Our commercial sealant contractors service in IG2
A reseal stands or falls on the preparation underneath it. Silicone has no grip on cured silicone, so the failed bead is cut out completely. Primer is used wherever the manufacturer calls for it on that surface. We work on movement joints in walls and floors, floor and threshold joints and kitchen worktops and splashbacks, and the failures we are asked to look at most are wall and floor joints that have lost their seal and window and door perimeter joints that have cracked open.
Working in a building that stays open takes some planning. The work area is signed and kept contained, with routes through the building left open and work section by section so the rest of the building stays in use.
- We begin with whatever information you have, whether that’s photos, a drawing or a list of locations, or we arrange a site visit.
- We work out why the joints have failed and fix a quote for the agreed scope.
- Before anything is cut out, we agree access, timings and sequence.
- The failed bead is removed and the joint faces cleaned until they’re sound and dry.
- The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
- Finished joints are checked with you and handed over with our 12-month guarantee.
What affects the price in IG2
Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.

Shops, offices and hotels in IG2
In IG2, much commercial sealant work follows refits in shops, offices and hotels in places such as Ilford, Newbury Park and Gants Hill. Visible joints call for a matched colour and a clean tooled finish.
We work across Greater London and the South East counties, and every job in IG2 starts with access, parking and site rules.
Newbury Park: For a hotel such as Former Cauliflower Hotel, which lies south of Newbury Park, the colour of a joint at the bar or the bath matters to the look of the room. If you look after units at a retail site such as Newbury Retail Park, which lies south-west of Newbury Park, shopfront perimeters and shop-fit joints are where a matched colour shows.
Site staff or a sealant specialist?
Redoing a failed joint normally costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.
There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
For managing agents and facilities managers
Main contractors use us as their sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules.
Planned maintenance programmes are welcome: working through a building or an estate in stages that fit your budget. IG2 can form part of a wider programme.
How the quote is worked out
Sealant work doesn’t have a standard rate, because every site is different. What we take into account:
- How accessible the joints are
- How much there is to seal
- Site requirements such as inductions and permits
- Phasing around occupants
Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.
Details that help us quote
A good diagnosis starts with the right details. Let us know:
- Access details, including height
- Where the site is, with the postcode
- Specification clauses that apply
- The asbestos register, for older buildings
Send details, get a quote, we seal, guaranteed: that’s how every job runs. The first step is to give us a call on 01277 525 020 or email the details over with what you know.
When it isn’t the sealant
We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:
- Misted, cracked or failed glazing units (a glazier’s job)
- Leaks from pipework, wastes or valves (that’s plumbing)
- Old mastic that tests positive for asbestos
Why deal with it now?
A cheaper quote sometimes means the old bead stays in. New sealant laid on old silicone has nothing to bond to, so it peels. Our prices always include removal of the failed bead and full joint preparation, because that’s what makes the new bead last.
Questions to ask before you book
- The terms of the workmanship guarantee
- Which product they’ll use, and why it suits the joint
- Whether their applicators hold CSCS cards
- How they’ll work around occupants
Common questions from IG2 clients
How long do sealant joints last?
It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.
Is the old sealant taken out first?
Removal comes first, every time. After that come cleaning, primer where needed, backing and the new sealant.
Is it fine to apply new sealant on top of old?
No. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.
Do you work to architects’ specifications?
Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it.
Will the building have to shut during the work?
Phased work can be planned so areas stay in use. We plan around the site hours and access windows you give us.
Are your applicators CSCS-carded?
Yes. If you need card details for site access, let us know and we’ll send them with the quote.
Do you hold CHAS accreditation?
Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.
