Our floor joint sealing service in Moray

Floor joint sealing for us covers warehouse aisles, loading bays, production halls, retail floors and showroom slabs. Pricing depends on the length of joint, how worn the edges are and when we can get in, and the quote is fixed before we mobilise. We work on construction joints, joints along racking aisles and saw-cut induced joints, and the usual reasons a site gets in touch are chipped and spalling edges along forklift routes and cracked and crumbling joint fill.

Where the site stays busy, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed, then reopened once the sealant allows before we move to the next.

  1. We agree the traffic routes and phasing with your site team.
  2. Any joints with broken edges are flagged before work starts.
  3. Failed material and debris are removed and the joint cleaned.
  4. We fill the joints with the agreed product, finished level.
  5. You get a time for each zone to reopen.

Around Elgin

In Elgin, that means premises near The Muckle Cross pub, Cooper Park and St Columba's Church of Scotland and the streets around them. Elgin has its own railway station: Elgin station. Nearby you will also find Dr Gray's Hospital (0.6 miles west) and St Giles Centre (under half a mile north-west). The countryside around Elgin includes Loch Spynie.

Estates, car parks and floors in Moray

Most floor and movement joint work across Moray has to happen while sites keep operating, so we work in phases and hand areas back as they cure.

Scotland has its own building regulations, the Building (Scotland) Regulations 2004, with building warrants from the local authority verifier. We seal to what has been specified, on every job. Moray includes coastal places, where facades, frames and external slabs take more weather than inland. Product choice and joint preparation matter more there.

Elgin: A healthcare site such as Dr Gray's Hospital, 0.7 miles west of Elgin, depends on car parks, ramps and service yards whose joints take traffic all day. Across sites such as Springfield Retail Park, which lies south of Elgin, floor and movement joints can be sealed in phases so units keep working.

Maintenance after handover

For the best life from the joints:

  • Remind operators to lift rather than drag
  • Record damaged joints with a photo and a location
  • Mention any aggressive cleaning regime at quote stage
  • Keep trucks off new joints until we say they’re ready

Walk the main truck routes every few months and look along the joint lines. Look for separation down one side, new chips in the arris and debris gathering and keep photographs so changes are easy to compare.

Every vehicle on a busy aisle hits a damaged joint. Sorting it early looks after your equipment as well as the slab.

Different surfaces, different methods

Loading bays and dock areas

Bays can be treated one or two at a time so deliveries keep moving. Your site hours and access windows set the order.

Flexible floor sealants

A flexible sealant suits perimeter and movement joints away from the heaviest traffic. Backing rod limits how deep the bead goes and keeps it off the joint bottom.

Doing it in-house

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

Redoing a failed joint typically costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Work for main contractors and building owners

We work for building owners and managing agents on everything from one building to a spread of sites around Moray. Several sites can go on one quote, so there’s one set of paperwork to deal with.

Hospitality, education, healthcare, office and retail clients come to us directly as well. We plan around the way the building is used, so the building keeps working while we do.

Leave it or put it right?

Dirt and spillage gather in open joints, out of reach of the floor cleaner. In shops, showrooms and clean production areas that matters for hygiene and appearance. Filled joints are far simpler to keep clean.

Questions to ask before you book

  • How the existing material will be dealt with
  • How they’ll work around occupants
  • What the guarantee covers, and for how long
  • Do they follow the manufacturer’s priming guidance?

Your questions answered

Can you follow the specification on our project?

Yes. The specification and the manufacturer’s installation guidance are what we work to.

What information helps you price floor joint sealing?

Send details through our quote form or by email and tell us what runs on the floor. A fixed quote follows that shows the products and zones.

What if there’s asbestos in the old mastic?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

Can you phase floor joint work around operations?

Usually only the zone we’re working in has to close. Traffic returns to each zone once it has cured, then we move to the next.

How many days will you need on site?

It depends on the scope, but the work normally takes a day or more, depending on the metres of joint and how many zones the floor is split into. For bigger or phased jobs, we will set out a timescale with the quote.

Do you seal on top of existing sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

Should floor joints be filled or sealed?

It depends on the traffic and the movement. Forklift routes generally call for a semi-rigid filler that holds the arrises, while joints that move more take a flexible sealant.
