How commercial sealant contractors works in West Berkshire

Some sealants used before 2000 can contain asbestos, so older stock needs a check first. We ask to see the asbestos register or survey before old sealant is disturbed. If a material is suspected, work stops until it’s tested. Site teams most often ask us about hardened, chalky sealant on south-facing or exposed elevations and movement joints packed with grit and debris, on floor and threshold joints, kitchen worktops and splashbacks and window and door perimeters.

Tell us your site hours and access windows and we will plan around them. On the day, the work area is kept contained and tidy, and we check in with your contact before moving on to each new area.

  1. First, details reach us through the quote form or a site visit.
  2. We diagnose the cause of failure and price a fixed scope.
  3. Work is phased around your occupiers where areas need to stay in use.
  4. Every failed bead is removed rather than covered.
  5. Each joint gets a suitable sealant, laid to depth and tooled.
  6. A final walk-round, then the 12-month guarantee applies.

What you will pay

Near you in Newbury

We work on buildings around St Nicolas Church, Victoria Park and St Bartholomew's School and the streets around them. Nearby too are The Diamond Tap (under half a mile north-east), St Nicolas C.E. Junior School (less than half a mile south) and St Bartholomew's School (0.6 miles south-west). Newbury has its own railway station: Newbury station. A little further out are Donnington Castle (1.6 miles north-west) and West Berkshire Community Hospital (1.5 miles east). Not far away are Audrey's Meadow.

Shops, offices and hotels in West Berkshire

Across West Berkshire, from Newbury, Thatcham and Burghfield Common to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact, with colours matched site to site where the brand needs it.

The South East is one of the UK’s drier regions, but external sealing in West Berkshire still needs a dry joint and the right temperature, and damp or frosty mornings can hold it up.

Newbury: For a hotel such as Chequer's Hotel (0.5 miles north of Newbury), the colour of a joint at the bar or the bath matters to the look of the room. Occupiers with premises at both Parkway Shopping Centre and Raceview Business Centre could have the sealant at each handled under one quote.

Looking after the joints

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. Our advice:

  • Ask fit-out and M&E contractors to report any sealant they disturb
  • Note dates and locations of sealant work for future planning
  • Report cracked or peeling sealant early
  • Keep washroom and kitchen extraction working

New joints need their full cure time before they take water, cleaning or traffic. That time depends on the product, the temperature and the joint depth, so we confirm it for each area at handover. Keeping signs or barriers up until then protects the finish.

An open joint in a food area or toilet collects dirt and moisture that cleaning can’t reach. Cleanability is something environmental health officers pay attention to, which makes sound joints worth keeping on top of.

How the quote is worked out

Each job is priced on its own details. The main factors are:

  • The total length or number of joints
  • The site’s rules and procedures
  • Distance, for remote addresses
  • Access and working height

Quantities, awkward access and phased working all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.

What to include in your enquiry

Whether it’s one area or a whole building, the same details help:

  • Specification clauses that apply
  • Your programme or deadline
  • What the building is and how it’s used
  • Approximate linear metres or a joint schedule

Quotes are fixed against the scope you send, so you know the figure before anyone is on site. To ask for one, ring 01277 525 020 or email the details over.

Work for main contractors and building owners

Facilities managers want contractors who arrive with the paperwork sorted. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.

For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.

Surface by surface

Washrooms and toilets

Washroom joints take water, cleaning chemicals and constant use. We cut out mouldy or split beads and reseal in anti-mould sanitary silicone, phasing the rooms so not every toilet is closed at once.

Fire-rated seals where specified

Intumescent and other fire-rated sealants go in at service penetrations and linear gaps to the maker’s tested details, where they are specified. The design and sign-off of fire stopping belong to the designer and building control.

Why it fails

If sealant tears through its centre, it has failed cohesively. Typically the movement was too much for the sealant chosen because the bead was too thin, the joint over-stretched or the movement class wrong. The same product in the same joint tends to fail the same way.

Look out for the following:

  • Mouldy silicone around WCs, urinals and vanity tops
  • Movement joints packed with grit and debris
  • A top-up bead over failed sealant, now lifting
  • Hardened, chalky sealant on south-facing or exposed elevations

Questions about West Berkshire

Are you CHAS accredited and on Constructionline?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.

When is resealing likely to be due?

Nobody can honestly give a figure in years, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular inspection is the best way to catch problems early.

Which sealant will you use?

If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

How long does a typical visit take?

We plan the time on site around your programme and access. We will give you an estimate of time on site when we quote.

Can you supply RAMS and insurance details?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote. We hold CHAS accreditation and Constructionline membership and carry five million pounds of public liability insurance.

How soon can the area be used again?

Curing time varies by product, and we confirm it on the day, and flag anything to keep off until it has cured.

Will you just go over the old sealant?

No. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.
