Commercial sealant contractors across SE6: what to expect
Inside a commercial building, sealant does a lot of quiet work: washroom fittings, kitchen worktops, window boards, partition heads and the line where floors meet walls. Externally it keeps rain out of frame perimeters, panel joints and movement joints. Our applicators work on both the inside and the outside of the building, matching the sealant to the location instead of using one product throughout. The enquiries we see most involve untidy joints in a reception, shop floor or lobby and greasy, split joints in a kitchen or tea point, on external facade joints, window and door perimeters and kitchen worktops and splashbacks.
Occupied buildings need a little choreography. The work area is signed and kept contained, keep walkways clear and move on in phases so staff and visitors can carry on around us.
- You send photos, drawings or a list of the joints and areas involved, and a site visit is booked where it helps.
- Next comes a diagnosis and a fixed quote.
- Before anything is cut out, we agree access, timings and sequence.
- We strip the failed bead and prepare both faces of the joint.
- Backing and primer go in where needed, then the chosen sealant is applied and tooled.
- We walk the completed areas with you and sign them off under the 12-month guarantee.

Commercial premises across SE6
Shop fits, office refurbishments and hotel refits in towns such as Catford, Lewisham and Hither Green all leave joints that need sealing. Where the joint is on show, a colour that suits the finish is part of the job.
Around the motorway corridors of the South East, business parks and industrial estates are common, and SE6 is part of the area we cover.
Catford: Units at retail parks like Bell Green Retail Park (to the south-west of Catford) change hands and get refitted, with new joints at every frontage. A business with units at Bell Green Retail Park and Chiltonian Industrial Estate needn’t use two contractors for its sealant.
When something else is needed
Some faults sit outside our scope, and we say so rather than covering them up:
- Faulty windows rather than failed perimeter sealant
- Leaks from pipework, wastes or valves (that’s plumbing)
- Removing asbestos-containing materials (a licensed or specialist contractor’s job)
After the work
Keep the joints in good shape with a few simple steps:
- Look at the sealant around anything that has been moved or replaced
- Keep washroom and kitchen extraction working
- Keep barriers up until the new sealant has cured
- Check the asbestos register before anyone disturbs old sealant in an older building
Put sealant on the planned maintenance checklist. Regular checks pick up small failures before they become leaks, with external elevations and wet areas first in line. Should something look amiss, you can call 01277 525 020 or email us and send a picture.
Each spell of wet weather pushes more water through an open joint. It can run into cavities, insulation and internal finishes long before anyone sees a stain. Resealing early keeps the problem in the sealant and out of the building.
What happens if it’s left?
A cheaper quote sometimes means the old bead stays in. New sealant laid on old silicone has nothing to bond to, so it peels. Our prices always include removal of the failed bead and full joint preparation.
Comparing quotes
- Are they CHAS accredited or on Constructionline?
- Proof of insurance
- Is depth set with backing rod, or bond-breaker tape in shallow joints?

Different surfaces, different methods
Fire-rated seals where specified
Where the specification calls for fire-rated or intumescent sealant around service penetrations or linear gaps, we install it to the product’s tested detail. Fire-stopping design and sign-off sit with the designer, fire engineer or building control; we install what’s specified.
Shop fronts and retail fit-outs
Shop fits put sealant right in front of clients. Counters, display units, shopfront frames and floor trims all need a neat line, often in a colour to suit the brand finish. Colour options are confirmed with the quote.
Should maintenance staff do it?
Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.
Questions about SE6
Can you take on work for an FM or managing agent?
Yes. FMs, managing agents and landlords are among our regular clients as well as contractors. We can work to your instruction process and site rules.
Can you follow the specification on our project?
Yes. Send it with your enquiry, and we’ll price the work to it, flagging anything that needs clarifying.
What do you need from us to quote?
The main factors are metres of joint, removal, access, the product and how many phases there are. To get a fixed price, send details through our quote form, or phone or email us.
How many days will you need on site?
That varies with the scale of the job, but the work typically takes a few hours to several days on most single sites, depending on joint lengths and access. Larger or phased jobs take longer, and we will give you a timescale with the quote.
How do you keep disruption to occupiers down?
Phased work can be planned so areas stay in use. We plan around the site hours and access windows you give us.
Who decides which product is used?
Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
Will your applicators have CSCS cards?
Yes. Our applicators hold CSCS cards, which many sites require.
