How commercial sealant contractors works in IG1

Sometimes a split bead is a symptom rather than the cause. A leak near a frame edge can start in the frame, the cill or the cavity. Part of the job is telling you when the fix is something other than sealant, so nobody pays for a reseal that can’t hold. We work on kitchen worktops and splashbacks, floor and threshold joints and washrooms and tea points, and what we are called in for most is greasy, split joints in a kitchen or tea point and expansion joints with the sealant torn out.

We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly.

  1. Send details through our quote form, or ask for a site visit.
  2. We diagnose the cause of failure and price a fixed scope.
  3. Work is phased around your occupiers where areas need to stay in use.
  4. Old sealant is cut out completely, never sealed over.
  5. Each joint gets a suitable sealant, laid to depth and tooled.
  6. We check the work with you, and the 12-month guarantee starts.

Local landmarks in Ilford

Around Ilford, our work takes us to commercial buildings near Great Spoon of Ilford pub, The Ursuline Academy Ilford and South Park and the streets around them. You’ll also find Winston Way Academy (less than half a mile east) and St Alban's Church (less than half a mile south). There’s a railway station in Ilford itself: Ilford station. Other landmarks nearby include Gallions Reach Shopping Park (3.5 miles south) and Redbridge Museum (under half a mile south-west). Open spaces near Ilford include Hollow Pond and Ripple Nature Reserve.

Commercial premises across IG1

The commercial stock in IG1 mixes older town-centre buildings with newer offices and units, in places such as Ilford, Loxford and Manor Park and beyond. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.

The South East has large numbers of business parks and industrial estates, especially around the motorway corridors, and we cover IG1 along with the rest of the region.

Ilford: Like every part of Greater London, Ilford is covered by the ULEZ, so vehicle access, loading and parking are planned before the first visit. A hotel such as Redbridge Hotel, under half a mile west of Ilford, shows how much sealant a hospitality building has on show, from bathroom joints to the bar.

Honest limits

Being straight saves everyone time. Fresh joints won’t solve:

  • A dripping trap, valve or pipe behind a fitting
  • Suspect materials that need testing and specialist removal
  • Broken glass or blown double-glazed units

Site staff or a sealant specialist?

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Certain joints really need a specialist: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

Why act early?

Some low prices are low because nothing gets cut out. New sealant laid on old silicone has nothing to bond to, so it peels. Our prices always include removal of the failed bead and full joint preparation.

Questions to ask before you book

  • Who will actually carry out the work
  • Proof of insurance
  • Which product they’ll use, and why it suits the joint
  • How they handle RAMS and site documents

Owners, agents and contractors

Whether you are a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.

Hospitality, education, healthcare, office and retail clients book us directly too. We plan around the way the building is used, so guests, pupils, patients or staff are disturbed as little as possible.

Aftercare for building managers

A few simple habits keep the new joints working:

  • Ask cleaners to use a soft cloth and mild cleaner on sealant
  • Report cracked or peeling sealant early
  • Don’t let cleaning or traffic back on before the cure time is up
  • Keep a record of which joints were resealed and when

Brief your cleaning team on the joints that have been resealed. Scourers, blades and harsh products shorten a bead’s life; a mild cleaner is all most joints need.

Sealant installed at the same time normally fails in sequence. The first failures are often a warning about the rest so the whole run is worth inspecting. We can assess the lot and suggest what to do now and later.

Questions about IG1

Can one contractor look after sealant on all our buildings?

Yes, across South East England, Greater London and all of Scotland. Each site gets the same process and a single contact.

Will the building have to shut during the work?

It’s normal for us to work in occupied buildings. We agree the order of areas, protect what’s nearby and close off only the section we’re sealing, until its cure time has passed.

How do you choose the sealant?

The specification comes first, if there is one. Without one, the joint decides: its movement, its surfaces and what it has to cope with.

Do you work to architects’ specifications?

Yes. Include it with the drawings when you ask for a quote, and we’ll price the work to it, flagging anything that needs clarifying.

Does the weather affect the work?

Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

What about asbestos in old mastic?

In buildings from before 2000 in particular, some old mastics and sealants may contain asbestos. We ask to see the asbestos register or survey before disturbing old sealant, and if something is suspected, work stops until it’s tested.

Is it OK to apply fresh sealant over existing beads?

Full removal is part of every quote. Sealing over traps water and lifts once the joint moves, so it isn’t something we do.
