About construction mastic in West Berkshire

Refurbishment work needs a slightly different approach from new build. Old beads come out completely, as fresh silicone can’t grip old and the asbestos survey is checked first on older stock. After that, the joints are prepared and sealed to the specification. The enquiries we see most involve sanitary sealant damaged by following trades and snag items on joints that need redoing before handover, across internal decorators’ caulk, floor and skirting junctions and window and door perimeters.

Tell us your site hours and access windows and we’ll plan around them. While we’re working, the area stays contained and tidy, and we check in with your contact before moving on to each new area.

  1. We price from the drawings, specification and programme you send.
  2. We return a fixed quote that ties the mastic package to your programme.
  3. You tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we confirm it with the quote.
  4. Areas are sealed plot by plot or floor by floor as the trades hand them over.
  5. Each joint is prepared, backed to depth and sealed in the product the specification names.
  6. Before handover, snags are dealt with and the package is signed off under our 12-month guarantee.

Sites and facades across West Berkshire

In places such as Newbury, Thatcham and Burghfield Common, and across West Berkshire, refurbishment leaves plenty of facade joints to seal alongside new build. Each junction between new and existing materials needs the right sealant, primer and backing.

All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, and every job in West Berkshire starts with access, parking and site rules.

Newbury: For contractors at a school such as St Nicolas C.E. Junior School, sealing has to be finished before term starts. Units on estates such as Parkway Shopping Centre (under half a mile north of Newbury) tend to be reclad and refitted as tenants change, and each job leaves cladding and perimeter joints to seal.

Commercial clients in West Berkshire

For main contractors, we work as the sealant subcontractor. We work to your programme, your specification and your site rules, with CSCS-carded applicators on site.

FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.

When to bring in a specialist

Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

Aftercare for building managers

Keep the joints in good shape with a few simple steps:

  • Put any product change through the designer first
  • Allow flexibility for external sealing in damp or cold weather
  • Check frame gaps are within the sealant’s range before sealing
  • Ask for joint and product checks before the package is urgent

The package carries our 12-month guarantee for workmanship. Damage by others isn’t a workmanship fault which is why protection after sealing matters.

Sealing outside when the joint is damp or too cold leads to poor adhesion. Holding off until conditions suit avoids callbacks.

Why act early?

A cheaper sealant can look like an easy saving on a large package. A failed joint in the defects period costs far more than the product difference. We price the specified product and will tell you plainly where an alternative would or wouldn’t work.

What your quote should include

  • Is the sealant right for the movement and the substrate?
  • Their public liability cover
  • Their pre-qualification and accreditations
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?

Different surfaces, different methods

Fire-rated sealant where specified

Fire-rated sealant is one type of fire-stopping product. Other products are used for some services and gaps so we will flag where the detail needs something different. Record requirements are agreed with the quote.

Window and door perimeters

Perimeter joints between frames and the structure are the weather line on any new building. They’re sealed with a low-modulus neutral-cure silicone or another product named in the specification.

West Berkshire: questions and answers

What guarantee comes with a mastic package?

The work is guaranteed for 12 months. Keeping other trades off finished joints prevents most problems.

How long before the joints can be used?

Curing time varies by product, and we confirm it on the day, and sign any area that should be left alone.

Do you seal on top of existing sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

Do your applicators hold CSCS cards?

We are CHAS accredited and a Constructionline member, and each applicator is CSCS-carded. We are fully insured for public liability.

Do you take on mastic snagging only?

Yes. Snag-only work is something we take on and damaged joints are redone properly.

Can the building stay open while you work?

Usually, yes. We phase the work so most of the building stays in use.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.
