Commercial sealant contractors in RM6: how it works
Inside a commercial building, sealant does a lot of quiet work: washroom fittings, kitchen worktops, window boards, partition heads and the line where floors meet walls. Outside, it closes facade joints, frame perimeters and movement joints against the weather. Our applicators work on both the inside and the outside of the building, matching the sealant to the location instead of using one product throughout. We work on window and door perimeters, kitchen worktops and splashbacks and external facade joints, and the failures we are asked to look at most are sanitary sealant that has gone black and patchy and damp patches where an external joint has failed.
Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish.
- Site photos, drawings or a visit tell us what’s there and how it has failed.
- You get a fixed quote covering removal, preparation and the new sealant.
- Sequence, access and working times are settled before the first joint is touched.
- Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
- Backing goes in, the new sealant is laid and tooled, and the area is left neat.
- We hand back each area with its cure time and our 12-month guarantee.

Commercial sealant contractors across RM6: the area picture
Shop fits, office refurbishments and hotel refits in towns such as Goodmayes, Little Heath and Chadwell Heath all leave joints that need sealing. Where the joint is on show, a colour that suits the finish is part of the job.
All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, so jobs in RM6 are planned with access, loading and parking in mind.
Little Heath: For premises near Chadwell Heath station, 0.9 miles south of Little Heath, footfall is part of the plan: work is phased so shops and offices keep trading. Access in Little Heath needs thought: the ULEZ covers all of Greater London, and loading and parking are rarely simple.
Why act early?
Before budgeting for new frames, cubicles or worktops, check whether it’s just the sealant. In many cases the element is fine and only the seal around it has given up. A careful reseal is a far smaller undertaking than replacement, and we’ll say so if the frame or fitting is life-expired.

Surface by surface
Window and door perimeters
The perimeter joint between a frame and the structure keeps rain out of the reveal. Failed perimeters are cut out and cleaned, backing goes into deeper gaps, and the joint is resealed with a low-modulus neutral-cure silicone or another suitable product.
Facade and cladding joints
Panel joints on cladding and rendered facades open and close with the temperature. The product has to suit the movement, and the depth has to be controlled with backing. We confirm the access in place before we quote.
For managing agents and facilities managers
If you look after buildings for someone else, you need clear quotes and clear reporting. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative.
Facilities managers want contractors who arrive with the paperwork sorted. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.
Why it fails
A split down the middle of the bead tells a different story. That typically means the joint stretched further than the product could cope with because the bead was too thin, the joint over-stretched or the movement class wrong. The same product in the same joint tends to fail the same way.
What tends to prompt an enquiry:
- External beads that have gone brittle and cracked
- Untidy joints in a reception, shop floor or lobby
- Expansion joints with the sealant torn out
- Frame sealant that has cracked, shrunk or pulled away
Honest limits
Not every problem is a sealant problem, and we’re upfront when that’s the case. These need a different solution:
- A dripping trap, valve or pipe behind a fitting
- Removing asbestos-containing materials (a licensed or specialist contractor’s job)
- Structural cracks or movement the joints weren’t designed for
Questions we are asked in RM6
Do you work to architects’ specifications?
Yes. Send it with your enquiry, and we will price the work to it, flagging anything that needs clarifying.
What about asbestos in old mastic?
We check the asbestos register or survey before any old sealant is disturbed. Managing asbestos is the dutyholder’s responsibility.
Can one contractor look after sealant on all our buildings?
Yes. We regularly take on multi-site work and planned maintenance programmes.
What do you need from us to quote?
Price depends on joint lengths and widths, how much removal is involved, the product, access and phasing. For a fixed quote, send details through our quote form.
Is the old sealant taken out first?
Removal of the failed sealant is always part of the job. Laying new silicone on old gives it nothing to grip, and the faces are brought back to sound, dry material before resealing.
Is your work guaranteed?
A 12-month guarantee covers the workmanship from handover. Looking after the joints as we advise helps them last.
How long does a typical visit take?
It depends on the scope, though a typical visit typically takes as long as the agreed scope needs, from a single visit to a programme spread over several weeks. Larger or phased jobs take longer, and we will give you a timescale with the quote.
