How commercial sealant contractors works in RM13
A reseal stands or falls on the preparation underneath it. Silicone has no grip on cured silicone, so the failed bead is cut out completely and the faces are cleaned until they’re sound and dry, with no dust or grease left. Where the sealant maker specifies a primer for that substrate, it goes on before the new bead, and a backing rod limits the depth to give the sealant room to work. Site teams most often ask us about frame mastic that has hardened and come away from the wall and earlier reseals applied straight onto the failed bead, on movement joints in walls and floors, washrooms and tea points and window and door perimeters.
We follow your site rules from the start: signing in, inductions and any permit to work. With the paperwork done, we take the joints in the sequence agreed with you, and each area is checked before we leave it.
- You send photos, drawings or a list of the joints and areas involved, or we arrange a site visit.
- The failure is diagnosed and a fixed quote issued for the work agreed.
- Site hours, access windows and the order of areas are agreed before we start.
- We strip the failed bead and prepare both faces of the joint.
- We fit backing to the right depth, prime where specified and lay the new bead.
- We walk the completed areas with you and sign them off under the 12-month guarantee.
How we quote

Near you in Rainham
Locally, jobs take us to sites close to Rainham Village Primary School, Harris Academy Rainham and The Chafford School. Other local landmarks include Wildspace Conservation Park (1 mile south), Church of St Helen and St Giles (under half a mile west) and The Phoenix pub (under half a mile west). There’s a railway station in Rainham itself: Rainham (Essex) station. Nearby you’ll also find St George's Hospital (2.3 miles north-east) and Erith Museum (2.6 miles south). Not far away are Ingrebourne Marshes.
Shops, offices and hotels in RM13
Across RM13, from Dagenham, Elm Park and Rainham to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact, with colours matched site to site where the brand needs it.
Around the motorway corridors of the South East, business parks and industrial estates are common, and we cover RM13 along with the rest of the region.
Rainham: Units at places like Merrielands Retail Park (to the north-west of Rainham) are refitted as brands change, and the joints have to suit each new scheme. Sites a few miles apart, such as Ferry Lane Industrial Estate and Albright Industrial Estate, can share one programme and one point of contact.
Work for main contractors and building owners
Hospitality, education, healthcare, office and retail clients book us directly too. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.
Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.
Quoting for work in RM13
These are the things that shape the price:
- The total length or number of joints
- Travel to remote or island sites
- Phasing around occupants
- Which sealant the job calls for
There’s no price list, since every building and every scope is different. For a fixed figure, call for a quote.
Before you send an enquiry
It doesn’t need to be a full survey. A few details are enough to get going:
- Whether an asbestos survey exists
- The postcode of the building
- Clear photographs of the problem areas
- Approximate linear metres or a joint schedule
The quickest route to a quote is a few photographs and the site postcode. Send them through the quote form, or speak to us on 01277 525 020 or use the quote form if you’d rather talk the job through.
When something else is needed
A few problems need another trade or a different fix, and we point that out rather than sealing over them:
- Removing asbestos-containing materials (a licensed or specialist contractor’s job)
- Misted, cracked or failed glazing units (a glazier’s job)
- Roof leaks that only look like a joint problem
Maintenance after handover
A few simple habits keep the new joints working:
- Check sealant as part of routine building inspections
- Act on the first lifting edges rather than waiting
- Respect the cure time before reopening an area
- Have extract fans checked so wet areas dry out
Our workmanship on each job is backed by a 12-month guarantee. File the handover note with the building records.
Tenants and staff spot black or split sealant quickly. Replacing it on a planned cycle keeps complaints down.
How the job changes by surface
Shop fronts and retail fit-outs
Most shops can’t close for a reseal. Tell us your trading hours and access windows and we’ll plan around them, phasing areas so the shop floor stays usable.
Movement joints in walls and floors
Floor joints that take trolleys or forklifts need a tougher filler or sealant. We will recommend the right filler or sealant for the traffic and movement, and tell you if the edges need repairing first.
Your questions answered
Are your applicators CSCS-carded?
Yes. Our applicators hold CSCS cards.
Can you supply RAMS and insurance details?
We confirm documents at quote stage: RAMS, an insurance certificate and CSCS details are the usual requests. Our applicators are CSCS-carded.
How many days will you need on site?
The duration is planned around your programme and the access we’re given. We will give you an estimate of time on site when we quote.
Can you follow the specification on our project?
Yes. Include it with the drawings when you ask for a quote, and we’ll price the work to it, flagging anything that needs clarifying.
How is commercial sealant work priced?
Start with whatever information is to hand. We follow up with questions or a visit where needed, then a fixed quote.
Can one contractor look after sealant on all our buildings?
Yes, we can. Send a list of addresses and what’s needed at each, and fixed prices follow, with a suggested sequence.
How do you keep disruption to occupiers down?
Most of the buildings we work in stay occupied. We agree the order of areas, protect what’s nearby and close off only the section we’re sealing.
