Need floor joint sealing in Little France?

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

When something else is needed

Not every problem is a sealant problem, and we’re upfront when that’s the case. It won’t fix:

  • Wide or random cracking that suggests a structural issue
  • Worn screed or surface finishes
  • Spalled arrises, which need an edge repair first

If in doubt, call 01277 525 020 or send details through our quote form and we will say what we think.

Surfaces we seal

  • Forklift and pallet-truck routes
  • Saw-cut induced joints

Floor joint sealing in Little France

Floor joint sealing for us covers warehouse aisles, loading bays, production halls, retail floors and showroom slabs. Each job is priced from the metres of joint, their condition and the access windows we get and the figure is fixed before work begins. Most enquiries involve trucks and loads jolting over damaged joints and chipped and spalling edges along forklift routes, on joints along racking aisles, forklift and pallet-truck routes and construction joints. One point of contact handles commercial sealant work in Little France from the first photographs to the final walk-round, for single jobs and planned programmes alike.

Scotland’s cities have multi-storey car parks, shopping centres, university and hospital estates, all with movement joints in decks, floors and walls. When the sealant goes, water and grit get in, and a Scottish winter makes it worse.

Building owners and contractors get the same cover: twelve months on the work we carried out. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Site staff or a sealant specialist?

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we will confirm the paperwork you need with the quote.

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong normally costs more in the end than doing them right.

What happens if it’s left?

Some runs only need partial renewal or topping up. If old material is sound on one face and only a fine gap has opened, it may not all have to come out, and we’ll say which joints need what. In a Scottish city, access often needs scaffold, permits or factor approval, so deal with all failing joints while access is up.

The price depends on the quantity of joints, what has to come out first and how the joints are reached. Call for a quote once you have the details.

Common problems we fix in Little France

Joints near dock doors see colder air, rain blown in and water off vehicles, as well as the tightest turning loads. They are often the first on a site to break down.

If one of these sounds familiar, it’s time for a closer look:

  • Trucks and loads jolting over damaged joints
  • Unfilled floor joints collecting dirt and grit
  • Brittle joint filler breaking up
  • Joint fill separating from the concrete

Across sites such as Peffermill Industrial Estate, 1 mile to the north of Little France, floor and movement joints can be sealed in phases so units keep working.

  • Whether old or failed sealant will be cut out, not overlaid

Warehouse floors and decks around Little France

Little France lies within about 3 miles of the sea. Near the sea, external slabs, ramps and decks see salt air and driven rain as well as their usual loads, which is why split joints are worth sealing before the edges deteriorate. Less than 3 miles from Little France there are at least three named estates and business parks. Sites like these are full of saw-cut floor joints, yard slabs and car park joints.

For a store at a site such as Craigmillar Shopping Centre (0.9 miles north of Little France), the service yard and goods-in area are where joints break down first. Hospital campuses such as Royal Hospital for Children and Young People, under half a mile north of Little France, grow in stages, leaving movement joints wherever new blocks meet old.

Little France: questions and answers

Can you work on a hospital site such as Royal Hospital for Children and Young People?

Yes, hospitals are one of the sectors we cover. Each area is agreed with the ward or department and the estates team in advance.

Can being near the sea in Little France affect the sealant we need?

It can. Driven rain and salt are tougher on outside sealant than sheltered inland conditions. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.

Is Little France in your area?

Yes. We cover Little France. For a quote, ring 01277 525 020 or send photos by email.

Do you seal on top of existing sealant?

No. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.

Are your applicators CSCS-carded?

Yes. Our applicators hold CSCS cards, which many sites require.

When can forklifts run over new joint filler?

Cure times vary with the product and how cold the slab is. You’ll get a reopening time for each area before we start.

Do you repair broken joint edges?

Edge condition is recorded when we look at the floor. Where they have broken away, we will tell you before quoting the filling, so nothing is filled that won’t hold.

From enquiry to sign-off

We schedule the visit to fit the site hours and access windows you give us. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area. Work on a big city site in Scotland normally involves inductions and permits. Pass on the site’s contractor rules when you get in touch.

  1. A floor survey records every joint, its edges and what crosses it.
  2. The treatment and the zones are set out in a fixed quote.
  3. Old fill and packed debris come out until both faces are sound.
  4. We extract the dust and prime the faces if the product needs it.
  5. The joint is filled to its specified depth and trimmed level.
  6. We hand each phase back when it can take traffic.

Getting the site ready

Advice

Keeping the joints sound

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:

  • Clear packed debris from open joints regularly
  • Walk the main routes and inspect joint lines on a regular cycle
  • Plan for a top-up on newer floors
  • Keep trucks off new joints until we say they’re ready

Dragged forks and pallets gouge joints and edges alike. Steel tines will mark a good joint over time.

Treating joints while the arrises are sound keeps the work simple. After the edges go, repairs come into it and that takes longer and closes areas for longer.
