Floor joint sealing in Drylaw
Few warehouses can shut a whole floor while joints are done, so we phase the work aisle by aisle or bay by bay. Share your site hours and access windows and the programme is built around them, with goods still moving in the areas we aren’t in. If you’re dealing with soft sealant dragged out of trafficked joints and open saw cuts full of debris, we can put it right, on loading bays, joints along racking aisles and retail and showroom floors alike. Most enquiries from Drylaw start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.
Scotland’s cities have multi-storey car parks, shopping centres, university and hospital estates, all with movement joints in decks, floors and walls. Failed joints let water in, and repeated frost then works on the edges.
The 12-month guarantee is for workmanship rather than wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we are clear about what is covered before work starts.

How the quote is worked out
Each job is priced on its own details. The things that drive the figure:
- Induction, permit and paperwork requirements
- Backing rod, priming and other preparation
- The total length or number of joints
- Whether old sealant has to be cut out first
Pricing floor joints depends on quantities, condition and access, and any specification that applies. Call for a quote.
What to include in your enquiry
A few photos plus some basic facts will normally do. It helps to include:
- Asbestos survey details if the building is older
- Approximate linear metres or a joint schedule
- The postcode of the building
- Clear photographs of the problem areas
Every quote starts with the facts: the joints involved, quantities, access and the product called for. Send what you have, and we’ll arrange a site visit if anything is unclear.

Slabs, ramps and loading bays in Drylaw
Drylaw lies within about 1 mile of the sea. Coastal yards and decks give their joints salt and wet weather to deal with, not just wheels, so a failed joint lets more in and the edges break up sooner. Drylaw has at least three named business or industrial parks inside a 3-mile radius. That puts plenty of warehouse floors, service yards and car parks close by, all with joints under traffic.
Large sites such as Western General Hospital (Edinburgh) (0.6 miles east of Drylaw) have car parks, service roads and long elevations with movement joints in brick and panels. At places like Craigleith Retail Park, 0.5 miles south-east of Drylaw, joints are sealed a section at a time so operations carry on. For estates staff at a university like University of Edinburgh - Lauriston Campus, which lies south-east of Drylaw, building and paving joints are part of the planned maintenance list.
Drylaw is about 2 miles west of Stockbridge, in Edinburgh. Anywhere in EH4, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. Our Edinburgh coverage takes in 174 places, large and small.

Maintenance after handover
Your facilities or cleaning team can help the joints last. Share these points with them:
- Allow for topping up joints as a new slab settles
- Stop forks and pallets being dragged across joints
- Hold traffic back until the product has cured
- Check joint lines on busy aisles regularly
Ask drivers not to drag forks or pallets along the floor. Even a well-filled joint can be damaged by steel scraping along it.
Every vehicle on a busy aisle hits a damaged joint. Early treatment protects wheels, loads and drivers as much as the floor.
Should maintenance staff do it?
Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.
Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
Building owners, agents and FMs in Drylaw
Housing associations and managing agents often need work done across blocks and communal areas. We phase the work so people keep access, with each stage agreed with your site contact.
Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.
Common questions from Drylaw clients
Does your area include sites such as Drylaw Shopping Centre, near Drylaw?
Yes. We cover Drylaw and the area around it, including industrial estates, business parks and retail parks such as Drylaw Shopping Centre. A few photos and the unit address let us price the work.
Can you work on a hospital site such as Western General Hospital (Edinburgh)?
Yes. We work in healthcare settings as well as offices and schools. The estates team’s permit system and infection-control rules come first, and the work is planned around them.
How soon can traffic go back on the floor?
Each product has its own cure time and cooler floors take longer. Phasing is planned with that in mind.
Is it fine to apply new sealant on top of old?
No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.
Are you CHAS accredited?
Yes. We’re CHAS accredited and a Constructionline member, which helps with supplier vetting.
How long do sealant joints last?
It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.
Do you work to architects’ specifications?
Yes. Include it with the drawings when you ask for a quote, and we’ll price the work to it, flagging anything that needs clarifying.
Our process
On arrival, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, with the work itself usually taking a day for smaller units, with bigger warehouse floors programmed over several visits. Work on a big city site in Scotland normally involves inductions and permits. Pass on the site’s contractor rules when you get in touch.
- First comes a walk of the floor to record joint sizes, broken edges and traffic routes.
- A fixed quote follows, listing the treatment for each area and the order of work.
- Each joint is cleared of old fill and dirt and taken back to clean, sound edges.
- Dust is sucked out of the joint and a primer used if the product data sheet asks for one.
- The chosen product is placed to its specified depth and trimmed level with the floor.
- We tell you when each zone can carry trucks again and move on to the next.

Saw-cut induced joints
Most of the joints in a warehouse floor are saw cuts. We clear them back to clean concrete and fill them to the depth the product calls for with a flush finish.
