Commercial sealant contractors across SE3: what to expect

Inside a commercial building, sealant does a lot of quiet work: around sanitaryware, along worktops and splashbacks, at window boards, partition heads and floor junctions. Outside, it closes facade joints, frame perimeters and movement joints against the weather. Our applicators work on both the inside and the outside of the building, picking the product for each location rather than one tube for everything. The enquiries we see most involve weathered facade sealant that no longer flexes and shrunken sealant along kitchen worktops and splashbacks, across washrooms and tea points, external facade joints and window and door perimeters.

Inspect, seal, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and the job ends with a walk round and sign-off.

  1. Send details through our quote form, or ask for a site visit.
  2. We diagnose the cause of failure and price a fixed scope.
  3. Where parts of the building must stay open, the work is phased.
  4. Old sealant is cut out completely, never sealed over.
  5. A suitable product for each joint goes in at the right depth and is tooled.
  6. We check the work with you, and the 12-month guarantee starts.

What you will pay

Whether it’s a single area or a whole estate, the same things set the price: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we will put a fixed figure on it.

Around Blackheath

Locally, jobs take us to sites close to Blackheath Proprietary School, St Matthew Academy and The Princess Of Wales Pub, among other places. Other local landmarks include All Saints' Church of England Primary School Blackheath (under half a mile west), Manor House Gardens (1 mile south) and Church of All Saints (under half a mile south-west). There’s a railway station in Blackheath itself: Blackheath station. Nearby you will also find Lewisham Shopping Centre (1.1 miles south-west) and Royal Observatory (0.7 miles north-west). Not far away are Tower Hill and Birdbrook Road Nature Reserve.

Shops, offices and hotels in SE3

Across SE3, from Greenwich, Westcombe Park and Well Hall to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. Because we cover all of it, multi-site occupiers can bring every building under one quote, with colours matched site to site where the brand needs it.

London and the South East are among the drier parts of the UK, though outside work in SE3 still waits for dry faces, and cold mornings bring frost and condensation on steel and glass.

Blackheath: In a retail centre such as Lewisham Shopping Centre (1.1 miles south-west of Blackheath), new tenants mean new shop fits, and the sealant at counters, frontages and floor edges is part of the finish. In hotels such as The Regency Hotel (under half a mile south-east of Blackheath), refurbishments usually mean bathroom, bar and reception joints where a matched sealant colour has to sit with the finishes.

How the job changes by surface

Facade and cladding joints

Facade sealant failures can be hard to spot from the ground. Photos from a closer viewpoint help us price.

Window and door perimeters

Internally, window boards and frame edges often have decorators’ caulk or silicone that has cracked. The product depends on whether the joint will be painted.

What affects the price in SE3

The price varies from site to site. Expect it to depend on:

  • Whether the work must be split into stages
  • The product specified
  • Site requirements such as inductions and permits
  • How much existing material needs removing

Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits.

Details that help us quote

To price the job accurately, we need to understand the site. Useful things to include:

  • How the joints are reached, and at what height
  • The type of building and who uses it
  • Where the site is, with the postcode
  • When you need the work done

If there’s a specification, drawings or a tender package, send it with your enquiry, and we will price the work to it. For smaller jobs, photographs and a description will do.

Building owners, agents and FMs in SE3

Hospitality, education, healthcare, office and retail clients come to us directly as well. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

Whether you are a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. Keys, access and contacts can be agreed in advance.

General trades versus a specialist

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Redoing a failed joint normally costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.

Why it fails

In wet areas the enemy is typically mould rather than movement. Constant moisture, cleaning chemicals and weak extraction let mould grow into the sealant; when mould is in the body of the sealant, no cleaner will shift it. The fix is a new bead of anti-mould sanitary silicone.

Look out for the following:

  • Wall and floor joints that have lost their seal
  • Window and door perimeter joints that have cracked open
  • Untidy joints in a reception, shop floor or lobby
  • A top-up bead over failed sealant, now lifting

Your questions answered

When is resealing likely to be due?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

How long before the joints can be used?

We’ll confirm how long the chosen product needs to cure.

Do you seal on top of existing sealant?

No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.

Do your applicators hold CSCS cards?

Yes. We use CSCS-carded applicators, which many sites require.

Does weather matter for sealant work?

Outside, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.

Is your work guaranteed?

It’s backed by our 12-month guarantee. Should a joint we sealed give trouble during those 12 months, let us know and we will look at it.

Can areas stay open during the work?

It’s normal for us to work in occupied buildings. We agree the order of areas, protect what’s nearby and close off only the section we’re sealing, until its cure time has passed.
