbestos is the dutyholder’s responsibility. Anything suspect is left alone until it has been tested. We work on movement joints in walls and floors, window and door perimeters and kitchen worktops and splashbacks, and the usual reasons a site gets in touch are black mould through washroom sealant that won’t clean off and smeared sealant across finishes from a rushed job.
Inspect, seal, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off.
- We start with the evidence: photographs, drawings or a look on site.
- A fixed quote follows, with removal and preparation included.
- We agree the order of work, access windows and site hours with you.
- The failed sealant comes out and the faces are prepared, with primer where required.
- Backing goes in, the new sealant is laid and tooled, and the area is left neat.
- We hand back each area with its cure time and our 12-month guarantee.
What you will pay
The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote.

What’s near Crosshill
Locally, jobs take us to sites close to Queen's Park, Couper Institute and Library and John Bosco Secondary School and the streets around them. Nearby too are Holyrood Secondary School (less than half a mile east) and The Albert Public House (under half a mile north-west). There’s a railway station in Crosshill itself: Crosshill station. Well-known places in the area include Princes Square (1.8 miles north) and Haggs Castle (1.4 miles west). For a walk, there’s Cathkin Braes and Hogganfield Loch.
Shops, offices and hotels in G42
The commercial stock in G42 mixes older town-centre buildings with newer offices and units, in places such as Langside, Mount Florida and Shawlands and beyond. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.
Scotland has its own building regulations, the Building (Scotland) Regulations 2004, with building warrants from the local authority verifier. Our part is sealing to the specification, whatever the building.
Crosshill: If you look after units at a retail site such as Crown Street Retail Park, which lies north-east of Crosshill, shopfront perimeters and shop-fit joints are where a matched colour shows. Premises within reach of Crosshill station, under half a mile east of Crosshill, often have busy frontages where joints are seen by everyone passing.
What happens if it’s left?
Some managers wait for a fit-out before touching the mastic. That’s reasonable for internal joints that are just tired-looking, but external and wet-area joints that already leak shouldn’t wait. Splitting the scope into now and later is often the sensible compromise.
Questions to ask before you book
- Whether their applicators hold CSCS cards
- Is the sealant right for the movement and the substrate?
- Whether old or failed sealant will be cut out, not overlaid
- What site paperwork they can supply
Different surfaces, different methods
Fire-rated seals where specified
Intumescent and other fire-rated sealants go in at service penetrations and linear gaps to the maker’s tested details, where they are specified. Fire-stopping design and sign-off sit with the designer, fire engineer or building control; we install what’s specified.
Window and door perimeters
Internally, window boards and frame edges often have decorators’ caulk or silicone that has cracked. The product depends on whether the joint will be painted, matched to the frame colour where colour matters.
Honest limits
A few problems need another trade or a different fix, and we point that out rather than sealing over them:
- Cracking that needs a structural engineer to look at it
- Misted, cracked or failed glazing units (a glazier’s job)
- Leaking roofs, gutters or flat-roof membranes (those need a roofer)
How the quote is worked out
Quotes vary with the job. It mainly depends on:
- Backing rod, priming and other preparation
- Whether the work must be split into stages
- How accessible the joints are
- Specialist products, such as fire-rated or hygienic sealants
Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we will put a fixed figure on it.
What we need to price the job
A few photos plus some basic facts will normally do. Please tell us:
- Any specification or named product
- Rough lengths or quantities, or drawings if you have them
- How the joints are reached, and at what height
- Where the site is, with the postcode
Photos, drawings or a schedule of the joints and a fixed quote comes back to you. If the job needs a look first, we will arrange a site visit.
Owners, agents and contractors
We take on planned maintenance as well as one-off repairs: resealing failed joints building by building, on a schedule that suits your budget. G42 can form part of a wider programme across Glasgow.
Hotels, schools, healthcare sites, offices and retail units book us directly too. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.
Questions we’re asked in G42
Is it fine to apply new sealant on top of old?
No. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.
Does the weather affect the work?
It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.
Are you CHAS accredited and on Constructionline?
Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.
Are your applicators CSCS-carded?
Yes. If you need card details for site access, let us know and we will send them with the quote.
How is commercial sealant work priced?
Send what you have, even a few photographs and rough lengths. We follow up with questions or a visit where needed, and then a fixed quote for the agreed scope.
How do you choose the sealant?
If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
How soon can the area be used again?
We will confirm how long the chosen product needs to cure.
