Mastic and sealant across RG18

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Our commercial sealant contractors service in RG18

Most of the buildings we seal stay open while we’re there. Tell us your site hours and access windows and we will plan around them; phased work can also be planned so areas stay in use. It’s the same approach in offices, retail units, hotels, schools and healthcare buildings. We work on washrooms and tea points, external facade joints and window and door perimeters, and the failures we’re asked to look at most are wall and floor joints that have lost their seal and leaks that seem to come through a sealant line.

Working in a building that stays open takes some planning. We sign and contain the area we are in, with routes through the building left open and work section by section so the rest of the building stays in use.

  1. Site photos, drawings or a visit tell us what’s there and how it has failed.
  2. You get a fixed quote covering removal, preparation and the new sealant.
  3. We agree the order of work, access windows and site hours with you.
  4. Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
  5. Depth is set with backing, then the sealant is applied, tooled and the area tidied.
  6. We hand back each area with its cure time and our 12-month guarantee.

What you’ll pay

Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.

Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we’ll arrange a site visit.

Near you in Hermitage

Locally, jobs take us to sites close to The White Horse pub, Hermitage Primary School and Holy Trinity, among other places. For rail, the closest station is Newbury Racecourse station, about 4 miles south. Other landmarks nearby include Hampstead Norris Castle (2.4 miles north-east) and West Berkshire Community Hospital (3.3 miles south). For a walk, there’s Snelsmore Common.

Commercial premises across RG18

Across RG18, from Newbury, Thatcham and Shaw to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact.

All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, so jobs in RG18 are planned with access, loading and parking in mind.

Hermitage: Trade counters and showrooms on estates such as Red Shute Hill Industrial Estate (0.6 miles south of Hermitage) need neat joints where clients see them. Offices and shops close to stations such as Newbury Racecourse station, 4 miles south of Hermitage, tend to be busy all day, so sealant work is planned around opening hours.

General trades versus a specialist

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we will confirm the paperwork you need with the quote.

When it isn’t the sealant

Before quoting, we check that sealant is the right answer. It won’t put right:

  • A failed roof covering or waterproofing membrane
  • Suspect materials that need testing and specialist removal
  • Faulty windows rather than failed perimeter sealant

What we’re called out for in RG18

The wrong sealant in the wrong place is a common cause of early failure. Painters’ acrylic in a moving joint, vinegar-smelling silicone on metal or natural stone, or a high-modulus product where a low-modulus one was needed all let go sooner than they should. BS 6213 gives guidance on choosing construction sealants.

Look out for the following:

  • Hardened, chalky sealant on south-facing or exposed elevations
  • A top-up bead over failed sealant, now lifting
  • Greasy, split joints in a kitchen or tea point
  • Leaks that seem to come through a sealant line

How the job changes by surface

Facade and cladding joints

Facade sealant failures can be hard to spot from the ground. Photos from a closer viewpoint help us price, with colours confirmed for the product chosen.

Washrooms and toilets

Mould that has grown into washroom sealant can’t typically be cleaned out. Replacement is the fix: strip, clean, dry and reseal, room by room if that suits the building.

Building owners, agents and FMs in RG18

When you manage a building on behalf of an owner, clear figures and clear communication matter. You get a fixed quote, an agreed scope and a walk round at the end.

Whether you’re a managing agent, a property factor or an owner’s representative: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.

RG18: questions and answers

Do you cover RG18?

Yes. RG18 falls within our area, and you can phone 01277 525 020 or use the quote form to get started.

Does commercial sealant work come with a guarantee?

It’s backed by our 12-month guarantee. Should anything we did fail within that period, let us know.

Can weather delay the job?

Outside, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

How do you choose the sealant?

The specification comes first, if there is one. Without one, the joint decides: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

Will your applicators have CSCS cards?

Yes. Should the site need card details in advance, tell us and we will confirm them with the quote.

Could the old sealant in an older building contain asbestos?

In buildings from before 2000 in particular, some old mastics and sealants may contain asbestos. We ask to see the asbestos register or survey before disturbing old sealant, and anything suspect is left until it has been tested.

How is commercial sealant work priced?

Send what you have, even a few photographs and rough lengths. We follow up with questions or a visit where needed.
