Floor joint sealing for Leith sites

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

After the work

After handover, these steps help:

  • Check joint lines on busy aisles regularly
  • Start with the dock areas, where joints fail soonest
  • Keep photographs of joints that look like they’re failing
  • Respect the cure time before traffic returns

Walk the main truck routes every few months and look along the joint lines. Watch for filler pulling away from an edge, fresh chipping or grit collecting and keep photos so changes are easy to compare.

Joint damage starts slowly and then speeds up. Once the first piece is out, wheels drop further and hit harder so early treatment saves a lot of trouble.

Floor joint sealing in Leith, done properly

We have been sealing commercial joints since 2005. Our CSCS-carded applicators follow your site induction and rules, and we are CHAS accredited and a Constructionline member holding public liability insurance. Finished floor joints in Leith carry our 12-month guarantee. If you have scruffy, dirty joint lines on a shop or showroom floor and dock area joints that have failed first, we can put it right. Most enquiries from Leith start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Industrial estates around Scotland’s cities hold warehouses, trade units and distribution sheds, whose floor joints take forklift and pallet-truck traffic daily. The right filler or sealant, laid in phases, keeps them operating.

Our workmanship is guaranteed for 12 months, wherever the site is. If our installation lets you down in that time, we return and fix it.

Honest limits

A few problems need another trade or a different fix, and we say so rather than covering them up:

  • Cracks across panels caused by settlement or overload
  • Joint edges that have already broken away, which need repairing before filling (we will tell you if so)
  • Unstable slabs moving under traffic

If in doubt, phone 01277 525 020 or send photos by email and we will say what we think.

What we seal

  • Forklift and pallet-truck routes
  • Construction joints
  • Joints along racking aisles
  • Retail and showroom floors
  • Loading bays
  • Saw-cut induced joints

On site: what to expect

On arrival, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before anything is cut or cleaned, and the work normally takes anything from a day for one loading bay to several days for a large floor, split into phases. For premises in Leith, tell us about access times, shared entrances and any building rules, so the work can be phased and areas kept in use.

  1. We walk the floor and mark up joint widths, edge damage and traffic routes.
  2. The treatment and the zones are set out in a fixed quote.
  3. Each joint is cut or routed back to clean, sound concrete.
  4. Dust is vacuumed out and primer applied where specified.
  5. Filler or sealant is placed to depth and finished flush.
  6. Zones reopen once cured and the work moves on.

Preparing the site

  • Agree which areas must stay open
  • Send any specification or drawings in advance
  • Arrange parking or a loading space

Do you need floor joint sealing in Leith?

Older fills harden, shrink and crack with age, particularly where cleaning machines and traffic work it daily. Once it has gone hard or come loose, it protects nothing.

Things that typically lead to an enquiry:

  • Joint edges breaking up under truck wheels
  • Cracked and crumbling joint fill
  • Loading bay joints breaking down
  • Soft sealant dragged out of trafficked joints

Another example is North Leith Sands Industrial Estate, which lies west of Leith, where floors and yards would be done in stages around the occupiers.

Before you book anyone

  • How they’ll work around occupants
  • Whether primer will be used where the manufacturer specifies it

Why act early in Leith

Open joints are where dirt collects, out of reach of the floor cleaner. In shops, showrooms and clean production areas that matters for hygiene and appearance. Flush, filled joints leave nothing for cleaners to dig out. Scottish city buildings take plenty of rain, so a split or hardened joint lets water into the wall. Renewing them early protects the fabric.

Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote and we’ll put a fixed figure on it.

Common questions from Leith clients

Is a hospital such as Western General Hospital (Edinburgh) somewhere you can work?

Yes. We work in healthcare settings as well as offices and schools. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Will you take on work at estates like Tower Street Industrial Estate, close to Leith?

Yes. Estates, retail parks and business parks around Leith, Tower Street Industrial Estate among them, are all within reach. Photos and a short description are enough for a first look.

How long does a typical visit take?

We plan the time on site around your programme and access. You will have an expected duration with the quote.

Are your applicators CSCS-carded?

Yes. We use CSCS-carded applicators, as many construction sites ask for.

What site paperwork can you supply?

Each site asks for different documents, so list what you need, whether RAMS, insurance or CSCS details, and we’ll confirm with the quote.

Should floor joints be filled or sealed?

We decide joint by joint. Where hard wheels cross, a semi-rigid filler is normally right and perimeter or movement joints need flexibility. You’ll see the choice for each area in the quote.

How do you choose the sealant?

Where there’s a specification, we use the product it names. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

Traffic, movement and joints around Leith

Leith is within about 1 mile of the coast. Open joints in coastal car parks and yards let in salt-laden water as well as grit, so it pays to keep them sealed. Being in the east of Scotland, Leith gets less rain than the west coast. Freezing weather and salt still attack open external joints. Resealing before the cold months helps protect the edges.

In a school such as Leith School of Art, movement joints in brick, block and hall floors tend to be forgotten until they leak. Estates like Tower Street Industrial Estate (to the south-east of Leith) combine warehouse slabs, yards and loading bays, all with joints under wheels.

Leith is about 3 miles north-east of Edinburgh, in Edinburgh. Businesses, contractors and managing agents in Leith use us for work on floor joints, as part of our coverage of Edinburgh. Across Edinburgh, 174 places are covered, Leith among them.

Work on floor joints is covered throughout EH6, EH5 and EH1, whatever the building. Buildings on Fyfe Lane, Haig Lane and Mill Lane are within our area for floor joints. Just outside Leith, we also work in Timber Bush (1 mile south), North Leith (1 mile south-west), Bonnington (1 mile south-west), Newhaven (1 mile west) and Victoria Park (1 mile west). A short drive away, we cover Edinburgh (3 miles south-west), West End (3 miles south-west), West Coates (3 miles south-west), Sciennes (3 miles south), Merchiston (3 miles south-west) and Newington (3 miles south).
