Commercial sealant contractors in RG30: how it works

We’ve applied sealant on commercial sites for over 20 years, and the documents buyers ask for are ready: we are CHAS accredited and a Constructionline member, our applicators hold CSCS cards, and we carry five million pounds of public liability insurance. If your site needs RAMS, an insurance certificate or CSCS details, say so and we will confirm with the quote. We work on washrooms and tea points, kitchen worktops and splashbacks and movement joints in walls and floors, and what we’re called in for most is movement joints packed with grit and debris and layers of sealant, all of them failing.

We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in.

  1. First, details come to us: photographs, drawings or a schedule of the areas.
  2. We work out why the joints have failed and fix a quote for the agreed scope.
  3. Site hours, access windows and the order of areas are agreed before we start.
  4. We strip the failed bead and prepare both faces of the joint.
  5. We fit backing to the right depth, prime where specified and lay the new bead.
  6. Each area is inspected, signed off and backed by our 12-month guarantee.

Pricing in RG30

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

Commercial premises across RG30

Commercial buildings across RG30 range from older premises altered many times to recent units on business parks. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.

All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, so jobs in RG30 are planned with access, loading and parking in mind.

Norcot: Trade counters and showrooms on estates such as Norcot Industrial Estate (0.5 miles east of Norcot) need neat joints where customers see them. If you have premises on more than one site, say at Norcot Industrial Estate and Oxford Road Business Park, one contractor and one quote can cover both.

Work for main contractors and building owners

If you look after buildings for someone else, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end.

Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.

When something else is needed

Honesty saves time and money. New sealant won’t cure:

  • A failed roof covering or waterproofing membrane
  • Broken glass or blown double-glazed units
  • Structural cracks or movement the joints weren’t designed for

Why it fails

In wet areas the enemy is normally mould rather than movement. Damp, harsh cleaning products and poor ventilation let mould take hold inside the bead, and once established it rarely cleans out. Replacement with a sanitary anti-mould silicone is the lasting answer.

It’s worth sending us details if you spot any of the following:

  • External beads that have gone brittle and cracked
  • Mouldy silicone around WCs, urinals and vanity tops
  • A top-up bead over failed sealant, now lifting
  • Shrunken sealant along kitchen worktops and splashbacks

After the work

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. We suggest:

  • Ask fit-out and M&E contractors to report any sealant they disturb
  • Put external and wet-area joints on a regular inspection round
  • Make sure ventilation in wet areas is switched on and working
  • Make sure contractors see the asbestos survey before cutting out old mastic

Let your cleaning contractor know what’s new. Scourers, blades and harsh products shorten a bead’s life.

Sealant installed at the same time usually fails in sequence. The first failures are often a warning about the rest so the whole run is worth inspecting. We will tell you which sealant joints need doing first and which can wait.

Surface by surface

Commercial kitchens and tea points

Kitchen joints along worktops, sinks, splashbacks and wall cladding collect grease and moisture. Proper degreasing comes before any new sealant, and a hygienic or food-safe sealant is used where food contact is possible.

Fire-rated seals where specified

Fire-rated sealant is only one type of fire-stopping product. Other products, such as collars, wraps and batts, are specified for different services.

FAQs: RG30

Will you just go over the old sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.

How many days will you need on site?

We plan the time on site around your programme and access. We’ll give you an estimate of time on site when we quote.

Can you take on work for an FM or managing agent?

Yes. We quote, schedule and report back in the way that suits your process, with a 12-month guarantee on the workmanship.

How is commercial sealant work priced?

Send photos, drawings or a list of locations. Where we need to see it, we’ll arrange a site visit, then send a fixed quote.

How long before the joints can be used?

That comes down to the sealant and the temperature. Some take light use quickly, others need longer to cure, and we confirm it before leaving site.

Is it OK to apply fresh sealant over existing beads?

Full removal is part of every quote. A bead laid on old silicone peels away and isn’t worth paying for.

Are you CHAS accredited and on Constructionline?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.
