Washroom sealing for Hartwood sites

Washroom sealing for commercial buildings in Hartwood

Accessible WCs, showers and changing areas have their own pinch points: shower trays, wet-room floor edges, basins and floor-to-wall junctions. An open joint there lets water track under flooring or behind wall panels, so we look at them closely. The enquiries we see most involve failed joints along IPS and cubicle panels and sealant lifting along a tray edge, across showers, trays and wet room floors, urinals and WCs and kitchens and tea points. A single leaking joint is often how a building in Hartwood first comes to us: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Travel to smaller places like Hartwood is planned so the work is finished on one visit. Photos of each washroom and a count of rooms help us quote and plan.

Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

How the job changes by surface

IPS and cubicle panels

Cubicle and IPS panels move when leaned on or knocked, so the sealant has to take that movement. We check fixings before sealing.

Urinals and WC pans

Floor joints around WC pans are often forgotten. They are checked with everything else.

Should maintenance staff do it?

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

For managing agents and facilities managers

We take on planned maintenance as well as one-off repairs: resealing failed joints building by building, on a schedule that suits your budget. Hartwood can form part of a wider programme.

When you manage a building on behalf of an owner, clear figures and clear communication matter. You get a fixed quote, an agreed scope and a walk round at the end.

From enquiry to sign-off

On arrival, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before any cutting starts, with the work itself normally taking half a day to a day per washroom, depending on the number of fittings. Travel to smaller Scottish places like Hartwood is planned so the job is finished in one visit where possible, which is why we ask for photos and a full list first. Outside work also needs a suitable weather window.

  1. First, the phasing is agreed so facilities stay open.
  2. Leaks, loose panels or damp are pointed out first.
  3. Old sealant is stripped and the faces prepared.
  4. We reseal with the grade suited to each area.
  5. We confirm reopening times for each washroom.

Getting the site ready

What happens if it’s left?

Sealing on top of old silicone saves nothing. Silicone won’t grip silicone, so it lifts and holds moisture underneath. Cutting out completely and cleaning back takes a little longer and lasts. Renewing every failing joint on one visit is the sensible approach for a place like Hartwood. Send photographs and we will quote for everything together.

No two sites price the same: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

After the work

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Report split joints at trays and basins early
  • Tell us about infection-control or permit rules before we quote
  • Keep extract fans working and vents clear
  • Clear standing water from shower floors where possible

Ventilation is half the battle. Constant damp lets mould take hold even on anti-mould grades, so get faulty extract looked at.

Boards behind panels and vanity tops can swell when water gets past a failed joint. After that, those parts need replacing rather than resealing.

Wet areas in Hartwood’s workplaces

Hartwood is on Scotland’s drier eastern side. Drier weather outside doesn’t help a washroom with poor extraction, where mould gets into silicone fast.

On an industrial estate such as Glenburn Industrial Estate (1.8 miles east of Hartwood), staff toilets, showers and canteens are where sanitary sealant takes the most wear. For a site such as Cleland Hospital, 2.8 miles west of Hartwood, sanitary joints in clinical areas need sound, cleanable sealant and a careful method.

Common questions from Hartwood clients

Can you work on a hospital site such as Cleland Hospital?

Yes, hospitals are one of the sectors we cover. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Is Hartwood off your patch?

No. Places such as Hartwood are covered as much as the big towns. Every Scottish council area is within our area. Where we can, we group nearby jobs to make the most of each trip.

Is there a guarantee on the work?

Our workmanship has a 12-month guarantee backed by public liability insurance.

Can you send site paperwork?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we will confirm them with the quote.

Is colour matching possible?

Often, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We confirm what’s available for the specified product when we quote.

How do you deal with asbestos in old sealant?

Managing asbestos is the dutyholder’s responsibility, so for older buildings we ask for the asbestos register first. If anything suspect turns up, we stop until it’s tested.

How do we ask for a quote?

You can use the quote form on this site; alternatively, give us a call on 01277 525 020 or send details through our quote form. Photos, drawings or a joint schedule help us quote quickly.
