Mastic sealing in West Berkshire: how it works
Blocks are lived in, so access and disruption have to be thought through. The sequence, the areas and the dates are settled with you so you can let residents know what is happening. Entrances and stairwells are kept in use throughout. We work on balcony and threshold joints, external wall and movement joints and shopfronts below residential blocks, and what we are called in for most is communal area joints that look neglected and mastic failing across several blocks on an estate.
Working in a building that stays open takes some planning. We sign and contain the area we are in, keep walkways clear and move on in phases so staff and visitors can carry on around us.
- We check the asbestos register for older buildings and look at the joints.
- A fixed quote covers the joints, products and order of work.
- Failed mastic is removed completely.
- The joints are prepared and resealed with the right product.
- We finish each building before moving to the next.
How we quote
What a job costs comes down to the quantity of joints, what has to come out first and how the joints are reached. Call for a quote when you are ready.
What you get with us
- Fully insured, including public liability cover
- Commercial sealant work since 2005
- Old sealant cut out, never sealed over
- Coloured sealants to suit the setting, where available

Around Newbury
Around Newbury, our work takes us to commercial buildings near St Nicolas Church, Victoria Park and St Bartholomew's School and the streets around them. Also close by are The Diamond Tap (less than half a mile north-east), St Nicolas C.E. Junior School (under half a mile south) and St Bartholomew's School (0.6 miles south-west). Newbury has its own railway station: Newbury station. A little further out are Donnington Castle (1.6 miles north-west) and West Berkshire Community Hospital (1.5 miles east). Green spaces nearby include Audrey's Meadow.
Blocks and managed buildings across West Berkshire
Portfolio owners and agents in West Berkshire can bring buildings in places such as Newbury, Thatcham and Burghfield Common under one programme and one quote. Residents are given notice through you, and work moves building to building.
All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, and every job in West Berkshire starts with access, parking and site rules.
Newbury: For agents with blocks near Newbury station (less than half a mile south-east of Newbury), a block-wide mastic programme deals with frames, balconies and entrances in one go. Churches, halls and community buildings such as St Nicolas Church are looked after by trustees and committees like any other owner, and their frames, doors and external joints need mastic renewed in time.
Common problems we fix in West Berkshire
Much failed sealant was laid on dirty, dusty or damp surfaces. Where the faces weren’t cleaned or primed as specified it comes away from one face.
Most enquiries start with one or more of the following:
- Damp patches beside frames
- Cracked, hardened mastic round windows on a block
- Occupiers reporting cold air round windows
- No planned programme for sealant
Surface by surface
Tenement and older buildings
Traditional buildings have joints that need a careful approach. The material either side of the joint shapes the product choice.
Estate-wide resealing programmes
Housing associations and agents often manage many similar blocks. Each block is priced and scheduled in order.
Aftercare for building managers
For the best life from the joints:
- Log resealing dates block by block
- Ask residents or tenants to report leaks and draughts early
- Make mastic part of routine maintenance checks
- Start inspections with the most exposed faces
Our workmanship is covered for 12 months, so report any failure in that time. Beyond that, routine checks spot the next round of repairs.
Left open, joint edges in render, brick or frames can deteriorate. Once that happens, repairs come before resealing and the job grows.
Site staff or a sealant specialist?
General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.
Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong normally costs more in the end than doing them right.
How the quote is worked out
Before we quote, we look at:
- Removal of failed or old sealant
- Specialist products, such as fire-rated or hygienic sealants
- Location, for remote and island sites
- Phasing around occupants
The specified product makes a difference, and so does the preparation. Access, phasing and site requirements come into it too.
Sending details for a quote
However big the job, the same details help:
- Clear photos of the problem areas
- Whether an asbestos survey exists
- Whether the building will be occupied during the work
- How the joints are reached, and at what height
Need a figure for a tender or a budget? Send the scope and any drawings, and we’ll return a fixed quote you can plan around. If you have questions first, call the office on 01277 525 020 or email us.
Questions we are asked in West Berkshire
Do you work for managing agents and housing associations?
We do. Most of our mastic sealing is for agents, factors, housing associations and portfolio landlords, and we quote building by building or as a programme.
How long before the joints can be used?
We’ll confirm how long the chosen product needs to cure.
Can people stay in the building while you reseal?
The work is planned around occupiers. We agree the programme so you can notify occupiers, and entrances stay in use.
Which sealant will you use?
Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
When is resealing likely to be due?
There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular checks let you plan resealing before leaks or damage.
Do you check for asbestos in old sealant?
Asbestos removal isn’t part of our work. Anything suspect is tested before we carry on in line with the dutyholder’s asbestos management.
Can you work to our specification?
Yes. We follow the specification, along with the manufacturer’s installation guidance.
