Commercial sealant contractors in RM8: how it works
Mastic Doctor has been sealing joints for businesses and contractors since 2005: CHAS accredited, Constructionline member, five million pounds of public liability insurance and CSCS-carded applicators. Let us know which site documents you need and they’ll be confirmed with the quote. The enquiries we see most involve window and door perimeter joints that have cracked open and smeared sealant across finishes from a rushed job, on floor and threshold joints, kitchen worktops and splashbacks and washrooms and tea points.
Tell us your site hours and access windows and we will plan around them. While we are working, the area stays contained and tidy, and we check in with your contact before moving on to each new area.
- First, details reach us through the quote form or a site visit.
- We diagnose the cause of failure and price a fixed scope.
- Work is phased around your occupiers where areas need to stay in use.
- Old sealant is cut out completely, never sealed over.
- A suitable product for each joint goes in at the right depth and is tooled.
- We check the work with you, and the 12-month guarantee starts.
What you will pay
Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

Commercial sealant contractors across RM8: the area picture
In RM8, much commercial sealant work follows refits in shops, offices and hotels in places such as Barking, Becontree and Goodmayes. Where the joint is on show, a colour that suits the finish is part of the job.
We work across Greater London and the South East counties, so jobs in RM8 are planned with access, loading and parking in mind.
Becontree Heath: If you run an office at a site such as Business Centre, under half a mile to the south-east of Becontree Heath, the sealant at reception desks, tea points and frames ages with each fit-out. Access in Becontree Heath needs thought: the ULEZ covers all of Greater London, and loading and parking are rarely simple.
How the quote is worked out
Before we quote, we look at:
- The total length or number of joints
- The size and state of each joint
- Location, for remote and island sites
- Access and working height
Quantities, awkward access and phased working all shape the price. So do site requirements such as inductions and permits.
What to include in your enquiry
A good diagnosis starts with the right details. Tell us:
- Access details, including height
- Drawings or a marked-up plan, if available
- A wide shot and a close-up of the area
- Whether the building will be occupied during the work
Pricing a project or setting a maintenance budget? We’ll quote against your scope and drawings you can plan around. If you have questions first, ring 01277 525 020 or email drawings and photos.
How the job changes by surface
Fire-rated seals where specified
Not every penetration suits a sealant. Other products, such as collars, wraps and batts, are specified for different services, so we will flag it if the detail needs a different product.
Window and door perimeters
The perimeter joint between a frame and the structure keeps rain out of the reveal. We remove the old seal, prepare the faces, fit backing where needed and seal again with a product chosen for both the frame and the wall.
Honest limits
A proper diagnosis includes knowing what sealant can’t do. You will hear from us if the cause turns out to be one of these:
- Suspect materials that need testing and specialist removal
- Structural cracks or movement the joints weren’t designed for
- Misted, cracked or failed glazing units (a glazier’s job)
Should maintenance staff do it?
For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.
The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.
Leave it or put it right?
Fixing joints complaint by complaint is a costly way to manage sealant. A planned programme groups work by building or area, cuts repeat visits and gives you a budget figure. We will suggest an order, worst sealant joints first.
Questions to ask before you book
- Who will actually carry out the work
- Do they follow the manufacturer’s priming guidance?
- Proof of insurance
- Whether old or failed sealant will be cut out, not overlaid
Your questions answered
When is resealing likely to be due?
It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.
Do you take on multi-site sealant work?
Yes. Send a list of addresses and what’s needed at each, and fixed prices follow, with a suggested sequence.
Will your applicators have CSCS cards?
Yes. If you need card details for site access, let us know and we will send them with the quote.
Is it fine to apply new sealant on top of old?
No, never. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.
Which sealant will you use?
Where there’s a specification, we use the product it names. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
Do you cover RM8?
Yes. RM8 falls within our area, and you can ring 01277 525 020 or send photos by email to get started.
What guarantee do you give on resealing?
It’s backed by our 12-month guarantee. Should a joint we sealed give trouble during those 12 months, let us know and we will look at it.
