Commercial sealant contractors in RM12: how it works
A reseal stands or falls on the preparation underneath it. Old silicone gives new sealant nothing to grip, so every trace of it is removed. Where the sealant maker specifies a primer for that substrate, it goes on before the new bead. Site teams most often ask us about untidy joints in a reception, shop floor or lobby and frame sealant that has cracked, shrunk or pulled away, across kitchen worktops and splashbacks, movement joints in walls and floors and floor and threshold joints.
We follow your site rules from the start: sign-in, induction and whatever permit system the building uses. Once we are cleared to begin, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it.
- Site photographs, drawings or a visit tell us what’s there and how it has failed.
- A fixed quote follows, with removal and preparation included.
- Sequence, access and working times are settled before the first joint is touched.
- The failed sealant comes out and the faces are prepared, with primer where required.
- Depth is set with backing, then the sealant is applied, tooled and the area tidied.
- We hand back each area with its cure time and our 12-month guarantee.
How we quote
What a job costs comes down to how many linear metres there are, what has to come out first and how the joints are reached. Call for a quote when you are ready.

Commercial premises across RM12
Across RM12, from Hornchurch, Elm Park and South Hornchurch to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact.
We work across Greater London and the South East counties, so jobs in RM12 are planned with access, loading and parking in mind.
Hornchurch: Refits at hotels like Devonshire Hotel, under half a mile south-east of Hornchurch, bring joints at vanity tops, bars and reception desks that guests see every day. Occupiers with premises at both Rom Valley Retail Park and Business Centre could have the sealant at each handled under one quote.
When to bring in a specialist
The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.
There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.
What sealant work can’t fix
Honesty saves time and money. Fresh joints won’t solve:
- Removing asbestos-containing materials (a licensed or specialist contractor’s job)
- Water from a services leak rather than a joint
- Broken glass or blown double-glazed units
Signs you need commercial sealant contractors
No sealant joint is permanent. How long one lasts depends on the movement it takes, its exposure to sun and weather, the cleaning regime, the traffic and the product itself. On a busy commercial site several of those pile up at once.
Look out for the following:
- Sanitary sealant that has gone black and patchy
- Leaks that seem to come through a sealant line
- Frame mastic that has hardened and come away from the wall
- External beads that have gone brittle and cracked
Looking after the joints
A few simple habits keep the new joints working:
- Keep abrasive pads and scrapers off resealed joints
- Make sure contractors see the asbestos survey before cutting out old mastic
- Report cracked or peeling sealant early
- Note dates and locations of sealant work for future planning
Later works are the usual way new joints get damaged. When fittings are moved or cabling added, the sealant nearby is easily disturbed, and it’s easy to forget to reseal afterwards. If that happens, phone 01277 525 020 or email us and we’ll price putting it right.
Each spell of wet weather pushes more water through an open joint. Behind a panel or frame, that water can sit unseen for a long time. Resealing early keeps the problem in the sealant and out of the building.
What affects the price in RM12
Quotes vary with the job. Expect it to depend on:
- How much existing material needs removing
- How accessible the joints are
- The size and state of each joint
- Phasing around occupants
A quote for sealant joints depends on how many there are, their condition and the access, and any specification that applies. Call for a quote.
What we need to price the job
Diagnosis starts before we arrive. Tell us:
- Where the site is, with the postcode
- Whether an asbestos survey exists
- The product your specification calls for
- Drawings or a marked-up plan, if available
Quotes are fixed against the scope you send, so you know the figure before anyone is on site. To ask for one, phone 01277 525 020 or email the details over.
Your questions answered
What guarantee do you give on resealing?
Our workmanship is guaranteed for 12 months. We’re fully insured for public liability as well.
Does weather matter for sealant work?
It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.
Which sealant will you use?
A specification, where there is one, decides it. Without one, the joint decides: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.
Do you work to architects’ specifications?
Yes. We follow the specification, along with the manufacturer’s installation guidance, and we raise anything unclear before work begins.
Do your applicators hold CSCS cards?
Yes. Should the site need card details in advance, let us know and we’ll send them with the quote.
Can areas stay open during the work?
It’s normal for us to work in occupied buildings. Only the area being sealed is closed, and the sequence is agreed in advance for as long as the cure needs.
Can you handle sealant work across several sites?
Yes. Give us the sites and the scope at each, and we will put together a fixed quote and a sensible order of work.
