Fire stopping for commercial buildings in Douglas

Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. We don’t hold a third-party fire-stopping installer certificate, and we won’t pretend otherwise. We install the specified fire-rated sealant to its tested detail, and our workmanship carries a 12-month guarantee. We work on linear gaps at wall heads, pipe penetrations and joints between fire-resisting walls and floors, and what we are called in for most is fire seals cut back for extra cables and never reinstated and unsealed joints where partitions meet the slab. A single leaking joint is often how a building in Douglas first comes to us: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Scotland’s non-domestic Technical Handbook says a service penetration ought to match, as a minimum, how long the wall or floor resists fire. For a building in Douglas, specified fire-rated sealant is installed as the maker’s tested detail describes.

Every job is signed off with a 12-month guarantee. The promise is simple: if our work fails within that year, we put it right.

How the job changes by surface

Metal pipes

Metal pipes conduct heat, so their details often call for extra measures along the pipe, and some details add wrapping or a set length of insulation. We follow whatever the detail requires and flag anything we can’t match.

Plastic pipes

Plastic pipes soften and collapse in a fire. Small sizes are sometimes covered by an intumescent sealant detail, but many need a collar or wrap. We confirm material and size first and tell you if sealant isn’t the right product.

Our process

Site rules come first: signing in, inductions and any permit to work. With the paperwork done, the joints are worked through in the order agreed with your site contact. City jobs in Douglas normally need parking and loading planned. Shared closes, stairs and the property factor may need to be part of the plan.

  1. We ask for the product and detail your designer has specified.
  2. Openings are measured and grouped by detail.
  3. Old or wrong materials are cut out.
  4. Where the detail needs backing, it goes in at the stated depth.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. Completed areas are checked with you, with the records agreed when we quoted.

What happens if it’s left?

Fire stopping is a regular point raised at inspections and handover. Late discoveries can delay handover while openings are reopened and resealed, so earlier action pays back. Scottish city buildings take plenty of rain, and failed external joints let it into stone walls and around frames. Renewing them early protects the fabric.

Quantities, awkward access and phased working all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.

As a CHAS accredited contractor and Constructionline member, we are straightforward to vet for your supplier list. Our insurance certificate can be sent along with the quote.

Hotels, schools, healthcare sites, offices and retail units come to us directly as well. The work is planned around how the building runs, so the building keeps working while we do.

What we’re called out for in Douglas

Linear gaps fail where a fire-resisting wall meets a slab, soffit or another wall. Movement in the frame or slab can open the joint. The tested detail for a linear joint states the width and movement it covers.

Look out for the following:

  • Penetration schedules that need working through
  • Improvised or mixed-product fire seals
  • Head-of-wall gaps with no fire seal
  • Builders’ foam or ordinary silicone in compartment walls

On estates like Baldovie Industrial Estate (0.5 miles north-east of Douglas), the wall between office and warehouse is often fire-resisting, and cables through it need the specified seal.

Questions to ask before you book

  • Their pre-qualification and accreditations
  • Who will actually carry out the work
  • What level of public liability insurance do they hold?
  • Will RAMS and insurance details be available?

Choosing a commercial sealant contractor

What sealant work can’t fix

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Approving the work on behalf of building control
  • Gaps in walls that were never built as compartment walls
  • Reviewing a building’s overall fire safety

If in doubt, speak to us on 01277 525 020 or email us and we’ll say what we think.

Joints and surfaces we work on

  • Pipe penetrations
  • Joints between fire-resisting walls and floors
  • Service gaps in risers
  • Small duct penetrations where the tested detail allows
  • Linear gaps at wall heads
  • Cable penetrations

Service penetrations in Douglas buildings

Douglas has several hotels close by, all within 2 miles. Bedroom-to-corridor walls in hotels are normally fire-resisting, so new cabling or pipework through them has to be sealed to the tested detail. In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, with products tested for that end use. Where fire-rated sealant is specified, that’s what we install, to the tested detail.

For an estates team at a campus like Abertay University (2.8 miles west of Douglas), summer M&E works are usually followed by a round of penetration sealing. Hospital estates such as Maryfield Hospital, 2.1 miles to the west of Douglas, are divided into fire compartments, and any service penetration through them should be sealed to the specified, tested detail.

Douglas is about 2 miles west of Broughty Ferry, in Dundee. We send applicators to Douglas for service penetrations. Our Dundee coverage takes in 28 places, from busy centres to rural villages.

Questions about Douglas

Will you plan work around the academic year at somewhere like Abertay University?

Yes. Tell us the term dates, vacation periods and access windows, and we’ll plan the work around them. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.

Can you work on a hospital site such as Maryfield Hospital?

Yes. Healthcare sites are among the places we work. We follow the site’s permits, sign-in and infection-control procedures in every area.

Which standards are fire seals tested to?

In short, BS EN 1366-3 and 1366-4 are the fire tests and BS EN 13501-2 is how results are classified. An EI 60 seal kept its integrity and insulation for 60 minutes as tested.

Do you certify or sign off fire stopping?

No. Sign-off isn’t ours to give, and we don’t hold a third-party installer certificate. Our part is fitting the specified product to its tested detail.

Do you take on small jobs?

Small jobs are welcome alongside larger packages. Photos and a description are enough to start.

Will fire-rated sealant work on every penetration?

No. Sealant is the right product only where the tested detail says so. Collars, wraps, batts and boards exist for openings sealant doesn’t cover.

How many days will you need on site?

It depends on the scope, though a typical visit normally takes longer where risers, ceiling voids or occupied floors have to be worked through in sequence. For bigger or phased jobs, we’ll set out a timescale with the quote.
