Common questions from The Wisp clients

Can you work at a site such as Craigmillar Shopping Centre, by The Wisp?

Yes. Our area takes in The Wisp and its surroundings, with estates and business parks such as Craigmillar Shopping Centre included. Send details of the unit and the work through our quote form for a quick quote.

Is hospital work, at somewhere like Royal Infirmary of Edinburgh (Little France), something you do?

Yes, provided the work is planned with the site’s estates team. Work is phased so departments keep running, under the site’s own rules.

What about RAMS and site documents?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote.

Are you CHAS accredited?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

Do your applicators hold CSCS cards?

Yes. If you need card details for site access, tell us and we’ll confirm them with the quote.

How long before trucks can use the joints?

Cure times vary with the product and how cold the slab is. We will give you a time for each zone when we agree the phasing.

Will we need to close the floor?

Typically only the zone we are working in has to close. Each zone reopens when the product can take traffic, then we move to the next.

Floor joint sealing in The Wisp

Few warehouses can shut a whole floor while joints are done, so we phase the work aisle by aisle or bay by bay. Share your site hours and access windows and the programme is built around them so the rest of the operation keeps going. We work on retail and showroom floors, construction joints and saw-cut induced joints, and the usual reasons a site gets in touch are trucks and loads jolting over damaged joints and loading bay joints breaking down. One point of contact handles commercial sealant work in The Wisp from the first photos to the final walk-round, whether it’s one building or several.

In Scotland’s cities, buildings from car parks and malls to university and hospital estates rely on movement joints. When the sealant goes, water and grit get in, and a Scottish winter makes it worse.

Every job is signed off with a 12-month guarantee. It’s a plain promise: if the work we did fails within twelve months, we return to fix it.

After the work

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. We suggest:

  • Hold traffic back until the product has cured
  • Ask drivers not to drag forks or pallets
  • Plan for a top-up on newer floors
  • Photograph any joint that starts to chip

Once cured, the joints get cleaned along with the slab. Tell us about aggressive cleaning products or hot washing at quote stage so the product suits them.

Treating joints while the arrises are sound keeps the work simple. After the edges go, repairs come into it and that takes longer and closes areas for longer.

Slabs, ramps and loading bays in The Wisp

With the shore within about 2 miles, The Wisp counts as a coastal location. Near the sea, external slabs, ramps and decks see salt air and driven rain as well as their usual loads, so it pays to keep them sealed. The Wisp has at least three named business or industrial parks inside a 3-mile radius. Their warehouses, yards and car parks are exactly where joints take the most punishment.

A healthcare site such as Royal Infirmary of Edinburgh (Little France) (0.6 miles west of The Wisp) depends on car parks, ramps and service yards whose joints take traffic all day. For a school such as Castlebrae Community High School, playground and building joints can be done in the holidays.

The Wisp is about 3 miles south-west of Musselburgh, in Edinburgh. If you’re looking for floor joint sealing in The Wisp, we can help, as we do across Edinburgh. We work across 174 places in Edinburgh, from busy centres to rural villages.

Anyone looking for floor joint sealing in EH16, EH22 and EH15 gets the same process as the rest of our area: send details, get a quote, we seal, guaranteed. We also cover Greendykes (1 mile north-west), Niddrie (1 mile north-east), Niddrie Mains (1 mile north), Little France (1 mile south-west) and Bingham (1 mile north) for floor joints. For managing agents and facilities managers

Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, with each stage agreed with your site contact.

Facilities managers want contractors who arrive with the paperwork sorted. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.

When to call us in The Wisp

Unfilled joints soon pack with grit, shrink-wrap scraps and pallet splinters. That debris is hard and levers at the edges as wheels pass, speeding up the damage.

Typical triggers for a call:

  • Joint edges breaking up under truck wheels
  • Scruffy, dirty joint lines on a shop or showroom floor
  • A gap opening alongside old joint filler
  • Open saw cuts full of debris

For estates staff at a university like University of Edinburgh Bioquarter, 0.6 miles to the south-west of The Wisp, building and paving joints are part of the planned maintenance list.

Questions to ask before you book

  • Do they follow the manufacturer’s priming guidance?
  • How the existing material will be dealt with
  • Their public liability cover
  • Health and safety accreditation such as CHAS

Questions to ask before you appoint anyone

What sealant work can’t fix

Being straight saves everyone time. Fresh joints won’t solve:

  • Level or flatness problems across the floor
  • Wide or random cracking that suggests a structural issue
  • A floor that rocks at the joints, which needs a structural fix

Not sure which it is? You can ring 01277 525 020 or email us and we will tell you honestly before you book.

Joints and surfaces we work on

  • Retail and showroom floors
  • Forklift and pallet-truck routes
  • Construction joints
  • Saw-cut induced joints
  • Joints along racking aisles
  • Loading bays

Should maintenance staff do it?

Certain joints really need a specialist: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong usually costs more in the end than doing them right.

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Our process

We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it. City jobs in The Wisp normally need parking and loading planned. Shared closes, stairs and the property factor may need to be part of the plan.

  1. First, the zones and order of work are agreed with you.
  2. Any joints with broken edges are flagged before work starts.
  3. Failed material and debris are removed and the joint cleaned.
  4. The chosen filler or sealant goes in flush with the slab.
  5. Each area is handed back when ready for traffic.

What we need from you

  • Send any specification or drawings in advance
  • Move anything stored against the joints
  • Flag any permit to work we’ll need
