About our washroom sealing in Carnbroe

Since 2005 we have resealed commercial washrooms for facilities teams, contractors and building owners. Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. There is public liability insurance behind every job. Every resealed washroom carries our 12-month guarantee. We work on IPS panels and cubicles, accessible toilets and changing rooms and showers, trays and wet room floors, and what we are called in for most is resealing that didn’t last because the old bead stayed and sealant stained black around basins and showers. Most enquiries from Carnbroe start with one failed joint and grow into a wider look at the building: we look at the rest while we are there and tell you what we find.

Travel to smaller places like Carnbroe is planned so the work is finished on one visit. Photos of each washroom and a count of rooms help us quote and plan.

Every job is signed off with a 12-month guarantee. It’s a plain promise: if the work we did fails within twelve months, we return to fix it.

Why deal with it now?

Bleaching black sealant may lighten it for a few days, but the mould is rooted in the silicone and comes back. A full reseal deals with it and cleaners stop fighting a losing battle. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, giving water time to get in. Resealing early avoids that.

Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote, and you’ll have a fixed figure to work with.

General trades versus a specialist

Redoing a failed joint usually costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

Work for main contractors and building owners

Hospitality, education, healthcare, office and retail clients come to us directly as well. We plan around the way the building is used, so guests, pupils, patients or staff are disturbed as little as possible.

Facilities managers want contractors who arrive with the paperwork sorted. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.

Maintenance after handover

Sealant joints are maintenance items, and how long they last depends on how they’re treated. Our advice:

  • Avoid scourers and harsh descalers on silicone
  • Keep extract fans working and vents clear
  • Squeegee showers and trays after busy periods
  • Keep washrooms out of use until we say the sealant has cured

Keep extract fans working and vents clear. A room that stays damp will grow mould on almost anything, so get faulty extract looked at.

Mould in a joint spreads along the bead and into nearby grout and users notice. Dealing with it while it’s just the sealant keeps it simple.

When it isn’t the sealant

Honesty saves time and money. Fresh joints won’t solve:

  • A room that stays damp because ventilation isn’t working
  • Failed tanking beneath a wet-room floor or behind tiles
  • A dripping waste or valve behind a panel

If you’re not sure, just call the office on 01277 525 020 or email us and we will give you a straight answer before you book.

Carnbroe: questions and answers

Will you plan work around the academic year at somewhere like New Lanarkshire College - Coatbridge Campus?

Yes. Tell us the term dates, vacation periods and access windows, and we’ll plan the work around them. Let us know which documents your site asks for, and we will confirm them alongside the quote.

Is Carnbroe off your patch?

No. Small places get the same service as large ones. We work across every Scottish council area. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Is any job too small?

Small jobs are welcome alongside larger packages. Photos and a description are enough to start.

Do your applicators hold CSCS cards?

Yes. Our applicators hold CSCS cards, as many construction sites ask for.

How do I request a quote?

You can use the quote form on this site; alternatively, call 01277 525 020 or send photos by email. Photos, drawings or a joint schedule help us quote quickly.

How long does a typical visit take?

It depends on the scope, though a typical visit normally takes half a day to a day per washroom, depending on the number of fittings. Larger or phased jobs take longer, and we will give you a timescale with the quote.

Can you send site paperwork?

Requirements differ from site to site, so tell us what you need and we’ll confirm it when we quote.

Our process

We bring the products specified for the job, along with primers and backing rod. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish. Where we can, we combine work around Carnbroe with other jobs nearby. Let us know if your dates have any give.

  1. Every washroom is checked joint by joint, with loose panels, leaks or damp noted for the right trade.
  2. The phasing is agreed so there are always facilities open.
  3. We strip out the old bead and clean off the residue left behind.
  4. We clean and dry every surface so the new sealant can grip.
  5. A bead of anti-mould sanitary silicone goes in and is tooled to a smooth, cleanable profile.
  6. Rooms reopen after the product’s cure time, and we move to the next.

Before we start on site

  • Point out parking and an unloading spot
  • Tell staff and tenants when we’ll be in
  • Agree which areas must stay open

If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price against exactly what is specified. Smaller jobs need nothing more than photographs and a few notes.

Advice

Wet areas in Carnbroe’s workplaces

There are a number of hotels within about 2 miles of Carnbroe. Hotel en suites take daily use, and tired silicone at trays and basins is one of the first things guests notice. Carnbroe is on Scotland’s wetter western side. In a damp climate, washrooms that aren’t well ventilated stay wet for longer, and sealant in a room that never dries out moulds faster.

Colleges such as New Lanarkshire College - Coatbridge Campus (to the north-west of Carnbroe) have toilets, changing rooms and catering kitchens that can be resealed around term dates. For an occupier at a site such as Calder Park Industrial Estate, 0.7 miles to the north-west of Carnbroe, the canteen and welfare facilities need cleanable joints as much as any office. Toilets at places like Faraday Retail Park, 1.1 miles north-west of Carnbroe, are cleaned constantly, so silicone needs to be sound and smooth.

Carnbroe is about 1 mile south-east of Coatbridge, in North Lanarkshire. Our applicators travel to Carnbroe for work on washrooms and wet areas, handled exactly as we handle every other area.
