How a job runs

Occupied buildings need a little choreography. The work area is signed and kept contained, with routes through the building left open and work section by section so the rest of the building stays in use. University, hospital and office estates in Scotland’s cities have their own permits, inductions and sign-in rules. Tell us the rules and we’ll work to them.

  1. Photos, joint lengths and drawings come to us, or we visit.
  2. We compare each joint’s width with the movement and the sealant’s capability and tell you if the design looks wrong for the movement.
  3. Every joint is cleared of the failed seal and any grit packed into it.
  4. Edges are checked, and we tell you if any need repairing before sealing.
  5. The right sealant goes in at the right depth, bonded to the two sides only.
  6. Each area is handed back after its cure time, under our 12-month guarantee.

How we handle expansion joint sealing in Dundee

Mastic Doctor has sealed movement joints since 2005 for contractors, facilities managers and owners. Our applicators are CSCS-carded, we are CHAS accredited and a Constructionline member, and we carry five million pounds of public liability insurance. Workmanship is backed by our 12-month guarantee. Most enquiries involve movement joints with split or torn sealant and debris jammed in movement joints, across cladding panel joints, car park decks and ramps and podiums and floor movement joints. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Dundee, preparation and product choice get the time they need.

In Scotland’s cities, buildings from car parks and malls to university and hospital estates rely on movement joints. When the sealant goes, water and grit get in, and a Scottish winter makes it worse.

Every job is signed off with a 12-month guarantee. It’s a plain promise: if our work fails within that year, we put it right.

Maintenance after handover

Sealant joints are maintenance items, and how long they last depends on how they’re treated. Our advice:

  • Keep product details with the building records for the next reseal
  • Put movement joints on the planned maintenance inspection round
  • Keep traffic off new joints until the cure time is up
  • Sweep decks, ramps and floors so grit doesn’t collect in the joints

Keep wheels, feet and water off new joints until the sealant has cured. How long that takes depends on the product, the temperature and the depth of the joint and we’ll tell you when each bay or area can reopen. Keeping the area coned off until then avoids tyre marks and damage.

An open joint fills with grit, and a joint full of grit can’t close. The edges then take the pressure and start to spall and the reseal becomes an edge repair as well. Keeping the seal sound avoids all of that.

Common questions from Dundee clients

Our building in Dundee is near the coast: does that change the sealant?

It can. Coastal exposure works external joints harder than inland weather. We check the specified product suits the exposure and pay close attention to preparation.

Can you work at a site such as Kingsway West Retail Park, by Dundee?

Yes. We cover Dundee and the area around it, including industrial estates, business parks and retail parks such as Kingsway West Retail Park. A few photos and the unit address let us price the work.

Is any job too small?

Single areas, one-off repairs and whole buildings are all quoted the same way: send details, get a fixed quote, we seal, guaranteed.

Do you offer coloured sealant?

It depends on the product specified. Some ranges offer many colours, others very few, so the available colours are confirmed with the quote.

Can weather delay the job?

It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Internal work is far less affected.

Why do our movement joints keep failing?

Most often the movement is too much for the product or the joint width. That’s why we check width, depth and movement class before quoting.

How long does movement joint sealing take?

Allow a short visit for a handful of joints, or several days or more for a car park deck or long runs of facade joints. Timings are set out in the quote.

What sealant work can’t fix

Part of a good diagnosis is knowing where sealant stops. We’ll tell you if the real problem is any of the following:

  • Waterproofing layers buried beneath the sealant
  • Movement on a scale no sealant is meant to absorb
  • A joint that has to be widened or re-detailed before it can work

If in doubt, call the office on 01277 525 020 or send details through our quote form and we will say what we think before you book.

Surfaces we seal

  • Brickwork movement joints
  • Podiums and floor movement joints
  • Blockwork control joints
  • Cladding panel joints
  • Precast concrete panel joints
  • Car park decks and ramps

Different surfaces, different methods

Concrete and precast panel joints

Precast panels often have surface residues that sealant won’t bond to. Proper cleaning and primer where specified give a sound bond and check the edges for soundness as we go.

Car park decks and ramps

Car park joints are some of the hardest-working joints in any building. A trafficable sealant suited to the movement goes in, phased so parts of the car park stay open.

Traffic, movement and joints around Dundee

Dundee is within about 2 miles of the coast. Open joints in coastal car parks and yards let in salt-laden water as well as grit, and edges left open tend to break up faster. The 3 miles around Dundee take in at least three named trading estates, business parks or retail parks. Sites like these are full of saw-cut floor joints, yard slabs and car park joints.

Centres like Wellgate Centre (to the south-east of Dundee) have mall floors and service decks whose joints carry steady traffic. At a retail site such as Kingsway West Retail Park, 0.8 miles to the north-west of Dundee, joints in car parks, service yards and sales floors carry cars, cages and trolleys every day. A campus such as Abertay University (0.8 miles south of Dundee) has long runs of movement joint in its buildings, decks and paving.

Dundee is about 38 miles north of Edinburgh, in Dundee. Anywhere in DD4, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. We work across 28 places in Dundee, from busy centres to rural villages.

Business premises anywhere in DD4, DD2, DD3 and DD1 are within our area for movement joints. Among the streets we cover are Hill Square, Main Street and William Barclay Square. With the A85 and A90 nearby, Dundee is straightforward for us to reach. If your building is just outside Dundee, we cover Woodside (1 mile north-east), Stobswell (1 mile east), Downfield (1 mile north-west), Blackness (1 mile south-west) and West End (1 mile south-west). A short drive away, we cover Broughty Ferry (4 miles east), Barnhill (5 miles east), Douglas (3 miles east), Gowrie Park (3 miles west), Ballumbie (3 miles north-east) and Invergowrie (3 miles west).

Why deal with it now?

Spot repairs can be useful on a tight budget. The remaining sealant is often close to failing too. Where it helps, we quote both options. Failed sealant in a shared building in Dundee can affect more than one owner, which makes early repair simpler for everyone. Fixing it promptly keeps repairs small.

Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.

What you get with us

General trades versus a specialist

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.
