FAQs: Ravelston

Can being near the sea in Ravelston affect the sealant we need?

It can. Driven rain and salt are tougher on outside sealant than sheltered inland conditions. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.

Do you cover business parks and estates near Ravelston, such as Craigleith Retail Park?

Yes, sites like Craigleith Retail Park are within our area, along with the rest of Ravelston. Photos and a short description are enough for a first look.

How do you deal with asbestos in old sealant?

Managing asbestos is the dutyholder’s responsibility, so we’ll ask for the register before work on an older building. Work pauses if suspect material is found, until it has been tested.

What happens if the joint edges are damaged?

Filling against broken edges doesn’t last. If the arrises have spalled, we will say they need repair before filling and set out how that affects the job.

Is colour matching possible?

That depends on the product. Some ranges offer many colours, others very few, so we’ll confirm the colours available for the specified product with the quote.

Can you work to our specification?

Yes. Send it with your enquiry, and we’ll price the work to it.

Are you insured?

Yes. We’re fully insured, including public liability cover.

Floor joint sealing in Ravelston

Mastic Doctor has worked on joints in commercial buildings for over 20 years. Applicators carry CSCS cards and work to your site rules, and we are CHAS accredited and a Constructionline member, with public liability insurance in place. Finished floor joints in Ravelston carry our 12-month guarantee. Most enquiries involve joint edges breaking up under truck wheels and a rough ride across broken joints, across loading bays, saw-cut induced joints and joints along racking aisles. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in Ravelston it comes down to the same thing: the right product in a properly prepared joint.

Around the edges of Scotland’s cities are warehouses, trade counters and distribution units, each with saw-cut and construction joints under forklifts and pallet trucks. The right filler or sealant, laid in phases, keeps them operating.

A 12-month guarantee applies to all our work in Edinburgh. Should something we installed fail, give us a call on 01277 525 020 or send photos by email and we’ll come back to it.

On site: what to expect

When we get to site, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before anything is cut or cleaned, with the work itself typically taking a day or more, depending on the metres of joint and how many zones the floor is split into. University, hospital and office estates in Scotland’s cities have their own permits, inductions and sign-in rules. Pass on the site’s contractor rules when you get in touch.

  1. A floor survey records every joint, its edges and what crosses it.
  2. You receive a fixed quote showing products and phasing.
  3. Each joint is cut or routed back to clean, sound concrete.
  4. We extract the dust and prime the faces if the product needs it.
  5. The joint is filled to its specified depth and trimmed level.
  6. Zones reopen once cured and the work moves on.

Preparing the site

  • Share your working hours and any access restrictions
  • Send asbestos survey details if the building is pre-2000
  • Flag any permit to work we will need

Getting a fixed quote

A good quote starts with a clear picture: the joints involved, quantities, access and the product called for. Send what you have, and we’ll arrange a site visit if anything is unclear.

Related advice

Different surfaces, different methods

Isolation joints at walls and columns

Perimeter and column joints get forgotten, and they collect dust and debris. We include them in the survey.

Semi-rigid joint fillers

If a joint is still opening, a semi-rigid filler may part from one face. A later top-up typically puts that right, and we’ll explain it when we quote.

Why deal with it now?

An open joint is a modest filling job while its edges are sound. Left until they break, it needs an edge repair before any filling can start, with longer closures to match. In a Scottish city, access often needs scaffold, permits or factor approval, so it makes sense to renew every failing joint while it’s in place.

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

When something else is needed

A few problems need another trade or a different fix, and we point that out rather than sealing over them:

  • A floor that rocks at the joints, which needs a structural fix
  • Level or flatness problems across the floor
  • A failing floor coating, which is a flooring contractor’s job

If you’re not sure, just phone 01277 525 020 or email the details over and we’ll give you a straight answer before you book.

Commercial clients in Ravelston

Planned maintenance programmes are welcome: working through a building or an estate in stages that fit your budget. Ravelston can form part of a wider programme across Edinburgh.

Hotels, schools, healthcare sites, offices and retail units book us directly too. The work is planned around how the building runs, so the building keeps working while we do.

Should maintenance staff do it?

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong normally costs more in the end than doing them right.

Floor joint sealing around Ravelston: what changes locally

Ravelston sits close to the coast, within about 2 miles. Open joints in coastal car parks and yards let in salt-laden water as well as grit, which is why split joints are worth sealing before the edges deteriorate. At least three named trading, business or retail sites lie within about 3 miles of Ravelston. Floors, loading bays and yards on sites like these are where floor and movement joints work hardest.

Another example is Drylaw Shopping Centre, 1 mile north of Ravelston, where floors and yards would be done in stages around the occupiers. Hospital campuses such as Western General Hospital (Edinburgh) (to the north-east of Ravelston) grow in stages, leaving movement joints wherever new blocks meet old. Places like Craigleith Retail Park (less than half a mile north-east of Ravelston) put trolleys over floor joints inside and cars over slab joints outside.

Ravelston is about 2 miles west of Edinburgh, in Edinburgh. Commercial clients in Ravelston can call on us for floor joints. Ravelston is one of 174 places in Edinburgh on our list.
